These people are incompetent and should not be allowed to own or maintain properties. I am currently living in one of their units at Suburban in Oak Harbor Washington. They are slum lords who have ignored two years of maintenance requests to the point that the place that I'm living is not suitable for my child and I. I have had to do my own repairs that they refuse to credit me for because they have an under the table, just got on the books a few months ago to try and cover their illegal activities, uncertified handy man that doesnt know proper procedures. I just had his brother (who is probably also working under the table) open the siding because the base is raising off of the siding and there was 19 years of garbage bags underneath, for the past 3 years I've lived here causing health and safty hazards to us. I have had to file complaints with the AG of Washington, the tenants union, and have had to retain an attorney. My name is Matthew Manion and I will make it my personal responsibility to make sure they are held responsible and that there are consequences for their gross negligence by each and everyone of their tenants. Everyone who has had similar situations needs to file with their AG, report them to the tenant union, and get an attorney to file lawsuits for:

Wrongful eviction
If your landlord is trying to evict you without a proper court order, you can sue them in small claims court. Landlords can only evict tenants for valid reasons, such as nonpayment of rent or damage to the property, and they must follow the proper legal eviction process.

Retaliation
If your landlord raises your rent or gives you an eviction notice within 90 days of taking legal action against them, it could be considered retaliation and illegal.

Housing discrimination
Landlords are prohibited from discriminating against tenants based on race, color, national origin, religion, sex, familial status, or disability.

Injuries
If you are injured on the premises, your landlord may be liable if they were aware of a safety hazard and failed to fix it or warn you.

Uninhabitable property
If you can't live in the property due to health or safety risks, you may be able to sue your landlord.

Security deposit
If your landlord doesn't follow the security deposit laws in your area, you may be able to sue them.

Breach of quiet enjoyment
If your landlord breaches their obligation to provide quiet enjoyment, you may be able to sue them for damages.

Breach of warranty of habitability
If your landlord breaches the warranty of habitability, you may be able to sue for a rent reduction.

Review for Wiseman’s RV Park: note JCR owns many RV properties in CA & OR.

A good place to live on a budget & it’s safe to keep chairs & small BBQ on your own space. It’s kind of dirty (VERY dusty at end of park) as the bathrooms are rarely cleaned but rent is cheap. Also, not the same rules for everyone & a 30 day notice is required to get your deposit back.

Most crooked rental agency in Humboldt County. They will take your money and still try to get you evicted. Never renting through them again.

Their employees have terrible attitudes and they have zero qualms about taking advantage of local families when they see an opportunity.

Wow I would vote no stars if I could. Ive been recently forced into homelessness. I'm trying to work through it and move on. I've spent all I had buying a trailer and need somewhere to put it. I live in a tent right now and it's getting cold. The seller pressures me to get it moved, the movers pressure me for a moving date,all while I get annoyingly ignored by Jacoby. They had me proccessed last week and all was fine, they wouldn't move forward until I met the on site mgr, who wasn't returning my calls and was never there when I went. So it started to get to me. And since some of that showed in an email that life got to me, they NOW decide not to rent to me. I finally met the mgr, got everything arranged, and they back out on me. I'm sorry, but can they do that? I showed I was human and under stress so they decide I don't deserve a place to live. Wow!

Descent experience so far. Nice helpful folk who work with people. I would give more stars but didn't really like paying 20$ for a laundry key replacement. My only complaint so far.

Jacoby Creek has always been good to me; whether I need something fixed to when I need a few more days to get the rent in. Very flexible and makes renting very easy!

Called to inquire about viewings on a place where the employee answering the phone was unenthusiastic and had an attitude the entire phone call. I will never be inquiring about another place with them as long as this is the type of customer service they give. If I could give 0 stars, I would!
