Very reasonable rental agency. They are in my opinion the best here in Redding. They're not going to price gauge you. Their rentals are all well priced.

Absolutely the worst management I have ever had to deal with. I have to do 95% of the grounds maintenance around my tri-plex otherwise the grass would be 2 ft. tall and a fire hazard. AC went out almost 2 months ago and they sent someone over to "fix" it. He said he did not have the parts to fix it. My thermostat only goes to 99, and it was tapping out on me. So, no cooling during the summer, winter will be soon, so no heat for the winter. And the kicker is, my rent here has been raised the maximum allowed under CA law for the last two years in a row, more than our gross income has gone up.

I am writing this review with a fake email so that I do not have to endure further poor treatment from this absolutely awful and atrocious management company. I wish that I could give negative stars. Negative five stars would be my honest review. You should know that I have had to live in the most wretched conditions that I wouldn't wish upon my worst enemy, and yet they turn a blind eye to it. Catherine runs the main office and she is quite literally the worst person I have ever met in my life. I do not say this lightly, as I literally like everyone. I have never been so disrespected by someone ever in my life and this has happened on multiple occasions. Shouldn't a property manager be warm, welcoming, understanding, and at least have some customer service and conflict resolution skills. She lacks all of these qualities. She should be removed from her position as soon as possible. She will talk down to you and make you sound stupid. She will tell you that she will resolve an issue and then say that she never said that. It is the most frustrating situation I have ever been in. This isn't my only miserable experience with this company, as there are almost too many to count. It's sad that I can't even describe my exact experience in this review as I am scared that we would be completely ignored/neglected by the company altogether. They have refused to resolve a SIGNIFICANT issue that has caused me and each roommate to live under indescribable discomfort. I would describe my current living conditions as abysmal, miserable, godawful, unbearable, and wretched. This has been going on for months, with no solution. Listen to the other one star reviews and AVOID this management company at all COSTS!!!!!

One of the worst management companies I have gone through. Literally so hard to get a hold of them. Don’t even attempt to email because you won’t hear back. I’ve been hung up on when I was on the phone with them and never received a call back. Called back twice with no response? Trying to get a maintenance request done in a reasonable amount of time is nearly impossible. They are all probably great people in the office but they seriously need to hire more people. COMMUNICATION IS KEY.

Friendly service, reasonable rent, excellent security deposit system. I only deducted a star due to the application fees being a tad high and non refundable if you aren’t approved (application fees aren’t, you will get your holding deposit back if you aren’t though)

Just started renting from these folks and so far (other than the initial application fees) I have nothing but good things to say. There’s always someone available (during business hours, haven’t tried the after hours number yet though)

I see many of these one stars and it’s pretty unfair to rate a company based on if one gets approved or not.

Tried renting property from them, landlord stole $200 from me and $40 from my applicant. DIDNT explain or offer any options for my roommate getting denied while rest of group was approved, then stated we don’t make enough after approving us. When you call either don’t answer or have no answer to your questions. DO NOT RENT. Stole over $200 even when you sign contract saying if denied you will get your money back.
