My wife and I had to move out of state rather suddenly. Because we had had such a great experience with Kathy and Eric Leimkuhler in the past, we turned to them again for some help. They came through in a major way! The Leimkuhlers put their expertise to work for us: they were able to sell our house very quickly for a price that was significantly higher than what we thought we could get. We trusted them in a crucial moment in our lives, and they knew exactly what they were doing. Kathy and Eric picked the exact right moment to put the house on the market, and as they predicted we had two competing offers within a week of listing. By following their skillful guidance, we got even higher counter-offers and settled on the best one.

During the escrow process, we had a big hiccup that almost derailed the deal; but of course, Kathy and Eric saved the day! The routine inspection revealed that our garage door had not been permitted with the city. Even though the door had been installed decades before we had even bought the house, it was still our responsibility to fix the situation. The city inspector told us we might have to tear out the door and make it into a wall, which would have been absurd. During this whole process, my wife and I were both out of state already. Kathy and Eric did everything to get us through this stressful situation. They met with the city inspector multiple times at our garage; they coordinated with a contractor to show that the door was structurally sound; they prepared documents for the very detailed permitting application. Then, Kathy and Eric even personally went all the way to City Hall and met with the city building permits department and charmed them into approving a permit for our garage door! When Kathy and Eric called me on speaker phone when they were leaving City Hall, I almost wept with gratitude. They had worked a miracle to save the day!

Downsizing-As most families, my sister and I were faced with transitioning our Father into a smaller place that he could manage and his large house in Anaheim Hills was no longer practical. Divorce- Within a year, I was faced with my divorce and had to sell my own house in Anaheim Hills. My divorce was complicated and the personalities involved were not only emotionally charged but almost impossible in my opinion. Kathy was able to maneuver through the gauntlet and take everyone's concerns into consideration. It truly was amazing to see how she again made a difficult home sale seem so easy for everyone involved.
