I cannot recommend Karen Ramos and M&M Property Management highly enough! They have exceeded my expectations in every way when it comes to managing my rental home. From the very beginning, their professionalism and attention to detail have been outstanding.

She is responsive, always addressing my questions and concerns promptly. We rented a house from them when we moved out. We cleaned everything out, and they still didn't give us our deposit. Our manager Alice was always trying to get us to move up as soon as possible. We cleaned everything and I sent all the videos to her i did not know why they were charging more only wanted to spend my deposit on any kind of reason. I asked God to give her punishment, but I did not forgive her

Choose another property management group! And especially don’t allow Jason Oliveria be your landlord! He will give you the run around, go ghost on you for weeks with no word and when it comes time to replace things. And don’t get me started on the sketchy people they hire to come and “fix” things. They leave screws sticking out, they leave holes in the walls. And Jason didn’t even come to our property to inspect after an emergency. They will make up scam charges to try and not give your full deposit back. Will also give you the run around about things being fixed and months later he still hasn’t fixed it. He is a terrible landlord who lacks consistency and proper communication. M&M is a horrible company to rent with. It may be cheap rent but it’s cheap for a reason so please choose another company. And FYI if you come into contact with their Mendocino property steer clear of the roach motel.

Trust your gut instinct from the start and don't suffer due to FOMO like I did because of my circumstances. Property managers don't have a well aligned structured process for potential tenants that's centralized across the org. There seems to be no accountability with property managers independently doing whatever they want. I don't want this to affect other property managers who may be more professional and have a fairer process for potential tenants. I've only worked with April Berches. She forgot about our first two appointments for a showing and did not communicate. Finally, we got to see the place after our third try. When I simply asked for flexibility with the rent, she threatened me with "I can look at other clients". I asked to see a sample lease before paying the $1000 holding/security deposit. She didn't want to show it and said "that makes no sense", but reluctantly shared it later when I pressed on. Finally, when I took the deposit to the office as instructed and asked for a clear agreement on the holding deposit, the office couldn't help me and April was MIA; when another property manager said that they and other managers usually allow a two-week grace period for the refund and I know some managers will pro-rate the refund if we decide to not move forward for any reason. I left April an email asking for such a document that we could sign. She didn't call me, she emailed me denying my application. When I called, she said "it's a simple process and I don't want to deal with all this". From my perspective, it makes no sense for me to pay so much money without clear documentation and understanding of what I am putting money down for and having contingencies for various possibilities. I believe it was fair of me to ask these things before making a $1000 non-refundable payment. I think they should have had these steps clearly outlined to start with so that I didn't have to inquire each time and lose time. Her rational behind denying me is because I took more than two days. But it only took longer because these steps were not clearly outlined. I'm glad I'm no longer moving forward with this and don't have to deal with April. I feel bad for the owner, because the rent is partly so low because the property manager is so unreliable, unprofessional, and unorganized. I wouldn't want to pay much for such a horrible experience living there relying on someone like that. I heard great things about the owner when speaking to one of the neighbors who actually showed me the apartment the first time when April failed to show up. I hope M&M takes steps to hold managers accountable and have a more standard process to help all sides feel more comfortable with a process that requires so much expenses and commitment. I'm lucky to only have lost $60 and a good amount of time; but in hindsight, I should have just listened to my gut from the beginning. Now I'm left dealing with an altered money order that I can't return. Spent the whole day until finally one bank branch accepted it.

I’ve been with M&M for 8 yrs now and My Property manager Darren Babby is the best I was forced to move out of my last residence and he quickly found me and my family another place He’s great! And I can forget about the front desk Gal that’s always super nice to me and greets with a smile!!

Unprofessional. This place does not want your business. The communication to view/apply for a rental is horrendous so I can only imagine the size of the bullet that we dodged had we become tenants. To this day, we still have had no call back to the numerous calls/messages we left. A simple, the property has a lot of interest, we are moving forward with an applicant, etc. would have gone a long way in not wasting our time or theirs. AVOID THIS PLACE LIKE THE PLAGUE. If you have a rental here, I'd suggest moving it. There's a reason the place only has 2 stars. They earned it.

If I could give them zero starts I would so I stayed at Regency Lakes and apparently MnM property manage them so they falsely accused me of subletting my home as well as having an unauthorized vehicle (my mother's van) in the home as well as I was conducting business there basically a bunch of BS they accused me of I really didn't want to play the race card but to each is own they charge me 3 times for so called violations went into the office and found alot about complaints towards me that I had no clue of around the area all my neighbors where either Spanish Caucasian or Indian and I was the only African American near my area so I pleded with these folks of what they accused me of want the case I paid my rent along with the violation so I honestly thought it was over boy was I wrong these folks had me going in circles they wanted me out as if I was a criminal I tired to defend myself as well as my attorney and keep my place but God had other plans I even got legal help I was getting alot of different answers from Rental Progress HOA as a well as MnM HOA nobody could give me the proper person to speak with to get my side instead a lady by the name of Allison (she was a real b....) falsely accusing me of denying them entry (illegally) to get into the property in which I had no clue that their were coming so they tried to set me up which they failed miserably I had nothing to hide she popped unauthorized to try to come into my home after I clearly told her that I wouldn't be home no written notice just a pop up that was schetchy now as for mnm property management i think there were behind everything but tried to hide there hamds but the real 411 that it them that really wanted me out they said it was the landlord but nobody coildnt give me the right person to talk to the manager in charge which was Dyan I was told that she was retiring but she was still sending me emails about the landlord doesn't want me in the property but never got the new manager information so I cured all the violation plus paid my rent and these folks insist on putting me out i could never get the real reason to why but again here's where the race card come in it got to the point when the new HOA manager reachout to me I ask how long you've been working with them he siad 10yrs but he said the board and president has nothing to do with eviction i ask alot of questions about my situation he had no clue no emails about my situation so I got information through other sources that was the case they blocked me from making my rent payment at one point they offered to let me finish out my lease then switched up completely and wanted out out to me everything was just fishy I just gave up and didn't want to fight no more I knew i wouldnt win casue they made up so much lies but god sees everything and knows everything whoever was behind all of this theres a thing called karma and it nenevr miss then from my lawyer conversation I'm hearing that they're making up lies on my kids saying that they were engaging in sexual activities being unsupervised at the pool making noise meanwhile my whole 18yr old was watching her siblings they were the worse a very bad experience the hoa manager even said that they didn't understand what was going on he spoke to the board and president and they clearly had nothing to do with eviction as well but things happen for a reason and I left everything in God hands but I wouldn't recommend these ppl they will make up lies to destroy your character and family and I'm far from anything they accused me and my kids of i was raised better than that I hope they think they'll sleep good at night knowing they put a single mother of 5 out after I beg and pleaded what they're accusing me of that wasn't the case but I hope they all meet there maker I pray to the most high.
