Luca Jacoli introduced himself to me in a cold call in October, 2015, inquiring my interest in selling our 5-unit apartment building. He was cordial and informative relaying news on recent sales in the area and other items of interest. He accepted we were under contract to our apartment manager and his broker, but offered to remain in contact via his digital newsletter. Of the 100’s of agents who have called us, his was the business card I kept. In the decade since, Luca has touched base quarterly, always bearing news about city, county, and state changes affecting landlords as well as real estate industry trends. He is neither pushy nor long winded; he just checks ā€œour pulseā€ for our sell or buy interest, then concisely communicates real estate news.

In early 2024, we decided it was time to retire completely and sell our property. After a few months of delay, we determined we needed extra sales talent with wider marketing reach. We were happy to reward tenacity: Luca responded immediately to my call. He was prepared with ā€œcompsā€ for the area for our size building to set a realistic sales price. He offered a commission schedule that was attractive to us and agreed to cooperate fully with our existing broker.

Thereafter, full speed ahead. The marketing package was a thing of beauty. The aerial photographs were timed on a beautiful blue-sky day, and our apartment building looked so attractive I had a pang of regret we were selling. Points of interests were labeled such as high-income employers, proximity to public transport, and shopping districts attractive to buyers and renters. The marketing materials were distributed quickly on every digital platform and several newsletters. Luca corralled at least 50 interested parties as potential buyers and scheduled many viewings in the first 3 weeks. We had a few offers from which to choose, and we happened to select a buyer whom Luca also represented. Throughout the sales and escrow process, I never saw favoritism or had any kind of doubt of double-dealing with Luca as a dual agent. He exhibits high integrity and professionalism.

Upon start of escrow, an early inspection report uncovered a few items of repair and code compliance required to clear contingencies. There were a great many items of documentation to provide the seller for their due diligence. Allen Gholian, Director of Operations for Shield Commercial Real Estate, was an exceptional project manager, documenting the milestones we had to accomplish by close of escrow, distributing the responsibilities among us owners, our property manager, and the escrow officer. He cordially but relentlessly tracked progress on this to-do list. For the repair tasks, he was able to supplement our small list of contractors with others with higher availability or special skill. The team was able to negotiate down pricing or scope terms to our budget and sales contract. Allen communicated with the city to hasten permits and compliance inspection/reports. The escrow firm Luca brought us to was competitively priced, and their staff was responsive, agile, and proficient. We closed on time.

I have known Luca for about 10 years and counting and all I can say is great things about him!
