I rented from Doug n Vivian Spates almost 20 years, I enjoyed my time with them. Office folks very pleasant to speak with on phone and in person, if your in a bind they are willing to help work with you.

Been renting through them for 5 years and never had a problem until now. I have always paid my rent on time and have been a decent tenent. They switched some staffing around, and the old staff member would auto run my card the same day every month for me. I never worried about not making rent on time. This staff member left and was replaced by another that didn't run my card and I was never informed it didn't automatically come out. Wich is not my problem to handle. So after the day my rent usually comes out I do some shopping, I get a call saying I missed rent payment and I now have to explain I didn't have it because I thought the money came out already so I did grocery shopping. The lady who ill leave nameless calls me back screaming at me saying it's my responsibility to make sure I have money in my bank and it's not their job to watch my finances. This was so incredibly rude and out of line I wanted to go there and put them in their place. I explained for the last 5 years the staff member had been doing it automatically for me and if she didn't relay that to other staff that's not my problem. This staff member proceeded to tell me how to manage my finances in the most rude way possible. I have never not once had financial issues or trouble with rent but all because I asked to prolong it till next check because they failed to run my cardI now am getting screamed at by an angry karren

The most horrible place to rent from!! They discriminate people that aren't even living there or gonna live there!!

I have rented from these people for years. There have been some good and some bad experiences,but overall these guys are kind people who will work with you . I absolutely adore doug,he's just the nicest man! There were times a long time ago when I couldn't afford my rent and he worked with me and made it possible to be able to pay my rent,even with having issues. Thanks guys!

My husband and I rented from spares for 3 years and have had nothing but issues with them. Their buildings are not kept up to code at all, their employees are downright disrespectful and we had issues with one of the tenants that thought she owned the apartment building. One of their employees when I got home after having my daughter decided to walk in our apartment when my husband and I were home when I was completely topless without knocking on the door first. Their buildings are also cockroach and bedbug infested as well. My husband and my sister in law painted the bathroom with a paint that is made for black mold even tho my sister in law is allergic to latex. Overall we definitely wouldn't rent from them again.

I rented from memphremagog rentals for almost five years- I found them quick and attentive whenever I had an issue. My rent was also very fair and realistic- it barely increased in all the time I rented from them.

When they sold my building, and my rent increased drastically, the former owner called me personally and tried help me by offering me a new place.

It is really hard for me to properly rate this place, for I have had so many good and bad experiences with them. Some of the staff are awsome and understanding and work with you and others seem like they really do not care. Seems like most of the maintenance have no idea what they are doing. They have fixed the same problems over and over for the problems not to be resalved or with some things not fixed at all. I've had to hier some one to fix my drain problem as well as fix problems my self . Have been taking videos recently of issues just bc some times I wounder if the owners truly understand the frustration of my complaints and over all health concerns. I often wounder if they even know about continuing problems or just think they have really been resalved due to their 500 apartments I've been told they have to maintain. I'VE hAD the worst ISSUES WITH MY up stairs neighbors who have made my life misserable that I've definitely complained about a lot in witch they have tried to RESOLVE TO THE BEST OF THEIR ABILITY IN WITCH I am thankful about!.... Resently I got a black lab pup witch from the start was one of the breeds I was originally told was a ok breed and know others who rent from them with the same breed dog allowed by them. Now I was told Shepards were not allowed but they were willing to give me a chance however she was so used to being out in the country running around free and did not do well with the apartment life . Any how with that, I did not think our now lab was a problem. After just getting him, we were told we can not have him bc they dont allow dogs over 20 pounds yet were willing to accept our young shepherd and allow others to have dogs over that, with out being service dogs. I mentioned my kids social anxiety and how I've been told them getting a dog may help tremendously and how I even just got their testing back on their social anxietys ect... nothing I said mattered and I felt very disscrimanated agenced. I was told it's all in my lease, however at the lease signing I had told the lady how I had a hard time with reading papers and what not, she was very kind and said that's ok and went over it briefly with me. On the subject of being allowed dogs, she had agen listed labs as being one of the breeds that are ok. She never mentioned them only allowing dogs 20 pound or under even after me stating about my trouble with paper work ect... Its easy to voice text what you want to say and use spell check ect... when doing your own things how ever to read others has always been a learning challenge for me in some area. Any how to make a long story short , despite how nice she was and advocating to her about my learning problem and her going over what I basically needed to know, well in this matter!.... when I had told a worker how Not at all did I know it was a problem bc of what we had went over with my shepherd. My response was , it's all in you lease!.... and was told, (that was then this is now) not only with reminding one of the workers about the lease situation and the above matter . I WAS TOLD I could not have my dog!.... It's very upsetting and contradicting. Definitely feel discriminated agenced and as if they are being so short and unwilling to now work with me on a breed that was said to be allowed verse one what they were willing to work with me with, that was not topically allowed. I FEEL THIS OUT COME IS A RESALT OF MY MANY COMPLAINTS WITH THINGS NOT BEING PROPERLY FIXED . NEVER WAS ANY THING MINOR EITHER, ITS ALWAYS BEEN ABOUT BIG THINGS, SUCH AS A CEALING FALLING THROUGH THAT I HAD NUMEROUSLY REPORTED TO MAINTENANCE AND!... WELL ILL WRAP IT UP WITH THAT BC ID BE TAKING A NOVEL VERSE A BOOK. But OVER ALL my experiences have been both good and bad and though this is very disappointing in a since that I am now looking for another apartment after putting so much work into the one I am currently renting from them. I am sure with these ratings it's a matter of how good of a relationship you have with your land lords. In some aspects I wanted to give five stars and in others a one.
