Before I could get words out to clarify if the rental history requirement were 3 years total or continuous since that is not clear, I was interrupted and told “I can’t pre-screen you. It’s up to you to figure out whether or not you qualify when filling out the application.” I told her thank you and disconnected the call. I’m really happy I called and spoke to someone. I’ve had enough experience where I have gotten immediate negative first impressions from someone and I made the mistake of renting from them still. Hopefully your experience will be different

Wow, I wish I would have read these reviews before working with Matel. The one-star reviews are spot on.

This has to be the worst management company in the Modesto CA area.
We started working with the company in June.

At first, it was very hard to get anyone on the phone. When we brought this up, we were told they did not get any missed phone calls and were very matter of fact about that. We asked to look at two houses that at the time were on the market for some time. Both still are at this moment. Two months now; coincidence? When we went to look at the houses, they were very dirty and had part of the backyard overhang down and the bathroom still being worked on. We decided to pass on those two houses.

Another house came up with the company, and we were told we have to apply to see which is 40.00 per adult over 18. So we applied and were approved for the house, at which time we went to go see it. The house was nice, but unfortunately, the master bedroom was upstairs, and the other two bedrooms were downstairs . We have a toddler, and that set up did not work for us.
We told the company that we would have to pass and asked if they had anything else. They told us about a property coming up at the end of August and sent us pictures from 2017. Most of their pictures are dated as well for their properties. We liked the pictures and asked to move our application. We were approved and had to give them the deposit plus the first months rent in 24 hours, or else we would not secure the property. We asked if we could see the property in person to ensure it was, in fact, suitable. We were told they do not disturb the tenants, which we could appreciate. We told them them we were not comfortable proceeding, and that's when they did a complete flip and became overly aggressive and nasty. We were told they have helped us enough and that they were no longer honoring our application because no property would be available to see before our 30 days were up. Now keep in mind that the property is supposed to be vacant on August 8th. Our application is good until August 18th, which is the 30 days. We can't see the property because they have to do work, which they anticipate to be minimal because of the super clean current tenants. So why can't we see the property and hopefully proceed?
Your guess is as good as mine. The company is completely terrible to work with, don't waste your money.

I cannot express enough how unprofessional this management company is. I first called on Wednesday with interest in renting one of their properties (like isnt this their job?) and I was told by this person on the phone that she doesn’t schedule viewings but she would have someone call me who does. No one ever called me. On Friday I submitted a contact us form and called I talked to someone who said I could come by to get the keys to view the property. I was a little later than the time I said (less than 30 minutes). Which according to their hours on Google they should have been open. And no one answered the door. I waited and called again (no answer) for about 10 minutes then I watched an employee pull up and walk in so I thought okay they can help me, so I walk up and ring the door bell and NO ONE ANSWERED. I called again and it is now Saturday and I have not gotten a return phone call. I was more than willing to do business with this company, but now I don’t care what listings they have I will not!!! So rude and unprofessional ignoring people trying to rent from them!!!!

I've been with matel around 5 years now. If you pay your rent and are a good tenant they give you space and peace. I would recommend them if you are responsible reliable and can pay your rent. There has been a few small things needing repairs but nothing substantial and they respond preety quick to issues. I've had 2 properties through them no slumlords or nastiness. I am grateful for them. It's hard to find places for rent these days. Especially decent ones.

They just want your money(ALWAYS NON REFUNDABLE) there qualifications are the absolute most ridiculous I have ever seen. ALL properties are to be rented SIGHT UNSEEN you cannot view anything beforehand. Once you’ve given them any money it’s gone for good no matter what the issue is. STAY AWAY FROM THIS COMPANY

Edit: it's been almost a year but we got the place we wanted and so far they have been the most pleasant ever. They send us reminders they are very diligent in letting us know when prices change something happens we miss. Still 5 stars.
Op: I haven't rented anything yet. However we did apply through them and they have been nothing but responsive. I called to check on my application I went to voice-mail I don't remember who's it was but within 2 hours I got a call back. Unlike what everyone said they were not rude. So far they have been really professional.

Horrible customer service, especially from Chris Gross.. unprofessional and will talk to you like you're a child. They had no problem taking my 3,500 deposit and NOT returning it to me! Instead they gave it to the new buyers of the property we were given 60 days to vacate and the new owner kept over 600 just because! Matel refused to get involved when my business was with them! They are rude, unprofessional and money hungry! Think twice before doing business with them!

If I could give this place a 0, I would.. I applied for a house through this company back in February. I paid 2 rental application fees for my boyfriend and I. Well the lady called me and told me someone else had been approved for the listing. Since they did not run our applications she told me I could be refunded my money or I could have them hold our applications and money until something else comes up. I told her no and we'll just take our money back. She then told me I had to go through my bank to get a refund. Which I've never heard of before.. But she told me to just tell them I paid for a service I didnt receive and they put in a request for refund. So I did, and a couple weeks later my bank contacted me saying the refunded amount was not going to be approved. Turns out that when my bank requested the refund from Matel, they sent them the rental applications, showing proof of service. Smfh!!! Are you serious?! So I called Matel and the lady on the phone told me she would look into and call me back. That has never happened and here we are 2 months later with no refund. So they pretty much stole my money and got away with it with lies. Just stay away from this place and I hope they go out of business. That's the best refund I can receive now.. And once I find the paper with the ladies name on it, I'll be updating this post.
