Great little furnished apartments. My girlfriend and I lived here for a little less than a year while getting settled into Lander and looking for a house. Nick (owner) has been putting a ton of money into updating the units. We happened to end up in a newly update unit and the place has been great. Bri (leasing agent) has been great to work with. Very responsive and flexible to meet our needs. Mark (property manager) is the man! We were on a quick timeline to move in. He got our unit re-modeled in what seemed like a week. Couldn't recommend this place enough for someone wanting to take the leap moving to the area. Location is perfect, parking is easy, and staff couldn't be better to work with.

We spent the summer in Lander we stayed at the Lander Mall Apartments. It was great, amazing location to reach anything in town just walking , Mark was always available to help with anything at the apartment. Very quiet and homey vibes in the apartment itself. I highly recommend this place for short or long term. It is a great spot.

My experience living here was a positive one. The community of tenants is a strong one; my neighbors were kind and quiet and kept mostly to themselves, and the location is so ideal for anyone wanting to become acquainted with downtown Lander. Under new ownership, the maintenance improved and my transition out of the space was very good and fulfilled through excellent communication and accountability. Elements of the Lander Mall Apartments that were previously unfavorable are not so anymore. It is an evolving space with budding potential and changing for the better. I encourage anyone who needs a place to live to consider this location and what it provides; cute, furnished spaces with all utilities paid in a wonderful community.

I had a mixed but largely positive experience living here. Management was very unresponsive to my requests for help and generally had long delays. For instance, my apartment's bathroom did not have a door, and I requested that they install one (I had to put a curtain on). They said they would, but they never ended up putting a door there after I lived there for 4 months. However, the apartments were generally clean and functional, so I can't complain too much. I would live here again.

I honestly don't know how some people are saying they had a good experience here. PLEASE DO NOT SIGN ANY LEASE UNTIL YOU SEE YOUR UNIT IN PERSON. I lived here last summer and literally moved into my car after two months because my car was better than these apartments. It was like living in a dorm room and so incredibly expensive for Lander. I can't speak for every unit because they are all different, but the four that I've been inside are all studios, and they are all advertised as one bedroom. That really annoyed me. And there was so much else wrong I couldn't even begin to explain here. You are better off literally anywhere else.

The manager is a nice person but is totally overworked and overwhelmed. I think he moved on but I can't imagine the person who replaced him being any less stressed out. The owners live in California and seemed nice at first, and it was nice of them to let me off of the lease but overall they are pretty scammy and raised some slumlord flags. I was given a lot of false information about the apartment. When I moved in there was construction materials everywhere, there was no shower or curtain, just a tub. It took two weeks of me pleading to get just a hose for the faucet to rinse my hair. Took about a month for them to finally install a shower curtain. There were no closets in my apartment at all and the sink was stained badly and just the whole kitchen made me feel gross. Bathroom as well. Such a small kitchen the refrigerator couldn't even open all the way and also it broke once and all my food went bad. Would not recommend.

I rented a unit from Jan 28-Nov 15 2021. Being BIPOC, I observed several instances of racism.

PRO:
*3 entrances/exits are locked 24/7 and have CCTV security system
*Furnished

CONS:
*overall theme: poor communication from an absent landlord, Nick First, * property manager, Mark Holman (Mr. H is local to Lander, but only works 20 hours/wk at Lander Mall, as he holds a separate full-time job)
*UNIT NOT READY UPON MOVE-IN DATE! Had to move into a smaller unit for about a month as my unit wasn't ready, then was told to move into my unit even though the paint job in the bathroom was not finished (still not as of Nov 2021)
*bathroom sink leaked over a week
*told no pets yet neighbor had cats, and another neighbor had a boxer that barked frequently
*old building - no central HVAC
*frequent internet outages. When reported to Mr. H, was told "the system has just been updated, there's nothing more I can do." When I called Spectrum, they offered a complimentary appt, and I suggested they call Mr. H. Afterwards, Mr. H left a threatening VM included stating "I don't work for you." On another instance, I called Spectrum who was able to provide proof of the system timeouts. mailed them to Mr. First (as I did not have an email for Mr. Holman). I have had ongoing issues since March, and Mr. First suggested I use my cell phone as a hotspot to prevent further issues. It was not until another tenant, who was white, complained about internet issues, that a 2nd router was installed on our wing in October 2021.
*when locked out during business hours, Mr. H is upset that he has to let residents in.
*thin walls
*no list of inventory (units are furnished) or condition of unit upon move-in
*one set of external stairs has a leak from a rain gutter. When the temps drop, this freezes and it causes a hazard. People have fallen and sustained injuries.
*Mail - small mail such as letters and catalogs are left in a dropbox then Mr. H sorts them. I used Informed Delivery to know what mail to expect. Several times, my mail was delivered to the wrong unit, and sometimes delayed for days if Mr. H was out of town. Packages are left outside an entrance, if a signature is not required
*there are 2 washing machines and 2 dryers for the complex. One of the dryers stopped working in April. It was out of service for 4 months without a replacement. Was still expected to pay a full month’s rent for these 4 mos even though these amenities were promised to me in the lease & weren't avail. When the new machines did arrive, the cost increased with no prior notice. These are coin-operated machines, and with the pandemic, there has been a coin shortage, so it is difficult to find quarters.
*Had handmade welcome sign outside my door; have a corner unit. I was told I needed to remove it from the hallway within a few days. However, my white neighbors had shoes, jack-o-lanterns, boots, suitcases, umbrellas, etc. in the hallway for months without being told they needed to remove their items.
*The property is ~200 years old and above a few businesses, including the Middle Fork Restaurant. Sometimes the scent from the Middle Fork came through the walls/floors, and on one occasion, they were remodeling w/epoxy. I breathed in the vapor for over 24 hours, as I work from home, attend school online. I began to feel unwell. I opened the windows & doors, turned on hall fans to push the air through. I was still unwell, and Mr. Holman told me to keep the doors, fans, and windows shut for safety reasons. “It will stink, but it won’t kill anyone.” He stated that another resident complained about it, who was white.
*AC isn't provided, Mr. First “I think that you will find window fans to be quite effective most of the year in Lander. In the few months with daytime highs over 70, you will want to get it cooled down at night and keep it closed up during the day.” Followed up w/an email about suggestions to curb the toxic AQI from June-Oct and the heat dome. never received a response.

The Lander Mall is a perfect example of creative entrepreneurship at its best! The owner is refurbishing an historic downtown landmark while at the same time providing much needed accommodations for singles and couples at an affordable price. Each unit is unique, right down to the stained glass above the door, and each is designed with functional simplicity in mind. No more dragging around bulky furniture and no pesky utility deposits, the Lander Mall is as close as it gets to hassle free living in a great location. Mark, the Maintenance Supervisor, is a consummate professional. He responds promptly to tenants needs and will go the extra mile to see that those needs are addressed. Management was very accommodating when it came to working around the unique situation caused by COVID-19. Common courtesy and good faith communication are the rule, not the exception. With the Middle Fork Cafe and Gannett Mountain Sports just steps away, anyone wanting to spend a month or a year exploring the Lander area won’t find a better location to serve as home base than the Lander Mall Apartments. Highly recommended!

Persons living here should be cautious. Apartment manager was entering my apartment while I was at work as a traveler. I had to install a security system so I had it on video to get out of my lease. The apartment was very cute, it's sad that there were serious safety concerns.
