Kayla Thomas is awesome. She’s always been patient, kind, responsive, and her ability to empathize with tenets and find a solution to issues is always appreciated

MPM as a whole has its challenges to deal with through my time with many different property managers and properties. However, if you are lucky enough to get Kayla as your property manager you’re in great hands.

Honestly suspect any positive reviews are fake, although maybe the service is really just that inconsistent. Will never rent from MPM again. The halls of the apartment have not been cleaned or swept once and it smells. Apartment was dirty when I moved in. Appliances keep breaking and things are not maintained. Sometimes takes weeks for things to be fixed, such as the washing machine (6 weeks the first and it's broken again now). They understaff their maintenance department so there aren't enough people to go around. I got locked out of my garage and none of the keys actually work. High prices and they keep getting higher. They are Madisons slum lords, but they put all their care and effort into their nice properties.

MPM is nothing short of a criminal enterprise. All they are looking to do is manage/own as many properties as possible, do as little upkeep as possible, and charge tenants as much as possible. They advertise properties that violate every code under the sun because they don’t care about their tenants’ living conditions— they just want the money! About 90% of the maintenance staff is unqualified and uninformed about the issues they are sent to resolve. Property managers have such a high turnover, probably because they refuse to be part of something that is so deeply evil. The properties they handle are dangerous and will not pass a city inspection. (Trust me, I know from experience) I would describe the company as inattentive, squalid, slimy, and decadent. The leaders of this city need to do something to stop MPM from having a monopoly on overpriced slum rental units and depreciating the quality of life for renters across the Madison area. Better Business Bureau ?

Great option for someone looking to rent out their home or apartments. MPM runs most of Madison and offers clear direction for renters. Sophia, one of the property managers is ALWAYS available through email! sO helpful and understanding we were so lucky to get into our apartment when we did.

I do not recommend Madison Property Management. Communication was very poor; sometimes I would get no response after calling or emailing multiple times in a two week timespan; and then when I went to their office in person I sometimes found it closed during their working hours or I would be told the staff I was working with were in meetings and couldn’t see me. I always tried to give them time to respond, knowing how busy management work can be; but I often felt ignored and important repairs were then left undone. I also often felt as though, when repair work was completed, it was done so quickly and without confirmation to make sure it was actually addressing the original problem. For example, our front door needed a new skirt to prevent rodents from entering in the spring. Initially when I reported the issue, I got no confirmation or response. Then, when the work was completed, the only way I knew it was done was because I noticed a new skirt — but it was on the wrong door, despite the fact that I sent a picture of the correct door in the original work request. Then, I followed up to make sure the correct work would be completed and to confirm we would not be charged twice for the unnecessary repair; I never received a response.

MPM did not use a digital portal for repairs like other local management companies, so it was hard to track repairs. My neighbors would often report that their contacts with employees there made them feel unheard or as though it wasn’t necessary to respond to their direct requests for help.

During the course of our time working together, I did have positive interactions with their top management when I made them aware of these issues; I did feel that they tried to make it right, even though there continued to be times when it was hard to get a hold of people, progress was made in some areas. I also feel that the maintenance staff that we worked with did their best to meet our needs but may not have always had access to clear information from their supervisors in terms of what needed to be done where and when.

I am disappointed with the service I have received, overall, from this company, and I am glad we are now under new management. My suggestions to MPM for improvement are to create stronger systems for clients to track work orders and receive feedback & timely response to requests for help, and to better train / hire middle management to be responsive to client needs.

Our family has been renting from MPM for almost 2 years now. We really appreciate the kind and understanding staff especially our property manager Christina S. This has by far been 1 of the easiest management companies that we have been with. The few issues we’ve had with the property have been quickly resolved once brought to their attention. Thank you MPM for your hard work, dedication and compassion!!

They took over on our mortgage the lady's up there except the younger one are as rude as can be. We made a payment to the original mortgage place a couple of days before we knew they took it over. They said to send them the receipt they would check it out. We have sent the receipt twice now it's been over 2 months since the last one was sent to them. About 4 months since the first one was sent. Who knows what they did with the first one. Every time we call up there ask about it they tell me I have to talk to my case person that I can't even pronounce his name much less spell it. I tell themit won't do any good he won't call me back that's when they get rude he leaves voicemails when he calls you. To hell if he does. I've only caught him in his office twice in about 5 months when I call up there. Never have found anything out about that payment but they want to keep sending late notices to me

I don’t recommend renting with MPM, they have a lot of properties so maintenance takes over a week to help you, no matter how urgent it is. Floor 2 only has one washer because the others don’t work and they just told me to use the other floors’ laundry rooms.
