IPS has been managing my home for a few years now, they found wonderful tenants and helped navigate when one person wanted to leave and another took their place. The house is a little older so they’ve also promptly taken care of requests and gotten quality repairs when needed. I highly recommend them if you’re looking for a property management team, they make it easy!

Spencer and Linda are horrible human beings. By far one of the worst experiences I’ve ever had with a property Management company. I myself have worked in the industry for over 10 years, my husband and I applied for a home and were approved. Management even had us view the home and put together a list of things we would like repaired, once the list was complete we sent it over to management for owner approval and everything was approved. I did feel as if I was used to do the job they should have done for the maintenance repairs punch list. We were even sent a contract and upon us signing, i being in the industry had questions and a few concerns, because we asked these questions and exposed them management decided we were no longer approved! Waste of time and money.

Long post but bare with me! This includes all the good, the bad, everything.

We are approaching one year of renting through IPS and have been vey happy with the quick responses we received.
We did have a hiccup along the way but it wasn't anything IPS did or didn't do. The assigned service tech, Dave, came out to assess the situation and waited for approval- got the approval to fix the issue then ghosted us for 2 months. After waiting 2 months, I sent an email and work order requesting follow up on the issue. The service technician then called us within 10 minutes of email being sent to IPS. (I'm sure it was due to IPS following up with him on that request)
He then told us that he haven't gotten back to us for 2 months because he ordered the wrong part for our work order (which we don't believe at all because he would've/ should've updated us with that information if it was the case- also, he came out the next week after that. We only waited 2 months because it was the holidays and we were trying to give him some grace and be understanding but just got dragged out too long, with no updates from the tech)
He also told us that the landlord is very mad at us for putting in so many work orders and that the landlord is already out $2k out of pocket because of us. He was very, very negative, harsh, and short with us every time he came to the house or updated us through phone calls. I think/hope that IPS will not use him again because we wouldn't want any other tenants to have to go through what we did.. and that really, really hurted the way I initially felt about IPS because really, who you hire is representing on behalf of you.. right? We really thought IPS was behind all this but didn't say anything due to fear of retaliation from the tech or eviction from IPS.

But, with this most recent work order we put in, with a different service technician, Marc Hatwig and company came out.. and that, again changed my experience for the better.
Marc and company came out the same day, literally 10 minutes after I called them regarding my work order. They came back 3 days later with everything to get our issue fixed AND went above and beyond!
They were Sooo so respectful! We have a sign at our door requesting shoes to be taken off or wear shoe covers before entering. With Marc and company, we didn't even have to ask them or give them the choice between shoe covers or remove shoes- they voluntarily took off their shoes outside before entering.

When they finished our work order, I asked if they could check out my shower door upstairs that I have been having issues with since moving in last year that was never addressed or fixed by Dave. I wanted to see what they thought of it and if it's worthy of another work order or what not (because Dave told us we were pissing off the landlord, I have been afraid to seek help through another work order)
Marc & company took a quick look and fixed it on the spot. For once, I felt safe... for once, I didn't feel anxious or hostile from a maintenance / service technician.

They sure did represent IPS well. They definitely restored my trust in the good in human beings, in service technicians, and with IPS.
(I never really felt comfortable sharing with IPS regarding the poor treatment from the previous tech, in fear of having to face him again if he's their only service tech, retaliation, or even eviction. Thank God he isn't their only tech and I hope we will not get him anymore for as long as we are IPS tenants. 🙏)

I really, truly appreciate Marc and company and IPS for their quick responses to our concerns and requests.
Please, learn from my experience and don't allow yourself to be mistreated or belittled by services techs who are supposed to be respectful and professional. Let IPS know. I wish I did let them know sooner.

My husband and I rented a home through IPS in 2018 and we have been very pleased with their management. Ed and Linda were always a text or email away and they were quick to respond to any questions we had. We needed to move in quickly and they very helpful to make that happen.

The IPS online service request system is very easy to use and super efficient! Anytime we had a problem and posted a service request, we received a responses from either Ed or Linda the next morning, or within an hour or two for an urgent issue.

For personal reasons (which had nothing to do with IPS), we needed to exit from our 1 year lease two months early and were concerned about that process. However, Linda and Ed were very helpful and cooperative every step of the way. They did their best to accommodate our needs while also seeing to the requirements of the home owner.

Overall, we were very happy with the service IPS provided during our rental with them and would happily recommend them to anyone looking for a rental property.

My wife and I rented our first house through IPS while we began to get our finances ready to buy a house. We did not know what to expect going into renting but we had a great experience with IPS and the owner of the house. If you are responsible and paying your rent on time you won’t have any problems. They also do a great job regarding maintenance request. We had only had two service request over the four years that we rented through IPS. Linda and Ed were great to work with and I would highly recommended going through IPS for renting a home.

This company has made renting a home very easy. From the initial process of applying for the rental property to any issues that arose, IPS was very responsive and attentive. There were issues with the sprinklers at our rental property and as soon as we created a work order the process started to get this resolved quickly. I appreciated that they have a streamlined online portal to pay your bill, create any work orders, and see any pertinent information pertaining to the property. I also appreciated the great customer service they provided. It was very easy to text the phone number and hear back promptly. when trying to communicate with IPS.
