In the few instances, we've had issues—just two since moving in, which says a lot about the quality of our home—our air conditioner went out, and our water heater needed attention. Each time, they were on it IMMEDIATELY. Within a day, both issues were resolved, and we were back to enjoying our home without any hassle. They gave me 3% annual increases with only 30 days notice and with no official warning. They just sent me the new lease and told me to sign it.

I’ve never lived in an apartment that does regular increases and they never told me or warned me when we signed the original paperwork and there was nothing in the original paperwork warning that it was going to happen. They just added it to the new lease with 30 days notice and told me to sign it or move out.

The service team is outstanding and gets repairs done right away, but Derek is an absolute un empathetic piece of it. These guys partner with the Property owners to use subversive techniques to extract every possible dollar out of the tenants. Stay away from anybody that use appfolio.
