Hands-down worst experience with housing in Eau Claire, and that's saying something because there are a lot of terrible property managers. The house we lived in had a bat infestation and LSI knew about it from past tenants but never fixed. I found this out because a past tenant's mail was accidentally delivered to her previous address (our rental at the time) and I found her on Facebook to tell her about the package. Thought it couldn't hurt to ask if they'd had bat issues- turns out they did. One had a bat fly into her hair in the basement, and another found a dead baby bat in her laundry. They told LSI, and all LSI did was put loud frequency machines in the house to "scare the bats away."

So, LSI is aware of the issue from past tenants. We tell them about our concerns, finding dead bats all over the house over the late fall and winter. Then once spring comes, bats are coming out of hibernation. We start hearing scratching in the walls, and I will never forget the sound of bats surrounding me in the basement. They were all over the ceiling, we had to go down there to do laundry so it was unavoidable. Not to mention the guano- piles everywhere, including in my roommate's closet (which is where the attic is accessed) and all over her clothes. Liz did everything she could to gaslight us into believing we were the problem, and "had the door open too long when we brought groceries in." I still don't know if it's totally safe to be in that house, though eventually LSI hired a pest control company to get them out- but only after 3 of us had confirmed bat bites. We had to get treated for rabies and went through so many hours of work dealing with the situation even though we were 5 university students and working at the same time. So exhausting, terrifying for our families, and honestly traumatic. I ended up sleeping with a mosquito net for the rest of my lease.

The real kicker is before we found the first dead bat, we'd already signed on for a second lease term. Luckily one of our new roommates' families had enough money to hire an attorney, because LSI wouldn't let us out of the lease. We eventually got out, but lost our security deposits. Do not trust LSI with your health and wellbeing if you have a choice. They'd rather give their tenants rabies than maintain their properties.

We rented with LSI for almost 4 years, until they recently sold our complex to new management. We loved renting with them! The property was clean and snow was promptly removed. They fixed our stairway carpet and would frequently fix the washers & driers. We also appreciated the courtesy messages we would receive for snow removal in our parking lot. They never bothered us and were always nice when we went in to re-sign our lease. I think we will miss renting with LSI.

LSI is the best property management company in the Menomonie-Eau Claire area, hands down. They are fair, balanced, respectful, and professional. The staff is beyond extremely helpful and always answers your questions and calls for maintenance. If you are a college student at UW-Stout, this company should be your #1 choice for off-campus housing. They truly understand that you are a student and what that entails. Sincerely, thank you LSI for all the help and happy housing you have provided for my roommates and I over the past 2 years. Couldn’t have asked for a better landlord company. Thank y’all!

This review is a little late, but after 6 years living at one of the properties LSI manages, my girlfriend and I moved out. Prior to this, we had numerous issues with LSI. Specifically, the dryer/washers were chronically broken and maintenance was not making fixing broken items a priority. My girlfriend left a review detailing those issues and LSI's response.

What I am reviewing now are the negative interactions we had when moving out. First, a month before we would be out, my girlfriend received a call saying we would get a 5 day notice to cure/vacate the premises because, when showing the apartment, they noticed our pets. Every single one of our pets has been written into every single lease/renewal lease since we have lived there. My girlfriend told them this and when they checked, they found we were right. She was told that someone at LSI didn't want to contact us about this before posting the 5 day notice. However, the person who called my girlfriend wanted to verify first.

Second, after finding out that the new tenants would be effectively homeless for a few weeks before moving in, we decided to be kind and move out early as there was overlap of our old lease and current lease. When we moved out, we spent days cleaning the apartment. The new tenants were very thankful since LSI had them sign a statement saying that they would not be cleaning the unit due to them moving in early. They then charged us just shy of $500.00 in cleaning fees. My girlfriend is a paralegal and her boss had to send them two letters, one certified, before they sent us a check refunding the cleaning charges with no explanation on why they charged us in the first place. If this was someone else without connections to an attorney, it would have costed over $150.00 for them to get the rightful refund. Make sure you document everything.

DO NOT RENT!!! Liz is the definition of slum lord, her buildings are not maintained and maintenance is a joke. Her and her staff verbally abuse residents and will scream at residents. You will never get your deposit back. Anyone that gave LSI more than 3 stars are probably friends or given a rent discount. Reviews speak for themselves!!

I lived with LSI for about 2 years and it was an alright experience. My fridge did break and they were slow to fix it but they gave us a credit on our account so it was all good. We ended up trying to sublease and that was a stressful process but it is with most landlords anyways and in the end Liz worked with us and we got it figured out. There ended up being damages from my former cat because of confusion with the lease signing but Liz has been keeping me updated with the costs. Overall in my two years I didn't have very many problems. They will work with you, and Liz is literally available to contact 24/7 so that is nice.

DO NOT RENT FROM THIS PLACE. Lsi was by far the worst experience I have ever had renting. They don’t reply, don’t fix your issues, lie to you, and are overall not professional in the slightest. We had a hole in our ceiling that leaked for 3 months despite constant heckling to get it fixed. Our washing machine broke which then didn’t get taken care of for over a month, and then the dryer went out which again was not taken care of for over a month. Whenever maintenance would come to fix a problem which had been going on for weeks they would tell us that they weren’t even notified there was a problem until the day they arrived. We talked to other tenants in our building and found they had the same troubles as us, and we’re also extremely frustrated with Lsi. There were mice in the building which our neighbor was told to buy her own traps and take care of them herself. This property management truly doesn’t care about its tenants. They just want your money, and actively avoid fixing your problems. I wouldn’t recommend renting through them to absolutely anyone.

Absolutely horrible rental company. We rented Faffler Properties out by Cedar Falls and it was evident they did not take care of the place very well.

Electricity was a bust in the unit we lived in. All of the plugs were loose and using the hair dryer would short-circuit our unit. We had to buy a converter to ground our dryer because the plugs in this unit were still using old plugs from the 80s. Our oven could not boil a pot of water for the entire movie of Encanto. How we lived at this unit for a year, I will not know.

The exterior of the property was poorly taken care of. We had to powerwash the patio and outside of the building just to clean it up. The place was extremely dirty when we moved in and it was clear LSI didn’t do a lick of cleaning after the previous tenant moved out. For the first 2 weeks, we shampooed the carpets, cleaned the ceiling of the bathtub (went through 6 Mr. Clean Magic Erasers), wiped down an empty fridge that had dog hair in every corner and crevice, and mopped the walls.

We noticed the bathtub was dirty but upon closer inspection, we realized there were HOLES IN THE BATHTUB. No one disclosed to us when we went to the place for a showing. When we requested these holes to be repaired, Liz said they've always been there and they were NOT going to fix them. Are you joking me? This is how you care for your units? There was insulation peaking out from these holes. I was livid. I ended up buying a bathtub repair kit for $25 and fixed the holes myself.

To top it off, LSI also gave us a surprise $594 bill only 1 month after signing the lease to pay for 'propane'. When we signed the lease, they said propane was through Dunn Energy. But then out of nowhere, we started getting eviction notices for an overdue bill that no one had told us about. They just slapped it on our account and we had to call and ask where this surprise bill was coming from. Very irresponsible and unprofessional property management company.

I've rented twice through LSI and was hoping the second time would be much better but it wasn’t. Lancer Properties was terrible to rent with and American Edge is up there. But I’m going to have to say, LSI is very close to being as bad as Lancer Properties. They were our last resort because there weren’t many places open at the time that allowed dogs.

We are so happy to have left them now and are currently in our dream apartment with respectful property managers who have thus far been extremely professional and respectful with us. We will NEVER rent through LSI or Faffler Properties again. At the height of the pandemic, LSI Properties received $70,000 from the PPP program and guess what happened during that time? They moved their offices and renovated it with a very nice farmhouse aesthetic. While their offices may look professional, be absolutely wary because the way they operate their businesses is far from it. Best of luck to those of you who have the misfortune of working with LSI Properties whether you be a property owner or a tenant.
