It is very disconcerting that this entity did not check to see recent work done on a property, or adjoining properties, that would affect property line markers. If they had done their job thoroughly then Kelly would have realized that Com Ed moved an electrical pole in early 2024, which obviously would affect property line marking. To further exasperate the situation at hand Erin in the office was as rude as she was argumentative. You would be better served having a blind man survey your property than this company.

Kelly didn't check recent work done in the area by Com Ed. They moved the power line from our yard to our neighbors yard in April of 2024. Which obviously skewed the results. I would think it would stand to reason to see if work had recently been done on any adjacent property that could impact property line markers. Or landmarks that are used for property line marking purposes. Amateur hour! Oh and Erin was not nice or helpful in anyway whatsoever.

Update: It has been 3 years since I started working with LSSI. The review below still stands. I use them for all of my properties and have never had a single issue! Wish I could give them 100 stars. Incredible customer service and have never had a problem with accuracy. The only surveyors I trust in IL!

The only place I will ever go for all my surveying needs! They provided me with what I needed faster than I could have hoped, and they were extremely professional. Highly recommend!!

Prior to having our fence installed, we hired Land Surveying Services, Inc. to come mark our property corners. This service cost $350, which we thought was steep, but we wanted the corners professionally marked so there was no question from the neighboring home owners about boundaries when the fence was put up. When the fencing company arrived to install the fence, they called to our attention that the surveyors had mismarked the property corners- by several feet! We went with this company because they had done the plat that we had on file. Had we read their YELP reviews, we would have never had them back out. We weren't surprised to see that others also reported having their properties mismarked. This company is incompetent and unprofessional. I recommend you look elsewhere if you want an accurate land survey done.

I highly recommend this company for any eLOMA needs! So much so I sent their link to my realtor (Barb Bloomfield w/ Keller Williams) should she ever need services like these for her sellers or buyers.

Liz Retzer was amazing! Worked with her via Email for over 2 and a half month to have a eLOMA done for my home. After a long awaited response from FEMA we have our LOMA and can finally move forward with having our flood insurance removed from our mortage! So excited!

eLOMA was $700 for us and our area. I was concerned when I dropped off my cashiers check as Miss. Ross didn’t have a way to provide me with a paid invoice receipt. However, I simply sent an Email with a picture of her hand written note and promptly received a paid invoice from Miss. Koter.

Engineer that physically came out was very pleasant also.

I use LSSI whenever I need survey work performed. They always deliver the surveys sooner than expected so I never have to worry about missing a closing. The customer service is the absolute best, and they make it easy to order!

I called Land Surveying Services to get a new plat of survey done. The person who answered the phone was excellent, I believe her name was Brittany. She was able to squeeze me in their schedule and get the survey done a couple of days later. Thank you for getting it done so fast.

I go to LSs for advice and assistance, often times on short notice or at late hours because they are reliable, knowledgeable professional and prompt. As a real estate attorney myself, I am always pleased when I see LSS's name on a survey that I received. I highly recommend Jean and LSS!
