I've only been living in this community for a short time, but from the very first moment, they have made me feel at home. I first met Valèria and Omar, who took care of me from day one, providing me with all the information I needed before moving in. Shortly after, I met a neighbor who, seeing me searching for parking, kindly offered me her spot for my first night. It may seem insignificant, but it made me understand the sense of community in this place. The utilities are very good and of high quality, and the maintenance team is available 24/7 to assist with any issues. However, I want to emphasize the energy of the place and the human quality of its residents. I believe this wouldn’t be possible without leadership like Shanon's. She has been someone who listens to my needs and provides solutions. To me, more than the apartments or utilities, the added value of this place is the human quality of the team that takes care of it.

I received wonderful service and assistance through the process with housing. The staff was very considerate, consistent, prompt & professional in getting everything situated for me. I had been homeless for 3 months with a disabled daughter and it has been extremely tough. Omar was extremely supportive and did everything he could to get me moved in as soon as possible. WARNING for Prospective Renters and Current Renters: Hidden Water Charges

Do not move here. This complex illegally charges tenants for water usage that includes the entire property—covering common areas like landscaping, the laundry room, and the office—without properly disclosing it in the lease. My monthly water bill exceeds $200, while in other places, you’d pay a fraction of that.

They also charge for amenities like the laundry room while still making tenants pay for the water used in these areas. According to the Santa Clara County Housing Board, this practice is illegal.

While the rent may seem lower than other properties, your utility costs will be significantly higher. Instead of paying for only your own water usage, you are unfairly covering the entire complex’s water consumption. This is done through a system called RUBS, but failing to specify the inclusion of common areas in the lease is against the law.

Current Renters: Contact the housing authority. They are investigating whether leases exclude common areas from water charges. If your lease does not explicitly state these charges, the complex is illegally passing its own water costs onto tenants.

I will say the customer service at this place is amazeballs!!! I was relocating from another state and my application process happened within 48 hours. Excellent coffee, beautiful pool, extremely luxurious apartments, beautiful fixtures and well kept grounds. Omar the assistant manager was incredibly helpful. If you last minute things had to be changed and Omar and the manager were phenomenal. And I will say the fact that they'll do an accent wall is awesome sauce and the fact that they offer you a 30-day money-back guarantee is holy cow I've never even heard of that!!! That is how much they want you to be happy. I can't wait to move in and see my new home.

First time visiting at La Valencia to view the apartment today 8/17/24. Omar, the leasing agent is a very pleasant and very helpful during my 1st visit. He toured me around the unit and all the facilities. He was able to answered all the questions me and my wife asked about the apartment. Definitely i had a great experienced! and now my wife and I decided to apply for a unit apartment.

I am a resident who lives near this apartment community. Parking is terrible. Residents have to park several blocks over from the complex as they do not monitor their resident's vehicles. I have spoken to residents who park on our street and they have said the management doesn't care. I have reached out to management and they said, "there is nothing we can do." Well, there is. If you have a permit parking process, you can have someone monitor your parking lot and make sure others are not parking in resident's spaces. The neighborhood would appreciate the owners and management of Valencia to get this mess handled.

Cockroaches in the apartment, inside the walls, coming out the electrical sockets, dead under the fresh coat of paint. clearly there is a pest issue not being addressed by the staff.
Oh and the staff, Jack the maintenance supervisor, unhelpful and rude. Omar in the leasing office, knows how to make you feel less than human.
Only giving 1 star because I have to if I want to post this review. 0/10 experience - highly recommend you stay clear of this property if you want an enjoyable living place.
