I can share my experience with the office itself. The young gentleman who helped us with viewing apartments this morning did an amazing job with handling phone calls and clients walking in. Super kind! It made the apartment searching a smooth an easy process. Definitely will come back if any apartments open up within our move in date.

I lived with them for two years. Apartments are in dire need of an update, but they won't update it to keep their costs low! I looked at maybe 10 properties before I found a place. Their portal is easy to use and that's about it. As many of the reviews say they are hard to communicate with and get a hold of. They REFUSE to speak with you on the phone, I'm assuming they want to keep everything in writing. I asked multiple times to clear things up over the phone and they rudely dismissed me. They have no real emergency line and nitpick at what is an emergency or not - flooding be damned! You have NO leverage dealing with them because they DO not care about you as a tenant, if you leave or stay it doesn't matter to them at all (not sure about the owners). If you want something you should INSIST upon it in writing over and over. For example, my unit was piping hot and I had them install another wall unit. The heat broke once and I made sure my rent was reduced that month after a LOT of back and forth. Frankly I think people would have a better experience if Brianna and Sarah at the front desk were not so rude via text. Anyway, it's cheap, just protect yourself and insist on what you want, they intend to dehumanize you so try not to take it personally. They did. not give me issues getting my deposit back, frankly I left the apartment much cleaner than when I got it.

It's been less than a week and SO many things have gone wrong already. First, the key they gave me did not open the front door to the apartment. They are extremely unaccommodating and dismissive. Their "emergency" line is never answered and goes to a voicemail. They will then text you...eventually. My sink regurgitated with grey water and sludge on my third day there and flooded my apartment and they just assigned a plumber to me and said "they'll contact you to set up an appointment." It's been two days and I haven't heard from the plumber (who I tried to call twice, and bother Nielsen about). I can't adequately clean up because the sink is clogged and there is now moisture in between the sink and the wall probably growing mold. This is a safety violation and they are ignoring me. This is in addition to the absolute bang up condition the apartment was given to me in (duct taped shower, painted shut closet, etc...).

Been with Nielsen for about 2 years now and I don’t leave reviews often but their service since I started living here been very helpful and professional. They communicate through text and email well and have always been willing to work with you. Can’t see myself moving to any other management in midtown.

Shout out to Chuck the apartment manager on G street for always keeping things clean and welcoming, cool people.

Not a good rental company. They are not quick about fixing things. My mom rents from them, and she's has a stove that don't work correctly. In the middle of cooking, the stove will shut off. She has complained about it and it's still the same. It's frustrating to be told that's how the stove is, and we can't do anything about that. Who will pay for all the food that is ruined during cooking. I had turned in an application, and my credit check money wasn't returned back to me when I didn't rent from them, so I just lost my money. Company and customer service needs improvement. Maybe they just don't care about the renters who rent from them.

UGH. Finding a place to rent that isn't run by a predatory management company is the worst. I had such high hopes for Nielson Property Managers. The website and the property descriptions really won me over despite some reviews saying communication was poor. We decided to try. First we attempted to reach someone to ask some basic questions. We tried phone call. We tried email. We tried text. Nothing. Worried we'd miss out on the property we were excited about, we had a friend visit the property (we were moving from out of state), we put in an application, and paid the application fees. Now we'll hear from someone for sure, right? We've shown we're serious and meet the rental criteria.

I am not going to detail all of the attempts we made to speak with a human person that worked at Nielson. Finally, we received this unsigned email response, "You do not need to be contacted directly for the credit reports. We are in the process of your application and will be told on Friday if you have been approved or denied." This response was not only rude, but it ignored the eight questions we had asked. Questions like: Will there be a fridge provided in the unit? Is there on-site laundry? How is parking managed? Next we received a generic text message saying we'd been approved and our deposit was due within 24 hrs.

At this point we were done. If this is how they treat us before we've even signed the lease, how will they treat us once we've moved in and are locked into a 12-month lease? I contacted the owner, Pat Nielson, directly to inform her of our experience. She answered her phone and listened empathetically. She asked how to make it better. I said it was too late for us to even consider renting from her company but I would appreciate return of our application fees. She agreed and asked me to send her the email correspondence I described above. I said thank you and forwarded her the correspondence. 10 days later - nothing. No response and no refunded fees. I leave Pat a voicemail. She responds by texting me that she called me the next day (from an unknown number) and couldn't leave a voicemail. She says she spoke with someone at the front desk and they "did talk to [my partner] and thought he answered all of your questions." This response helped me understand that she just doesn't get it. Her staff are pulling the wool over her eyes and she's incapable of seeing their deception. Pat might have good intentions but it's not enough to actual run the business appropriately.

They get two stars because we did receive the refunded application fees eventually.

Apartment was clean and up to date. Maintenance was timely and fixed issues quickly. Office staff was very very very rude when there were parking issues that I wasn't even involved in. Staff needs to work on professional communication. They forget that I pay them but loads of money every month and they need to at least be polite.

Their units seem to have been sorta updated compared to other property managers. But communication sucks. They didn't answer the questions in my email well. They NEVER replied to my partner. And it's been nearly a week since they applied with zero update. I used to rent with them, but it seems like they have plenty of renters and don't need any help filling vacancies.
