Avoid at all costs!!

We had a leaking utility closet for 6 months, we fought back and forth with management about getting it taken care of asap as maintenance had gone quiet and couldn’t seem to get the problem fixed. We couldn’t get a call back so I had to go to the physical office to get an answer.

Fast forward a two months, the leak was finally fixed but at that point we had wet carpet and drywall for an extended duration. It was noted by us that we wanted the carpet and drywall replaced to ensure no mold spread or any future issues arose. The carpet was replaced after begging for it and they promised the drywall would be replaced. Another month goes by and no word. We found mold in our closet of the bedroom and they told us they would have it professionally remedied. Another two weeks go by of silence while we have a trash bag covering the mold so it doesn’t spread, notice a pattern yet? After calling the owner himself again, they claimed that they never said they would replace the drywall, funny thing is we had photos of messages and voicemails of them saying they would. We were told they would no longer talk to us after we stated we would call an inspector. After leaving abruptly due to unsafe living conditions due to their negligence, they had nothing to say. THEY DO NOT CARE AND WILL NOT MAINTAIN A SAFE LIVING ENVIORNMENT, RENT FROM LITERALLY ANYONE ELSE!!! It’s just lies after lies to keep you around so they don’t have vacant units, the issues will never get resolved and as much as they assure you they care, those words are never and will never be reciprocated with actions. If you choose JD, good luck.

VERY LOW QUALITY vs. PRICE

Apartments are very poorly managed.
This place is left unattended for months and the tenants do whatever they want,
Garbage area always looks like a landfill
Regular dog piss and throw up in elevators
Dog poop on outside common area floor.
Hallways are alway dirty these issues stay like this and property management NEVER ADDRESSES THEM, even when told about it.
I viewed and leased a unit while property was still under construction and told The property would have bike fixing stations, pet washing station, and bike racks.
No bike fixing stations or pet washing station have been put in. Bike racks are behind other tenants parking spots in parking garage.Assigned parking BUT They do not assign you a bike rack, your parking spot is different from your bike spot. So when you do want to use your bike one has to maneuver the bike from behind parked cars, as the bike racks are behind parked cars.
I rent the largest unit in building and unit is assigned with one of the worst parking spots in parking garage with no bike rack.
Maintenance team lacks experience and accountability! They are very pushy on trying to make you allow them access alone. Repair solutions include oil, glue, or removing a needed part in order to fix another problem.
I have 3 maintenance request never resolved.
1. No response so I ordered and installed part, 2. Another issues they refuse to fix and continue to use bandaid fixes. Common area repairs that cannot be completed same day are left with building supplies and tools left out in walkways to garage, sometimes for as long as a month.
Property manager will not respond to phone calls despite being left several messages.
SLUM LORDS, Rent elsewhere this management company simply doesn’t care!

Do NOT rent here. This morning we went to leave our unit and the sidewalk is a complete sheet of ice. Fell and not to good either. Contacted the property manager. Instead of help, they offered a lecture on where to take myself and spouse if there were actually injuries, and then had the audacity to say?"What do you want us to do about it? Well, we want you to fix this and actually act like you care. Well we had to contact the housing authority with a complaint as the property managers/company does NOT care what so ever. Happy to take that money and raise rent, but not happy to care for their own property.

It's fine. Hit or miss in responsiveness at times. Weird priorities, they decided to buy a Big Metal Pink Flamingo instead of more washers for an apartment complex that desperately needs working washers. Other than that, good overall. Clean and nice apartments.

I'm unsure as why it won't let me respond directly to the management/owners message here.

To answer their question, I'm in the Woodland Reserve block of apartments on bluff street. One washer barely works, its unbalanced on the ground and walks across the vasement as it spins (leading to unrung clothes). The two washers are also different sizes. Then one dryer is way better than the other and runs twice as long and twice as hot. It's just a mess. They keep getting repaired, but it's too much to support all these units. Much rather have additional sets of washers and driers than a pink metal flamingo out front (though it is very cute).

Update, April 2025: washer/dryer still barely works. They replaced the carpet and tiled the bottom floor, but the washer and dryer situation is still hit or miss. Washer only runs half a cycle, leaving clothes unsound (even with small loads), the washer walks/waddles out into the middle of area becuase the floor isn't flat, and the dryer still leave things damp after a full cycle.
Their priorities are still weird.

If you want a run down apartment with management that doesn't have a clue, rent with them. They claim 60 days to fix something is OK. They do not provide screens (which are a requirement for Madison) or the screens are destroyed. I have found multiple reviews with this same problem. They leave the apartments looking like trash and expect you to clean them. When you call them on it, they claim it was cleaned, promise you receipts to prove it but never provide them. When you tell them you are calling the city, they decide to not renew your lease out of spite, AND not tell you they are not renewing the lease. Their property managers do not have the experience to be property managers. They are an "INTERN" for 10 months and then poof, property manager. They send people to fix your problems and break other things in the process. I can go on and on but why. Here are a bunch of pictures from move in. Could not attach them all but this gives you a good idea. it took four people three days to clean the said "clean" apartment.

Oh, and when you file a complaint retaliation complaint with the city and go through mediation, all they want you to do is sign an NDA so you can not tell others about your horrible experience with them.

This is just the start of my anti-JDM journey. More to come.

Been living here for the past 6 months and my god am i a happy tenant. The property is super clean, other neighbors are respectful and very thoughtful towards one another and not to forget them location is very stellar. Management is very attentive to the building and especially the tenants. Keeps up with the landscaping and rent is VERY reasonable. I am very blessed to say the least and looking forward to living here for the next few years. 10 stars in my book!

Management is friendly, approachable, and reasonable. The living space is put together well and finished appropriately with good quality (newly renovated). My only complaint is around maintenance and communication. I included explicit details/requests around maintenance visits and they completely ignored my asks on more than 1 occasion. (Things like I would like to be present when they are in the apartment.) They also contacted the old tenant instead of me when they needed to come in without our request. They tracked mud into the apartment and left strange things behind without explanation. They get the work done every time but professionalism is lacking.

Don’t rent here. They refuse to fix their washers and dryers despite numerous requests. The machine always manages to take our money though. Funny how that works 😃
