I had the good fortune of working with Judy professionally back in 2008 when she organized a biotech/pharmaceutical conference that I was speaking at in Philadelphia, and even as a conference organizer her skills were impressive. Luckily she came to the Bay Area and it was natural for me to ask for her guidance to help me find a new home. She educated me on the process and taught me things I wasn't aware of to look for, and didn't sugarcoat things that I needed to know. She also referred me to a great mortgage loan officer. There are many realtors to choose from. After hours of mind-numbing research good luck intervened on my behalf and I and choose Judy Sin.

Initially I engaged Judy to help me buy a house. For each house of specific interest, Judy promptly obtained disclosures and put together a comprehensive package of meaningful data on the target properties and comparables. This information helped me to better understand the market and make more informed decisions. Ultimately, I bought a house in a different area (sorry Judy) but I was so impressed with Judy’s competence and diligence that I asked her to sell my house, which was a bit outside of her normal area. She agreed to do so, and came up with an effective marketing plan that attracted much more attention to my listing than I had anticipated. She culled-out the tire-kickers and identified several buyers who were sincerely interested and qualified financially, and negotiated effectively. After I accepted one buyer's offer, Judy stayed on top of the details making certain that everything was completed in a timely manner and nothing got by us. The sale closed on schedule, and all parties were happy with the transaction

Judy is definitely the most efficient person I have ever worked with. We first met on 4/1 to show the house I want to sell and it was on market for showing within a week and the listing was pending in another week. The whole process would not be as straightforward and smooth for both parties without her and her team's effort.

One thing worth mentioning is how she and the team worked diligently when we ran into a minor incident during closing. The new HOA management company, which came on board on 05/01, failed to provide clear answers to lender's HOA questionnaire. This has been causing issues with with funding and a non-trivial delay in closing. During this time, both Judy and her team have worked non-stop to resolve the problems. It had been a stressful time for all of us and I feel very lucky to have such a responsible and reliable person working with me.

For instance, she helped us select a home warranty based on the experience and feedback of her clients and even arranged a free rekeying service. These small things take a lot of the burden and stress of buying a home off the buyer. She really is a full-service broker. Highly recommended.
