It truly meets the term “ Upscale & Luxury Living.”

I have been Living at 988 for 10 months has been one of the best experiences ever and a wonderful community. The property is new and would say best in South San Francisco area I have lived so far. The amenities they provide is totally worth the money.

The new Management & staff is friendly and super responsive willing to help whenever you need it. The maintenance team is incredible who is responsive & takes care of work orders quickly.

Coming to the Apartment it is has good amenities like spacious, Keyless access, stainless steel kitchen appliances, centralized AC/Heater, AT&T Internet services, Hardwood flooring & other community amenities they offer.

Update:

The noise level has improved and I’ve gotten used to the busy street traffic. It’s been a few months since I’ve moved in and I can confidently say that I’m happy with my home. Everyone is friendly and welcoming. The management responds promptly to your emails, unlike other apartment complexes that take weeks or even months to reply. Maintenance requests are also completed quickly too. The valet trash system helps maintain cleanliness and I have not seen any rodents or a single bug here. My friends and family have said this building is nice, and it really is. Everything is within distance. Haven’t been to the outdoor grill/pool area yet, but from what I’ve seen, it looks well maintained and I can’t wait to hang out there when the weather’s nice.

I have driven by this apartment complex many times and have always admired its stylish exterior. As my previous lease was coming to an end, I made sure to consider this place as a potential new home. While I looked at other options, this complex stood out for offering nearly everything I wanted, along with a fantastic location. There are a few small downsides, like the noisy front doors that let me hear neighbors coming and going, occasional sirens from the nearby police station, and some footsteps from above. They also enforce a strict garbage policy and there are a few minor flaws in the apartment. However, these concerns don't really bother me. I feel safe and at ease here, and I can see myself staying for a long time. Pros: The walls are freshly painted, the appliances are modern, the washer and dryer are spacious, everything looks pretty new, and the spa and common areas are well-kept. The lobby always smells nice, they utilize package concierge, they provide valet garbage pickup every night, the maintenance staff is friendly and helpful, and they host community events occasionally. I like having sunlight in my room, and there is plenty of sunshine during the day here. The location is very convenient, with plenty of stores within walking distance, and if walking (or driving) isn't an option, they offer scooters for rent.

I’ve been living here for over half a year and experienced a change in the management team. After the change, paying rent has become extremely inconvenient – currently, it can only be paid by check. If I miss the payment deadline, I have to go to the bank to get a money order. The office hours overlap with my own work hours most of the time, so it’s easy to overlook. Even when I have time to go and pay the rent, they’re often out of the office until 2:30 p.m., causing me to waste another half hour waiting for them to open. Although they recently introduced an online payment option, it comes with an additional fee of over $100, which is absolutely ridiculous! The rent is already high, and now paying online requires an extra $100?

In addition, the elevator requires an app to unlock before use, which is secure, but when two people try to use it at the same time, the unlocking function often freezes. There have been multiple times when I was stuck in the elevator for a while before it would work – it’s just too inconvenient.

Despite these issues, I am generally satisfied with most aspects of living here. However, there are still areas that need improvement.

On a positive note, the maintenance team is excellent, with very quick response times and fast repairs.

I've been living at Nine88 Apartments for a little over year now, and while there are some good aspects, several issues prevent me from rating it higher.

1. Elevator Issues: The main elevators (1 and 2) are consistently down on a monthly basis. This is a huge inconvenience, especially during peak hours. It’s frustrating to constantly deal with out-of-order elevators.

2. Lounge and Fitness TVs: The TVs in the lounge and fitness areas are also consistently down. For a high-end apartment, I expect these amenities to be functional, but that hasn't been the case.

3. High Rent: The rent is too high considering the recurring issues. I feel like I'm not getting the value that I’m paying for, especially with the ongoing problems mentioned.

4. Materials in the units: In addition to high rent, the panels in the units are cheap material. I would expect more durable material to be made in the units.

5. Security Concerns: Teenagers who are not tenants have managed to get into the building to use the spa area. This raises concerns about building security and the safety of residents.

6. Garage Safety Hazards: Since Starbird opened, I’ve noticed a significant increase in drivers exiting the garage from the entrance-only side. This has created safety hazards and traffic jams, especially during busy times. It’s a real concern that needs to be addressed.

I was charged a late fee and received a late payment record on 10/04/2024 because the property management team switched the payment processing system and turned off my autopay in the Residence App. According to Section 7 of the lease, the leasing office is required to provide a 30-day written notice for any policy changes. The management notified residents via email titled "Exciting New Resident Rent Payment & Resident Benefit Center" on 09/17/2024. Despite still being within the notice period, I was charged a late fee, and my autopay was disabled at the end of the September.

The property manager was inconsistent over the phone and through email. During the phone call, Heather informed me that the notice was provided two weeks in advance, which she claimed was in line with the written notice period. However, in a later email, she stated, "Changing our payment processing partner is a procedural update, not a policy change, so we were not required to provide a predetermined notice period."

Additionally, the email communication itself was poorly executed. There was no indication of [action required] in the subject line, nor was there clear emphasis on the important action items. The email seemed more like a promotional message for the Bilt platform, with excessive wording that didn’t address the critical issue at hand. This has caused confusion, and I’m now facing unjust charges and a late payment record.

DO NOT rent here if you don’t like seeing windows that are full of gunk in this building. I did not know windows could be so disgustingly dirty until I moved in here. I’ve talked to the leasing office a bunch of times for over a month now and no one has given me an answer when the windows could be cleaned. Asking for such a high rent without doing basic cleaning is just ridiculous. Come on, just take a look at the pictures and decide if you truly want to have these in front of your eyes EVERY SINGLE DAY.
