I am happy with my experience with Investment Realty! All the staff was so friendly, Sarah Baker really was great to work with. She was very understanding and made sure I felt comfortable. Sarah is awesome! I also liked that I could go into the office and get help face to face. I have looked into other places and they weren't as welcoming or they didn't even have an office it was all over the phone. I would recommend Investment to anyone needing help getting into a rental and doesn't have a lot of rental history. They make it easy! Thanks for the great work you guys, we appreciate you!!!!

Review Time!

My lease will be ending soon, and I can confidently say I would never rent from this place again and neither should you!

I moved in back in July 2024 with my dog, and things were fine at first. However, two months into my lease, at the end of September, everything went downhill. I had just received a raise at work and decided to upgrade my vehicle. I was initially approved for financing, but a week later, I was told the approval shouldn’t have gone through due to my lack of credit history at the time. I had to quickly trade it in for another vehicle, and luckily, someone in St. Robert was able to help me out. Since I needed to handle everything as soon as possible, I stayed in a hotel there for two days to get it all sorted.

When I returned to my apartment in Rolla, I found a notice on my door. Apparently, maintenance had entered my unit while I was gone, thinking there was a possible leak affecting the ceiling of the unit below mine. Since I had been away, my dog had gone to the bathroom on the carpet near the door something that wouldn’t have happened if I had been home to take care of him. I had left him with plenty of food and water, so he was fine, but because of this, I was given a three day notice to vacate or face eviction.

I immediately called management to explain the situation, but they flat out told me, ā€œWe don’t care.ā€ I even offered to pay for all damages out of pocket, including completely replacing the flooring near the door, but they refused and insisted I leave. So, to avoid an eviction, I moved out within the three day window. However, I’ve been stuck paying rent on an apartment I haven’t lived in for the past six months and I still have to keep paying until my lease is officially up.

This place is an absolute nightmare to deal with. The management is uncooperative, unfriendly, and seems more interested in freeing up their units and continuing to charge rent than actually try working with their tenants. Even when I lived there, the maintenance team was terrible. When my door lock broke (which was an issue from when I first moved in), it took them two hours to unlock my door, and I was still charged $150 for it.

Would I recommend this place? Absolutely not. Avoid renting here at all costs.

I’m not saying none of this is my fault but I truly tried to come up with solutions to fix the problem and they didn’t even try.

I have worked with Investment Realty for many years. I am not the easiest person to please but they sure know their craft. They have quick response times and if you need anything it’s a call away. I had some accounting questions and was able to resolve all the questions with Vivian. She was great to work with and so responsive. She had to call me multiple times and other vendors to check on bills that I was asking about. Vivian was extremely professional and
when I have an accounting issue I will ask only for Vivian.

This is my second happy experience with Investment Realty. The first was in a single family home more than 10 years ago. I lived there about 4 years. Maintenance issues were few and far between, but were always resolved promptly and properly.

Now, back in the area 10 years later, I have moved into a brand new 4-plex. The kitchen is ā€œfully loadedā€. I love my new place! Minor needed touch ups have been reported to maintenance and I fully expect the same great service I got 10 years ago.

I was in a civil court case with this company for months. Their lawyers ended up calling me to pay out before the first court date. But I wanted to try to reveal how this company treated me and how they might be treating others, as well or worse. So I rejected their first attempt to buy me out outside of court. I deserved my time being mentally abused by their company, and my money back. Judges told me to get a lawyer, but in a civil court case a lawyer is unnecessary . The judge in the first court case interrupted me while I was trying to confess to him, and how they neglected to care about the public safety hazard of the home and the environmental hazards a broken electrical plug in they never fixed either, and it would work off and on. The judge didn’t ask the company’s lawyers any questions, but dismissed the case in the middle of me telling his things. He read my typed statement, but he did not ask much about it or it seemed he didn’t read the entire statement, for how fast he went through it. He dismissed it, so I filed a tour de novo and opened the case back up. They assigned a judge whose wife works for the company, so he couldn’t judge it and it wasted more of my time, causing more mental turmoil. Then the next judge also had an affiliation with the company, so they assigned a STATE judge, a judge NOT from Rolla. Because it seems very serious what’s happening I feel. I have a sister that went through a court case a while ago, a couple years or one year ago, and the court believed her so easily about her statements towards a certain man. But the courts neglected me just as bad as the company, I guess because of those judges being affiliated with the company I was speaking up against. I’m very sorry I spoke up against how I have been treated, I usually am either silent or happy, and actually I’m very funny also, with a timeline to prove it.
In the photos there was a mass amount of work to be done on the house. But it seemed odd the company seemed more adamant on painting the outside like masking what was really going on inside the house. And me, I was trying to encourage them to fix it because it’s against the law to rent out a unit actually with environmental and health hazards. There was basically poop that was never cleaned up and was stuck so deep in the bathtub it turned into mold? I had an agreement with a worker, who told me they would give me a 24 hour notice before coming over for such things like appraisals or other things to schedule if I was available, or I could give them the clear they could go there when I wasn’t there. But I didn’t want them there sometimes if my house was a mess or I needed to prepare before they came over, and sometimes I didn’t have time. I had several jobs and was so overwhelmed. They didn’t want to make appointments to make fixes either it was just them showing up.
I was trespassed on consistently, and when I was getting ready for work at times. I was lucky to have not been in the shower when they would just show up after I said I needed to plan things for them to show up, it’s a standard in renting laws that landlords just don’t show up or the managers. I have videos of one of their employees coming in and me saying no sorry I’m getting ready for work and he aggressively sort of moved around me anyways so I had to call the police and the police said they couldn’t come in also basically. They don’t have a warrant, they can’t come in. I also suffer from PTSD and am medicated for it, and they really spiked that in me and caused a lot of mental distress. I wish they would have put the energy into fixing the unit instead of pestering me and making me feel like I deserve to be neglected, trespassed on, and more tort law accusations as well. I would encourage a company to not manage units that jeopardize your business with the law and state of Missouri. If they called the pest control to get of bugs that were in my cats food, they can call a carpet, electrical business or a bathtub business to clean the poop/mold.

I was so frustrated with all of the maintenance issues I had, but Sarah calmed me down with her kindness and professional Demeanor. Sarah listened to all of the maintenance issues and had everything fixed within two days of talking to her. Sarah provided outstanding customer service that went above and beyond any of my expectations. This five star review goes to Sarah, who is a blessing to investment reality because it takes someone like her to be able to handle someone like me who gets to a crazy level of angry when my toilet backs up and my sinks overflow.
