Hello, I’ve lived in Metro Properties for the last 3 years! Here are some reviews I compiled for each property I lived in over the past 3 years:
1. 1107 W Grace St:
I was a tenant here at 1107 W Grace St. It's a nice apartment and for the price it's worth it 100% but the company itself is kind of sleezy. The apartment is nice because of the location, amenities included, and price. Although the buildings are old so you hear anyone above you walking, have lead paint, get plenty of bugs (you pay for the exterminator), and the repairs they do aren't long term it's more so like painting over a wall with mold for instance. The company is the worst part though. For example their lease they make you sign says they don't have to give you a 24 hour notice before entering your apartment, something protected by the law but it's in fine print so of course you miss that. There's other little things they do as well, like say they have "5 more tours that day so you better sign soon" (if you're touring) but in reality they only have one scheduled for the day and are just pressuring you into a lease, they offer dryers and washers for your clothes but make it $5 for every time you do a full load, they also make it hard to report damages when you first move in. Like our back door is split open at the bottom and was when we first moved in. After an hour of looking for where to submit my images of damages I ended up having to just email the property manager and hope that it was good enough.
2. 1108 W Franklin St.:
this buildings location was by far my least favorite. My apartment was a awful but the building was fine. What to expect: very minimal light, RIGHT next to a power box pile that hums ABSURDLY loud for 5 minutes every 15 minutes. It was torture for the first 3 months but you do get used to it. The apartment I rented was 1 bedroom around $950ish and had all amenities besides power included. Not a bad deal like my prior one but being there did make me miserable. It was so dark and I shared a staircase with around 8 people above me and being on the first floor you could always see in taking those. I do think that a unit in the front of the building is SO worth it but if you’re not in the very front ( don’t take the back you hear dump trucks every Tuesday at 4 am) it’s not. Something that I’ve noticed that’s a trend among all metro properties is absurd amounts of mold behind the shower walls. I would splash water on the wall and black chunks would spew out from these walls and that has been the case in EVERY unit I’ve lived in with them. They charged me around $150 for cleaning the bathroom with stains that had already been there when I moved out as well. This was a 5/10 apartment, again great price and location but not worth the mental health dmg and isolation you feel in those dark damp apartments.
3. 1125 W Grace St:
My absolute favorite apartment this far. I have a top floor unit that gets tons of light and is in a great location. The apartment is a slight concern but honestly with this one it’s the building as a whole. I would be SHOCKED if this place is not condemned in a year from now. The floor is sinking in multiple spots (across many units), rain water seeps in through the vents and rusts them or in my neighbors case the ceiling and has genuinely filled 3 full size trash cans with how heavy of a stream comes through their ceilings. The walls are cracking as well and you can’t close your doors. There are GIANT cracks where I would assume braces/structurally important features are in the building: above almost all door frames, in walls next to windows, ect. It has gotten so bad that I can not close my doors at all. Then recently they have added a basement laundry here (yay!) but in the process or through installing something they have caused some sort of gas leak. It has since reached my apt. Submitted a case and they took pics of walls and left a note saying “will investigate gas”. Don’t live here without insurance. 2 days I was told no hot water! Still none. And we have lead pipes feeding water into this building.
