We are new tenants in a property managed by Haven Properties. There have been some maintenance issues that we have requested service on, and their maintenance department has been very responsive and fixed the issues promptly and well. From the plumbers to Jimmy to Sean and all the other team members, they are working to help their tenants address their concerns. And for some issues they really go the extra mile.. we’d recommend this rental management company to those considering renting.

Great at what they do! It's a shame that what they do is never take care of any maintenance request ever, and jack up your rent the maximum every year with absolutely no reason. And then they'll try to steal your deposit for regular wear and tear on the cheap blinds they install. You can't buy the cheapest products and expect them to last a long time. It's very telling of a company when they respond to all their poor reviews like a child.

I would recommend Haven Properties to anyone looking to apply at one of their properties. High level of professionalism, work orders were always efficiently addressed, and their team of service people were always great with high integrity. As a renter you always worry the company will take advantage of you, especially when moving in/out but they are a fair company that contracts work orders to trusted people. Very impressed with NextHome and their response time to my maintenance request. I contacted them at 8am and by 9:30am, I got a call from an electrical contractor who was on his way to fix the problem. However, he was unable to help because we couldn't find the right outlet, and that was because it was above my fireplace and I had put a picture over it and I had completely forgot about it. Needless to say, NextHome had reached out to the original electricians and they were able to come right in and find the problematic outlet. When the same issue happened the following day, the original electricians came out and replaced all the bad outlets.

I only lived in my apartment for a year but I had no complaints. Maintenance was done quickly and the team is also quick to reply. They were super flexible and accommodating when I couldn’t meet up on my move in date due to jury duty. The only issue I came across was other tenants parking in parking spots that weren’t theirs but management nipped it in the bud pretty fast. Also, their app makes this so much easier to communicate, pay rent, and submit maintenance requests. Taylor and Ofelia were a pleasure to work with. Overall, I would rent from this management team again!

Renters beware!! This company is taking in thousands in ā€œapplications feesā€ for properties with NO intent to rent! Absolutely despicable to take advantage of people trying to legitimately take care of their family! Shame on you!

Part 1:
Ed Haven of Haven properties does not have his finger on the pulse of his business at all and I would do everything in your power to avoid them like the plague. They ā€œmanagedā€ my duplex and if I added up the money I’ve lost in not having a unit rented it adds up to over $18,000 over the last 2 and a half years. One of the tenants they put in their broke their lease early and left with 4 months of payments left, it took Ed and his team 4 months to even get a new tenant in there.

They sent a handyman to a unit that I myself had just moved out of, and this guy quoted me about $2,500 to fix blinds and do basic things. $230 was to replace an O ring on the toilet (I had a bidet I had removed and took the O ring with me on accident) and to install a shower head which I already had purchased, it just needed to be screwed on. I asked him how much the quote would go down if I didn’t have him paint, he said he would knock $100 off the $2500 price. That made zero sense because in his broken down pricing $800 was for paint. He also wanted $25 to screw in 4 light bulbs, you can buy a 6 pack at Home Depot for less than $4.

When I called Ed to go over these inflated prices he said ā€œwell that’s the thing about manual labor nobody wants to do it and when it comes down to it, they don’t want to pay for it to get done eitherā€ that is not what I was saying at all. He completely dismissed the fact that these prices were outrageous. He said he doesn’t know he doesn’t deal with that side of the business. I asked him. My front unit was going in if we had any applications, as he had been attempting to rent it out since early March. For context this conversation just happened yesterday April 22nd. He says that he doesn’t know. He thinks there is one application for it, but he does not handle that part of the business either.

Obviously, I am upset, but I want this review to stay up so the other people can see what I have dealt with dealing with Ed and what he calls a business so that they don’t fall into the same trap of complacency and incompetence that I did. so I am refraining from using specific words that I would like to (lol) but I would not recommend Haven Properties to my worst enemy.

I had a fence built in my front yard so that the front unit tenants could have some privacy. I suppose it was against my CC&R’s because the county made me cut it down to 3 ft. When I canceled my account with Haven Properties and got the account cancellation finalized today I told Ed I would be leaving reviews of my experience with this company. Ed’s response was that he was going to reply and let everybody know how stupid I was to install that fence two years ago and the county made me cut it down to 3 feet and how I am too ignorant to listen to the professionals.. Ed never advised me to not build that fence. It was just a way that he could think of to make me look stupid I suppose? I guess if attempting to build a private area for your tenants is me looking stupid I fit the part.
