This is a genuine 5-star rating. My partner and I lived in a North Pacific Property for nearly 7 years. Our manager, Ashley, was absolutely fantastic about helping us communicate with the owners and take good care of the home while we lived there. When maintenance needs sprang up, the online system for requests worked well and the techs were all friendly and informative when they dropped by. But mostly, if you’re lucky enough to get Ashley as your manager, I bet it will be the best company-managed rental experience you’ve ever had.

Big shout-out to Eric Sadlak for his professionalism and NPP for a great renting experience. Rent was paid on a tenant portal, allowed prepay and there were no fees for transactions. We had a doorlock that broke on us and NPP expedited processing a locksmith to come out and re-do the locks in a reasonable time. We also had a few edits to the lease which clarified a few topics, which was easily accommodated with our property manager. Renewal documentation was a simple process. The only reason we moved is because we are expecting a child. Lucky whoever gets the place next! Overall this is a top quality company that is not nearly as shady as some of the other prop management companies that exist in Seattle. We look forward to working with Eric as a real estate agent in the future. 5/5 Thanks.

Angelo Nelson of North Pacific Properties repeatedly assured me, my son, and daughter-in-law of a stringent screening process, and he referred me to the website which has high standards for screening tenants. I stated that I wanted renters with stable finances and a financial cushion. I also specified no smoking.
Angelo's fees for less than three months of renting my house were $1885.75. His primary job was to screen applicants to NPP standards.
Both renters worked over 20 miles from my house and could not work remotely.
Renter 1: In his mid-30s
Credit score NA, Years worked: Less than 1, Hourly wage: $18/hr.
YTD gross earnings were under $15,000 as of late November.
Renter 1 left a journal from an inpatient treatment program for a meth addiction at the house. He wrote the completion date of the treatment program which was six months prior to moving into my house.
Renter 2: In his late twenties
1. Credit score: 641. Over $18,000 in debt. Hourly wage: $19/hr
Applicant did not provide any bank account information, credit card information or reference
Question on application: Are you a smoker? "Yes I smoke cigs away outside"
Within three months, there was a combustion event of volatile chemicals that covered the kitchen, including inside the cabinets and much of the house as well as the air ducts with a greasy black residue. The insides of the cabinets and dishwasher were covered in a white fire extinguisher residue. Renters did other damage as well.
Yet, when these renters moved out Angelo wrote: "Guys just finished the house. It is all cleaned." He gave the tenants their deposit back.
I got the deposit by going to court: " The Court is persuaded that the tenants caused the damage to the property."
I did not recover the full cost of repairing my house because the contract states that NPP is not liable for the tenants' performance. I had to paint the kitchen completely including inside the cabinets. The paint on the cabinets above the stove had to be sanded down to the wood before repainting. The ceiling and walls outside the kitchen had to be repainted. The rugs and curtains had to be cleaned. A film of black residue had to be cleaned off everything in the house. The ducts had a coat of black residue but they could not be cleaned by standard methods. etc, etc. And I couldn't re-rent my house in that condition.
Interestingly, Angelo set the deposit at $450 less than a month's rent as specified on the website.
Most of the information on this review including income and credit information was submitted to the court by NPP. This suggests that Angelo Nelson's "stringent screening process" and misrepresentations of rental applicants to me was just fine with Joshua Fant who was informed from the start of the problems with the renters' qualifications and activities.
Needless to say, I don't recommend Angelo Nelson or North Pacific Properties. I agree with Stacy M that there appears to be some dishonesty here. And this is only the half of it!

We lived at the same townhome for 4.5 years under NPP’s management. To start, the maintenance team deserves 5/5 stars and I genuinely feel bad that they're looped into this review. Our first property manager was also fantastic; attentive, respectful and responsive.

The low rating is reflective of our second property manager over the last 1.5 years/move out process. Context:

-The owner notified us that they were looking to place the property for sale. We had just resigned our lease for 12 months and the property manager communicated that the owner wanted to “incentivize” us by giving back our security deposit (which we legally have the right to upon move out, less any damages). This was the first observance that they did not have our best interest in mind nor knew the legal laws in WA.
-NPP communicated that they would be withholding up to over half a grand for professional cleaning and carpet cleaning. According to our Lease, it stated that we only needed to pay for cleaning IF cleaning was done prior to move-in, which was not noted as completed anywhere in our lease/move-in documents. When moving out, we followed the checklist provided to us and restored the town home to the condition that we moved in; as according to Washington Law. It was clear that NPP/Owner were trying to leverage our security deposit to pay for extraneous costs that we were not legally responsible for.
-Even after highlighting the WA Law for Renters, the property manager tried to double charge us for cleaning.
-The cherry on top was needing to reiterate many times how we wanted to receive our deposit. We provided information to receive payment via a shared direct deposit between my wife and I. For the first installment, my half was mailed via check and my wife had to follow up for her half since she had not received a direct deposit after the 21 day legal deadline. After reiterating that we would like to be paid via direct deposit for our 2nd installment (difference between final bills and withheld estimates), we yet again were told checks were mailed. As said - cherry on top for a display of reading comprehension / listening to us tenants.

I would caution anyone from working with NPP either as a renter or owner. They repeatedly did not listen to or acknowledge things that we highlighted as a concern in reference to WA State Renter Laws. They did a poor job of communicating what the owner wanted, and overall dropped the ball on being clear with any and all details (often requiring 2-3 follow ups on a single question). I seriously hope it was just this one property manager who is a sore thumb. As mentioned - the maintenance team at NPP is amazing, and we had a great first property manager. If you are a tenant for NPP managed housing, I highly suggest reading the fine print on any documents you sign and thoroughly review your rights as a renter in WA State.

Awesome management group. Every interaction we've had with our property manager has been pleasant and easy to deal with. Maintenance issues are addressed timely and with a great deal of communication throughout. Happy to have them as a landlord, and would recommend a rental from them to anyone seeking a new place to stay.

Karen Denning has been my property manager for a house I own in seattle and she had been most amazing in the year and a half we’ve worked together.

She’s proactive, thorough, clear, and has a great sense of humor as we have navigated some strange situations together. As a property owner I can completely trust her through many instances of her interfering shining through.

I will be continuing to use Karen, and North Pacific with my rental property .

North Pacific Properties has managed our multi-family units for years and has provided good service. Our direct Manager Angelo Nelson has been a fabulous Property Manager for us for more than five years, and has taken great care of our building and residence. We know we can count on him to give all of our tenants superlative service. Highly recommend!
