I started off with KPS about 6 or 7 years ago. At the start of my experience it was pretty decent. You could talk to someone in the office almost any day, calls were answered, any maintenance requests called about and followed up with either repairs scheduled or solutions provided. Then they did away with a front desk person, but calls would be readily dealt with. Then that stopped and you were considered lucky to even get a call back within a week other than emergency reasons. Then that went downhill even further... BOTH the regular phone line AND emergency line had FILLED voicemails... you couldn't even tell anyone if water was leaking or something had been broken. Eventually you'd have to use other department lines like for bookkeeping to even reach another person, and they only have a bookkeeper part time and every time it seemed to be someone new! Trying to reach them became impossible even by note. Last note I left them was to try to get my old crank window handles fixed since they fell off in hand therefore will not open anymore and they ignored it!!! No call or anything about it. Next thing I know I get a guy knocking on my door saying where I rent is under NEW property management. KPS couldn't even be bothered to tell us they were no longer the property management and that we would need to direct anything to this new place, which makes me feel bad for those who paid rent early. KPS started to move to commercial property a few years ago and started to not care about their residential properties THAT THEY WERE HIRED TO HELP WITH. LITERALLY their ONLY duty was to be the line between landlords and renters and they couldn't be bothered to properly do this ONE task correctly. The whole experience has steadily gone downhill all around. I'm a bit happy to take a chance with a new property management team. KPS also couldn't be bothered to give the current residents files to the new management either. If this is what they let happen over the last couple years I'd steer clear of them for anything.

Run as fast as you can! This company is the worst I have ever worked with. We were renters in an apartment they own. The place could be falling apart around you and they would never know because they REFUSE to return phone calls or Email. Once they do its 2 months later after repeated attempts to reach someone. Also if you have a phone conversation make sure you get any agreement in writing because they will not honor a verbal conversation stating "we don't have any record of that" my mother is on a very limited disability income. She was a good quiet resident and we always paid rent every month even through all the covid stuff yet they won't give her her deposit back.

This was the worst experience of my entire life. Karla is the RUDEST human being. She had a worker that helped us when we had a TERRIBLE black mold problem and that worker couldn't even take her rudeness. We had a black mold problem in our apartment from a serious moisture problem that we had no control over. We contacted them and they didn't offer to move us until I offered to sue them. Which was weeks later. We lost over 2,000 worth of items in our house due to the black mold that grew on our stuff. My husband and I were sick and still have breathing problems. They refuse to pay for our stuff because we didn't have renters insurance but obviously KARLA doesn't know that renters insurance doesn't cover damage done by THE PROPERTY. I will file a law suit against them and hopefully save everyone else from being screwed by these hateful thieves.

KPS are the biggest crooks. They say they have 24 emergency number which is the same as their office number. They don't call you back. The first appt we lived in for 2 weeks only. The place was so dirty it was gross. The last place was good until it down poured with rain and flooded the apt. Plus the one bedroom had a leak. They gave us our rent and deposit back after we moved. it took almost a month to get them to take our names off the utilities. What a joke. After all Karla states she has a PHD in toxicology.

I wish I could give a negative star. This place is horrible. They've flooded my apartment twice from the laundry room that was next to my apartment from leaving the wash sink on to prevent freezing although they've received multiple reports from other tenants and myself to repair before the first time it happened. The second time it happened I was out of state for Christmas with family and ok Christmas Eve I got a phone call from a friend saying my apartment was flooded with an inch of water which ruined most of my belongings. I had to wait until after Christmas due to not being able to get ahold of anyone on the service line. So there was mold everywhere. I had eventually tracked Karla the owner down and told her I need this fixed and she had blamed me for going out of town and not contacting them about it. I eventually got them to send someone out to help with repairs. There were fans in my apartment that had to be run 24/hrs a day for 12 days. Karla then tried to stick me with the bill saying if they knew I was out of town then they would be responsible and also saying that I smoked weed with her employees so she needed me to do a drug test (which I denied). I paid my rent and got an eviction notice from the flooding. I did my best to clean the apartment aside from the flood damage (which I have pictures of).
I would never recommend anyone going to this place as they have no regard for my children's health.

This review is from new renters. We've had horrible experiences in the past with trust and transparency when it comes to rental management companies. We had read some good and some bad reviews before applying for our rental. When we were first shown the house by a lovely lady named Michelle showed us the house. She was very personable, helpful and passionate about her position. After seeing the home and building a relationship with Michelle we decided to move forward. Due to a series of unfortunate events Michelle had to be absent for our sit down and lease signing - we were understanding of this and expected whomever we sat down with would be as personable, helpful and passionate as Michelle. We were wrong. The person we sat down with, whom we do not even remember the name of, was constantly interrupting us and clearly not listening to what we were saying. Nor was she able to give us any straight answers to any of the questions we were asking. In fact, this person asked us the same question multiple times and forced us to repeat ourselves, more than reasonably necessary. If I was only rating our experience with Michelle this rating would be a solid 5 stars, as it's been the best experience we've had with renting thus far. If you go through KPS for a rental, I would advise you to request Michelle for your showing and signing. Because of our experience with the person we first sat down to sign with, we up and left and seriously contemplated continuing with KPS. After Michelle heard about our experience she made an appointment the next morning to meet with us and resume the process. If it wasn't for Michelle, I'd be rating KPS 1 star. That being said we only experienced two separate people, Michelle being one of them. So our rating is only based on the average of our two completely different experiences.

KPS Property Management did nothing but lie to us from day one. We were looking at a home in Loon Lake, WA and KPS owners, also owned the home. It was in total disrepair when we looked at it, we were promised new carpet, all new windows and other needed repairs. We asked it if we could start moving items into one of the secured garages on the 15th of Sept and pay prorated rent. Richard Kaley, the owner of the home promised all repairs will be done and carpet in. Then we were notified by Karla Kaley the carpet would not be arriving until the 23rd of Sept. Again, dates were changed again. We visited the home once and the carpet wasn't in, and the windows were not finished. The garage where we were to be storing our items, was not ready. We were told by Richard that propane heat and washer dryer were included in the agreement to rent. My husband went up the Wed before our move in date and the carpet was almost done. But we had not received the rental agreement so we could take time to review it. After numerous emails, texts and phone calls, we finally got a copy of the agreement, 9 pm the night before our final walk through, sign and walk through. Everything we were told verbally was changed in the contract. Our one year lease had changed to a 9 month lease with the house going on the market in June of 2018. The propane heat was changed to electric baseboard and propane was a luxury and they were not going to totally fill the 500 gallon propane tank. There are two propane fireplace inserts and Richard told us that those fireplaces heated the entire home. If you have a 500 gallon propane tank on the property, how can that be a luxury? t We headed up to the home on the home on Sept 22, 2017 to sign the paperwork and discuss the lease. At that point, we had given notice at our home in Coeur d Alene, ID and we had to move. When we got to Deer Park, WA, which is about 15 minutes from the home in Loon Lake, my husband received an email, withdrawing their offer to rent to us. Karla accused us of bullying her and harassing her. Well when you have to send numerous emails to get any response, we don't consider that harassing. In her email, she said they would refund our $1000 holding deposit and the $40 background deposit. My husband replied to her email that we would be at their office to pick up the check. There was no response. So 10 minutes later he sent another message. Again, no response. At that point he was messaging Karla repeatedly for a response. She finally responded and stated if we showed up at her office her staff would not be able to give us the check. Again my husband responded we would be there at a specific time to get our money. Her response was if we showed up, her "staff" are to call the police. We were instructed to be at her office on Monday morning at 10 am. We honestly doubt she will be there to give us the check. We are prepared to have a local TV station notified of our situation. At this point we still don't have a place to move to. We have notified our current property management company of our situation. From reports we read on the Better Business Bureau site we are not the only ones that complain. I've seen YouTube videos where former tenants are making videos of their apartments, because KPS no shows for walk through's at move outs. Run, don't walk away from KPS Property management.

I rented a two bedroom apartment from kps. My unit was new remodeled had new lamanet flooring and carpet. However there were soft spots all over in the floor and the stove that was in the apartment was probably older than my grandmother and was a piece of junk. Any time I needed to get in contact with them they would never pick up the phone and if I left a message I would be lucky to get a call back in a week. I would not recommend them.
