Niguel Point has been managing my single family rental home in Orange County for three years now and I give them high marks for doing a great job. I live out of state so it was critical for me to have someone local whom I trust to oversee the property. They did a great initially of identifying multiple interested parties and presented me with a final three, any one of which I would have been happy to rent to. The tenant we selected has worked out great and has renewed their lease now two times. Niguel Point also does regular inspections of the property to make sure the asset stays in top condition and provides me with accurate and detailed financial reporting so that I can stay on top of that aspect. I would highly recommend them to anyone looking for residential property management in Orange County.

There’s certainly a great reason for us choosing Niguel Point Property Management to take care of our rental property. One of these is for the fantastic job of managing an issue with the property that our tenants had to bear with. Debbie was highly communicative of every aspect from the actual issue to the next steps for remediation of the problem. All this was done in a stress free manner and while we were out of town for vacation. Her professionalism and attention to detail was extraordinary as all of this led to a worry free experience. Niguel Point has done an excellent job managing our new rental property, getting us onboarded as clients, screening tenants, and inspecting and addressing problems. Their operations manager Clark, in particular, has been stellar in timely replies to communications, patience in answering questions and offering advice, and availability to help (as we are not on site). All of their contractor referrals have been top-notch. They seem to genuinely care about the property, and want to foster a good relationship between us and the tenants. Tenants have made a couple of service requests which they addressed immediately and smoothly, consulting with us first. We look forward to a continued successful working relationship with Niguel Point!

As a tenant, they’re the worse. Their main interest is the owner and if you’re a tenant you’re a tenant stay away.
These are the people I dealt with: Clark, Debbie,
1. I was at a property managed by them and couldn’t them to get me a parking permit through the HOA for the entirety of my lease. 2. They’re incompetent if a disaster strikes at your rental( which it did for me - the condo got flooded from water from upstairs unit) was forced to move out and live in a hotel for 2 months.
3. At the end of the lease, lied and said the owner of unit wanted to sell, and didn’t give me a chance to renew the lease. The unit was listed for rental as soon as I moved out (of course, charging my deposit for exorbitant fees-like window cleaning?)
