I lived at Lakefront, and it was a very pleasant experience. I cannot say enough good things about Genesis and Rudy, as they were both very caring, thoughtful and kind. They always took care of me and my family during our time there, and always showed genuine concern for our personal welfare as well. This staff along with the quiet community and family environment makes Lakefront a place you can be proud to call home.

Absolutely love living here mainly due to Genesis! She is very kind & patient & made our move in process so very smooth. It is obvious these are older apartments & issues may arise here & there but even if they're short staffed they make sure to communicate that so we're all aware.
Not to mention the little lake with all the ducks is an added plus !

I lived here in 2020 for 6 months the apartment was infested with roaches absolutely disgusting and when we spoke to the property manager named Alex barely anything was done about it and our apartment continued to have roaches. There’s not even flooring under the oven! It was just concrete. I moved to a different state and I studied and became a property manager so that people would not go through the same awful experience I went through while living at Lakefront Villas.

I moved to this complex about three years ago. I continued to have issues throughout the entire time. Maintenance would do patch work instead of fixing issues. The complex is very old and has electrical issues often. My power went out almost every time it was heavy rain. My a/c broke in the summer and it took them over a month to fix it. I had a window unit for several weeks.
Safety is not the number one concern either. We have had several breaking December 2023 to February 2024. Homeless people were living in an apartment right next to me for a month until the police could get them out. The front office stated it was not a severe enough situation to add in more security (like night patrol or add boards to the windows)
The front office also often cancelled safety meetings. I had to call the chief of patrol in Richardson to request extra help during the night time to deal with the homeless. The front office never returned the chief of patrols calls or mine.

The corporate office is unresponsive to complaints. I have emailed and called several times. The manager Genesis and regional manager Cesar refused to provide me an itemized move out statement and are claiming I did not return keys and charging me for incorrect things so I am without a Deposit return. DO NOT MOVE HERE.

The management here is amazing, you can tell she cares about her residents. Her name is Genesis and she is so professional and kind! The maintenance team is so caring and attentive to detail. Thank you Rudy for always being available and keeping this apartment complex running.

DO NOT MOVE HERE!!!!!! The management changes every few months, and so do the people. You see people moving in and out of here like crazy because it is horrible! And I can list plenty of reasons why. 1. The rent keeps going up and for no reason, because they don’t keep up with any maintenance. My walls and floors have been damaged multiple times by water and it was never taken care of and of course because they can’t keep up with it because of how many managers they change out. 2. They make you jump through hoops to pay rent, on my contract it states we have till the third to pay rent but through their new online portal it redirects you to another third party system where if you make the payment on the 3rd of the month you get a late fee because it takes them a day to process it. Which should be illegal because how is it the residents fault that it takes a third party a day to process. My contract clearly states I have till the third. But of course they’ll find a loophole for that. 3. They also make you jump through hoops to register your cars, my car just got towed even though it’s on the lease but they don’t count it because I had to go online and register it through another third party which they’ve never done in the 5 years I’ve been here, they just decided to implement it. And what a coincidence that they tow it the month I pay my rent late. I feel bad for the elderly that are not tech savvy. People are struggling these days and these apartments are just trying to make up for the profits they’re losing from how many people move out. Oh! They also charge $4 to register a guest vehicle through a third party. They charge $40 for a reserved parking spot when it used to be $20. My car has been broken into. Packages get stolen all the time. There’s rats in the patios. The AC is always going out and they take forever to fix it, they close tickets and say it’s because they’re working on the issue, don’t fall for that it’s because legally they have 3 days to resolve a maintenance issue but they can’t keep up with it because again their maintenance men always leave. There’s homeless people in the laundry mat just sleeping there. There’s roaches. And for a company to be greedy in this area, where my newborn has to hear police sirens every night and four people were murdered in the parking lot of the apartments across the street is crazy. I’ve had 2 friends and a family member move here from my recommendation (because it didn’t use to be like this) and they couldn’t wait till their lease was up to bolt. Like I said don’t move here, you can find cheaper and safer and better somewhere else. And I can’t wait to move out.

I love my apartment at Lakefront Villas! Char is an amazing manager and made the move-in process as efficient as possible. The application process was very simple and I was able to move in just a couple of days after my first visit. My apartment is cute (and reasonably priced for the location!), there are plenty of families throughout the apartment complex, and the fountain in the lake brings a nice serene vibe when I'm outside sitting on my patio or walking my dog. The crystal clear pool was recently opened and I can't wait to swim in it on a hot summer day!

Char has been absolutely amazing during this process! Long distance moves can be extremely stressful, but she has been very helpful making sure that things were taken care of. I have never worked with another property manager who was so communicative and truly seemed like they loved their job and complex. You can literally hear her positive vibes and smiles through the phone! Super nice! I would definitely recommend this property to others simply just based on that, besides all the other great amenities this complex has to offer! Thank you for going above and beyond and making my experience a Great one!
