Tenant from 3/23 - 3/24

Maintenance:
There was a water leak when we first moved in and they came immediately to gut it out and then left plastic wrap over the hole in the ceiling for a few months. Had to message multiple times to get someone to fix it. After they had finally come to “fix” the hole in the ceiling, the quality of the repair was extremely sub par.
We scheduled a repair for another issue and a maintenance worker came into the apartment on the WRONG day and just entered the home while my partner was asleep, no permission was given to enter.
Repairs were done without fixing the holes leftover from repairs.
Property Care:
Garbage was constantly overflowing, the garbage corral was too small and the waste management would leave the dumpster in the middle of the parking lot and tenants would have to push the dumpster back into the corral. At one point there was a deceased dog in the dumpster. Tenants had to call scraps on what to do.
Snow removal was subpar, there was very little effort to address snow issues. Multiple times where cars would get stuck in the parking lot.
Rules are not enforced and there were months where other dogs on the property roamed without a leash (sometimes aggressive).
Dog poop everywhere and there was no attempt to clean the property or enforce others to clean up. They posted signage that “you’re on camera” and to pick up your dog poop but there were no cameras on property. Threatened to fine all dog owners if the poop issues were not improved, when most respectful tenants were not the issue.
Overall lawn maintenance was always overlooked and the company claimed they cut back on the lawn budget because it wasn’t necessary. Yet they still charge you a monthly property maintenance fee. They likely spent our monthly maintenance on unnecessary signage (either the maintenance fee or the $400 non refundable cash grab in the lease).
There are so many fees involved with this company that it doesn’t make sense we encountered so many issues.
Safety:
Multiple times we had instances of someone banging at our door in the middle of the night. Numerous reports to LT with no resolution.
Months of dealing with sketchy neighbors doing drugs in the parking lot and storing broken down cars and trailers in the road and parking lots.
Lease Ambiguity:
We were met with extreme defensiveness when asked about specific fees from the lease. Emily (who is supposed to be tenant relations) was EXTREMELY confrontational when asked for clarification regarding the lease. To the point where the $400 fee was never clarified and we were left with response below. This non-refundable fee was not part of the security deposit.

Clean Out:
WARNING - also please be sure you check your exiting procedure. We hired a cleaning company and they were going to try and charge us for a full cleaning. (Meaning they didn’t even check the property before trying to send a bill for a full clean). Again, just another reason why I would not recommend this company. Additionally, they require you to hire professional cleaners at move out yet when we moved in the apartment was extremely dirty and we had to do a full clean ourselves. Drywall dust footprints on the floor, bathtub was disgusting, overall just gross.

Overall, I would advise anyone against this management company. It is sad that tenants get bullied into these situations and then are left without support when something comes up. Property was fine and livable for the year we were there, but it’s honestly not worth the headache from this company.

Tony is fantastic! He came by to fix some issues the last tenants left and was incredibly friendly and professional. He was super kind to my dog, which I really appreciated, and got the job done quickly and efficiently. It’s always great to have someone who not only does excellent work but also brings a positive attitude. Thanks, Tony!

So far everyone at LT has been great to work with. When we moved in we had a few issues and they were addressed promptly by Hannah, Emily, and Autumn.

As a current tenant of The Ledge it has been an awful experience. Constant roof leaks met with no actual repairs. A tarp placed over my entire upper balcony collecting water to keep it from leaking through to my living room. A Painter was hired to come fix the interior of my apartment before the leak had been fixed. Needless to say they need to hire the painter again. This company lacks any respect for their tenants. Trash corrals overfilling and ignored. Walkways and paths that are an ice hazard in the winter. Please look somewhere else. Do not live here. They do not care about the tenant. Bandage repairs. No follow through. And a management team who won’t spend money to do actual repairs. Sadly I am stuck in my lease til August and have to deal with the remaining issues and the leak. Don’t live here.

LT took over management of a property we had been in for four years midway through our time living there. Experience while living in the property was alright under their management (maintenance, yard care/snow removal ect). However they are extremely unresponsive when you call the office needing anything that can’t be requested on the online portal. I had several experiences of reaching out leaving messages and never being contacted back, or emails being out right ignored.

The move out process is a joke. We had to pay for carpets and professional cleaning out of our own pocket (per our lease) and did so even using the cleaning company they recommended us using. Which would be fine, but then when the cleaning company THEY recommended apparently didn’t do a good enough job (or take long enough according to LT?) they took additional money from our deposit to cover even MORE cleaning.

Mind you, we are actually very clean people. Always deep cleaned the apartment weekly and even did a move out clean ourselves before the professional cleaners ever came. We have received full deposits back from every other place we have ever lived even without professional cleaners having to come in. When we moved into the apartment it was disgusting and I had to spend over eight hours cleaning it myself just to get it move-in ready. We definitely left it in a better state than we got it. Disappointing that we could be good tenants for four years, take good care of the unit, and they still find an excuse to keep a large portion of our deposit even after large expenses out of our pocket having it cleaned professionally as they requested.

If you love paying lots of fees and living in place that's falling apart - you'll love it there! We lived at The Ledge (on North Five Mile) property for a year. The ceiling leaked, the balconies were filled with water whenever it rained making them totally useless, the appliances needed constant maintenance and the stone steps and walkways were uneven and crumbling. To top it off not only did they keep our entire security deposit (but, of couerse they did) despite the ONLY stated damage was nail holes in the walls... and then charged us an additional $800 for cleaning and damage when we moved out... if it looks like a fee scam, and smells like a fee scam, it's a fee scam. Feels like LT Properties loves taking tenant money but isn't so interested in upgrades or maintenance of their properties. I am disgusted.

Let me tell you about the best experience I've had in the 4+ yrs of living the Apartment life. First I wanna say kudos and Thank you for being the only mngmnt Co. to ever provide deicer ,I've provided all the deicer and had to maintain it for the entire complex out of my own pocket the last 4 winters. On a terminal vets income it wasnt ideal. So thank you. But my win for the day was when Technician Amber came out today to complete repairs on my front door. My complex has gone through MULTIPLE management companies since I moved in Sept 2020 so my door has been broken literally since day one and getting anyone out was always a process. IF they would show up, they'd throw out what they THOUGHT the problem was, then never return . Mind u this was several different companies throughout the years. Amber scheduled with me as soon as I put in my request & not only showed up but knew what she was doing, was punctual, professional and ready to work. She figured out what supplies she needed for the repair and knowing that i had health issues she even went as far as making sure the products she would need to use weren't anything I would react to or that would make me sick in anyway. She made sure my old grouchy dog was comfortable with her being in the house and everything. She finished the job beautifully and was a delight for sure. ♡♡♡♡♡ THANK YOU AMBER
