Overall 4 stars for the Ranch location, the one story neighborhood and all the parks with another big park coming in 2025. I believe the Four Seasons is actually the 55 + community only, but there are multiple communities in this neighborhood with different construction styles.

I had minor concerns with the construction (e.g. footprints all over the walls and ceiling in the garage!) but most of them were addressed promptly with great service by the builder.

The prior reviewer gave a negative comment in part because of the HOA. I HATE HOAs messing with me and nitpicking every little detail, but submitting a request for a new HOA to approve backyard landscaping sounds like a self-inflicted hassle. The HOA rules for architectural approval clearly state that review is not required for items not visible below the fence line.

Think this through a bit, people. Are you going to need HOA approval every single time you put or move a pot or paver stone in your BACKYARD? That makes no sense. Ain't nobody got time for that. Of course, if you are going to pave over or put some hideous landscaping in the FRONTYARD, you better get HOA approval first.

I love the style of the house, but the one star is for service when you need something fixed for the house due to a warranty issue. I moved from Elk Grove to Rancho Cordova because it has less traffic as of right now and the school district is still Elk Grove. At first I loved everything about this community, until I started to have HOA issues and house issues needing to go through warranty and trouble with all the 3rd party contractors that KHov uses. Biggest issue with my house, I had water leaking from behind my shower walls. Yes, both walls. At first I was told it’s my fault from the shower water coming out so they just changed my baseboards because it was yellow and getting inflated, that is how I noticed it was water damage from the wall. Then they said to se if it happens again then they will do more. A couple months later it happens again. Then they finally use a gun that detects water behind walls and behold, there water behind my walls. They had to hire a company for remediation, another company for tiles, another company for the dry wall and another company for the shower break down and had to order new glass and metal trims because it won’t fit the pan that’s the original pan that I didn’t get new, and left the glass sitting slanted in my wall for 3.5 months. It took 3.5 months to get this fixed, over ten appointments and they still needed to come back because my door was not done right and swing out all way and the glass would hit my closet door frame. Luckily it didn’t break into a million pieces. Well an appointment is made and they never showed up. Countless hours of time off to get this done because the builders hired incompetent 3rd party vendors to do the job right the first time with no consequences of course. And the employees that work for the builders that comes to check out the issues and makes appointments for us, no call backs after they tell me they would call me back to tell me if they are on the way. They do four hour windows for service. The first person I had was very communicative, second and third just go ghost on me and don’t respond back or take forever to respond back.

HOA, $40 a month for now. Board members have just been appointed in the neighborhood. I was told they are going around harassing people already. People move in and within a week, they are doing their concrete in the backyard and steps for the front yard. I’ve been here for over a year and a half and I submit my paperwork and it takes over 3 months to get a response back, my neighbor said that his has been 8 months and we are denied for not having enough information.

In this community they built 5 different communities, they are all different. The Ranch is all one story homes. There’s another four communities where one is like town homes to backyard with a little skinny side yard with weeds all over their front yard, oil leaks on the street from cars parked out- obvious rental community, to bigger types of the same homes with balconies and the same issues and then regular two story home communities and so on. Each community feels different attracting different types of income and family types. I wish I knew and moved to a builder where it was just all regular homes and not different community homes built all next to each other. It would have cost me more but it would have been worth it.
