I had an absolutely terrible experience living at this apartment complex, and I wouldn’t recommend it to anyone. From the beginning, we were misled by the leasing manager. We were promised new carpet, only to be informed the day before moving in that it hadn’t been replaced. When we arrived, the carpet was so filthy that the bottoms of our feet turned black after walking on it. We had to send physical photos of our feet to the leasing office just to get them to shampoo the carpet again, but even then, the stains remained.

In addition to this, the carbon monoxide detector in our unit had expired in 2013—years before we moved in—posing a serious safety risk. Our heater also broke during the winter, adding to our frustration. To make matters worse, we were given very short notice to remove everything from under our stairs and vacate the parking lot for paving. The lack of consideration for tenants was shocking.

On top of that, we were falsely assured there was plenty of street parking and were given an inaccurate estimate of utility costs. In reality, the utilities—especially water, sewer, and trash—were outrageous. Water and sewer bills were split by the building, not by individual units, and with some units crammed with up to 8 people due to the rising housing costs in Santa Cruz, this was completely unfair. Our utility bills were sky-high, and when we asked about it, we were told we should have read the lease more carefully. One month the trash bill was 160 dollars with no explanation. The management showed zero accountability or willingness to help.

The company operating this complex is corrupt, preying on renters in an already overpriced housing market. Unsurprisingly, we got almost none of our security deposit back after living there for a year, despite taking care of the place. At this point, we had even bet on it happening, and we weren’t wrong. If you’re considering this place, do yourself a favor and look elsewhere.

This Rental property is horrible. The only good staff they have are the caretakers of the property itself. Other then that, their office staff on up through what they consider higher management are completely incompetent and no help at all. They even forged our signatures on some of our lease documents when we moved in. Now we have broken our lease and moved into a nice place. We were told, and filled out paperwork in the office for a pro-rated amount of rent to be paid (third of the total) and was told everything was set. But now they are trying to take out our full months amount on auto pay saying there's nothing they can do. I now need to pay full rent for two properties and their only solution is to add it to what's owed back on our deposit a month later. So Summary, DONT MOVE IN HERE. THEY ARE HORRIBLE. besides all that the apartments are dated and way over priced and they will just hike it up a few hundred more every time you sign another lease.
UPDATE

This place still sucks our deposit was supposed to be given to us three weeks after our move out. It's now been 8 weeks and they won't answer us back. DONT MOVE HERE!

Terrible management company, the only thing they care about is the money in your pockets. They DO NOT obide by fair housing laws and I witnessed this first hand. We lived next to college students who partied constantly and nothing was done about it. They blocked our parking and even after showing pictures and calling the tow company, nothing was done. Florina and Elaine have no costumer service skills and trust me when I say, they DO NOT CARE ABOUT YOU OR YOUR LIVING EXPERIENCE. Find another property to give your money to, this place doesn’t deserve it. They even charges us a $2,400 security deposit after only living there for 6 months that I now have to dispute in court. Living here was the WORST 6 months of my life and if I could take it back I would.

Run run run as fast as you can. These people don’t care.

did a walk through of a different unit. was told the one i was interested in would be ready nov 15th. I filled out the app and was told someone would call me to let me know if i got the place. didnt hear from anyone and 5 days later they charged $500 to my CC. the funny thing is, i was the primary and they sent the receipt and all info to the secondary person. I knew nothing of it until i checked my bank statements. RUN from this place as other people stated. Shady businesses like this only want your money. Let's hope they refund mine.... UPDATE they said it non refundable. i didnt ask for them to hold the apartment. this is how they make their money by robbing people and not even giving the slightest care about it. Jennifer, Florina and Robert were horrible.

I live here currently. The neighbours are very loud at all hours which is only made worse by the poorly insulated windows which even make convos at regular volumes sound like they are happening in my living room. Also, the company that took over ownership is impossible to get a hold of. The original owners forged our initials on some move on paperwork (which is illigal) and the new owners are not dealing with the issue at all. It's also a crappy, run down place for how expensive it is AND they raise rent a ridiculous amount every year. Moving asap.
