This company had been extremely difficult to deal with since day 1 of us moving here. To begin, There are 3-4 added fees each month that were not disclosed to us when showing the place and going over our lease (mandatory renters insurance, waste removal fees are added up and split by # of tenants in the building, large renters portal payment processing fees, etc). The "manager" Maria was nice at first, then as soon as we signed, was EXTREMELY rude and near impossible to deal with. You cannot communicate with this woman without her getting angry or blowing up on you. She has a wretched attitude. She also makes up lies to avoid providing actual solutions to any problems (refused to let us speak to a regional manager, then said they no longer had one, on and on). The only time she is involved, period, is for handing out 5 day notices for any and everything they can think of. They have next to no contact with tenants, and ignore and do not respond to any messages. We could not even get a hold of corporate or a district manager for 4 weeks, even after going in person to the offices - which was hilarious.. it was a Ring remote doorbell, a locked door, and a USPS tote bin FULL of 5 and 28 day notices waiting to go out 🤣. You can be a great tenant , pay your rent on time and early every month, it does not matter. Do not expect to use the garage you pay for other than to park, do not do anything but go in and out and be silent or they can, and will, give you 5 day (or 28 day) notices. They do not call or discuss anything , they say instead that they "use 5 day notices to track infractions". They blatantly disregard their own rules every chance they get, and tell people when they move in that things are OK to do, when they are not.

Do Not Rent Here.

This company is in it for the money. They take care of bare minimum. They are impossible to reach and are as uninvolved as it gets while charging rent that only well attended properties should. Dirty and poorly maintained. Charge a la carte for utilities. In works with a tow lot in Glendale that will tow your car while parked outside your apartment, temporarily with hazards on as you take in groceries and tend to your baby. $400 they made. Nobody rents over a year. Look elsewhere to rent. HORRIBLE PROPERTY MANAGERS.

The worst management property I've ever dealt with. They tried to rent an apartment to us that didn't match the photos, reeked of mold and mildew, and had water damage on the ceiling. Both my husband and I had allergic reactions in the apartment. The manager of the property also admitted to smelling the mold/mildew and wished the management would change the carpet but wouldn't because it had been less than their traditional carpet cycle. Upper management stated that they wouldn't be changing the carpet, even after doing a walk through, and knowing that it was the main issue. The manager of the property stated she wouldn't make us move in and that we shouldn't pay the bill knowing she was going to rent it quickly. The company refused to give me my $500 deposit back even though we never moved into the apartment. They did end up charging us over $300 worth of "move-in" charges, pet rent, late fees, and re-advertising fees. Never rent from this company.

This place is horrendous to rent from. When I first moved here back in 22, the old management company was great and we only had to pay $1 to pay our rent online. Then they switched to Northern management in 2023 and now we have to pay $10-25 depending on what type of payment you are using. That’s only the beginning. We were told from the start that we had new carpets and they were cleaned and that’s why we needed to pay the $178 cleaning fee before we moved in, no problem.once we moved in, I noticed a ton of stains still on the carpet and it stunk like cigarettes so I know the carpet wasn’t changed. Told the landlord Sarah about it and got told it would be looked into, but nothing came about it. Second off, when I would make a request for stuff that needed fixed, like when my sink drain was leaking the DAY we moved in, it took them almost a week to come and replace it so there was mold growing under the sink from the water leak. And of course this was my kitchen sink that I had to use so I couldn’t get around to not using it. We also had a request for our ac unit because there was Black mold inside of it, had the maintenance come and look at the ac to see what type of plug it had and how big, told us he would order it and would be in the next week. Well next week came by and nothing, tried to get ahold of him and no response. Second week went by and same thing so I got ahold of Sarah and she told us it never got ordered and that she would order it right then and there. Perfect right? Wrong. She told us it wouldn’t be here until the following week and this was dead middle of July when it was over 85 outside so we had to suffer in the heat because of this mistake. And when it finally got here, maintenance guy just barged in and didn’t even knock first to let us know it was him coming in so of course we had gotten scared until we saw it was him. Like you can at least let us know it’s you before you just unlock our door and come in. Third, I make a request to have our windows looked at because the seals are going out and it was causing a cold draft in the apartment even with the heat up, (by the way it’s a boiler system so you have no control over how hot it gets, basically just a open or shut because the knobs don’t actually work and control how much is coming out) and maintenance told us it’s a old building and there was nothing they could do. Forth, the maintenance guy refuses to plow right after it snows and multiple cars have gotten stuck in the driveway or lot because of this. (Yes our own vehicles as well since my boyfriend and I had a Honda civic at the time and because he didn’t plow, my boyfriend slid into the rocks by the end of the driveway and got stuck due to the snow and ice when he was entering the lot) Lastly, Sarah was great when we first started and signed our lease, but after living here, she became a real pain to deal with. She will talk about you to other tenants especially if you have a dog cause she hates dogs as she stated when we first moved in. Recently been having problems with her cause she is blaming us for dog poop that isn’t from our dog because we have our dog in one designated area for this reason and ALWAYS pick up after him. I’ve tried to explain to her about people with their dogs and have multiple witnesses to back up that it’s in-fact not us, not picking it up and still got a 5 day eviction notice about it. I will in fact be fighting about this with the regional manager once I get a call back because Sarah has not been answering my messages since last week. Yes we still live here but will not be long, just waiting for us to have our baby here shortly in the next week or so and then we are looking for somewhere else due to the scum management they have here and maintenance people. Northern management needs to review who they have running their property’s cause it’s a joke. I also want a call back from the regional manager for Royal oaks in fond du lac since you guys can never return phone calls.

Snow removal is nonexistent. No matter how much snow falls, the parking lots and walkways are never cleared. Management never replied when asked when the parking lots will be cleared. Rent increases frequently while improvements have not increased. Will look into filing a complaint with the city and BBB. ****some of the residents have not received their mail due to snow not being cleared****

Very unethical company. At a loss for words!
These corporate monsters invaded and monopolized Wisconsin a few years ago and have ruined the entire renter's market. Just read all the reviews! What they failed to realize is that Wisconsinites stick together and value decency and community. We are and will continue to mobilize and get them OUT! This is the LAST company you or your loved ones should ever rent from. RUN as fast as you can.

Your new ownership on Kelly St in Little Chute is a joke. My daughter moved out of her 2br apartment 3 months ago and was paying $570/month and you put some cheap flooring and carpet in and your rent is now $1049/month. This is absolutely disgusting and greedy. No wonder the Fox Cities has a housing problem. How do you sleep at night? Shame on you!!!!

My daughter moved out because she transferred jobs and found a place closer to work. She didn't have a bad experience so I'm unsure where you got that impression. The purpose of my review is to bring light to the inflated and ridiculous cost of all your units. Doubling the rent is totally unacceptable, greedy and truly sad.

Not a tenant friendly environment at all. I’d advise to look elsewhere for a home. They mandated rental insurance and a 20+ page lease agreement. And don’t expect a full or partial return on your security deposit when they charge you for pinholes in drywall.
