Best! I will be moving soon and can't say anything remotely negative about Rex and NIM. For around 14 years they always did what needed done. I would recommend 👌 for sure and the R and R team are amazing.

Edited to add response to owner's reply:

Whatever, Rex. Your reply doesn't explain why YOU said everything looked 'fine' following walk through and inspections. These conditions were disgusting, and you did zero to address the situation while you managed the property. You'll notice that I said nothing about late or missed rent payment in my review. Only the condition of the house. I know what it's like to not have money, and barely make rent. Being poor does not = being messy or unsanitary. So I don't see how having a tenant who had fewer financial resources is related to the state of the house. And I still don't understand why you, as a property manager, apparently felt that the state of the house was 'fine'.

And yes - you did offer to let us use your trailer. We didn't take your offer to mean that you would be in there, cleaning out enough junk to ultimately fill a 40 yard dumpster. Quite frankly, after seeing the lousy job you did managing the property, I wanted to be as far away from.you as possible.

Choosing Northwest Investment Management Services to manage my home as a rental is perhaps the worst decision I've ever made. I loved my home, and didn't want to sell after I got married. I thus decided to keep it as a rental. My first renter was wonderful. My second renter was letting the yard go. I thought a rental management company would help me ensure the house was kept in good condition. When I interviewed Rex, and told him how much the house meant to me, and how I was concerned that the yard was looking bad, I remember him telling me that he would make sure that I was proud of the house. In the 5-ish years that he managed the house, he did one walk through, and two inspections. The inspections were after neighbor complaints. Each time, I asked him how the house was, and he told me that everything looked fine. When the tenant finally moved out, we found: carpet soaked in urine, garage concrete soaked in urine, baseboard and molding chewed up, blinds chewed up, windows scratched, window screens ripped, about 1/4 inch of dog fur and dust on every surface, a shed stuffed with trash, mattresses and tires in the back yard, broken appliances, and more. In what universe would this be considered 'fine'?

Edits, to add in new issues we've found, since working in the house:

1) leaky roof in the garage. Not tenants fault, but should have been reported by tenant, so we could repair and avoid further damage.
2) standing water in the garage must have been so bad, for so long, that the bottom of the washer and dryer have totally rusted out. Standing water was from washer hose, and not from.leaky roof.
3) stove didn't work. Not tenant's fault . . . But wish I would have known about this as it happened, rather than having all repairs and bills hit at one time.

I have had northwest with Rex and Rachael for years..Rex responds to me promptly with any issues or concerns. He is so busy but he definitely takes the time. When my rental was sold, he worked so hard, over and beyond to find my large family a home that we absolutely love. His secretary/ receptionist is so sweet, with smiles, is so welcoming to us..they both treat us like family..they treat us like we are important..I respect the fact they are so honest too. I would not want another management company. If anyone asks for my recommendation, the words would fly out of my mouth, “ northwest with Rex is the only one to go to!! They are reliable, honest, hardworking, and truly cares about their clients. They treat you like family!!. You won’t be sorry!!”…wow, what a team!!!

I have rented from Rex for almost 8 years now. I can say without a doubt that he is the best manager I have ever encountered and I feel so blessed to have rented from him for so long. Rachel in the office is always so friendly and talks to you like a real person instead of like just her job. I love this management company.

Love the folks that work here! Always friendly, easy to work with and on time. They get repair requests done in a timely manner and communicate with you about the situation or status of the repair. For example, we didn't have a screen door on our sliding door, (the property was new to them as well as us so there were a couple minor details missed such as this) and I brought it to their attention and within a week and a half I had my screen door. It had to be assembled and all that, but they were in contact with me throughout the repair/replacement. Highly recommend them as a landlord/property manager!

Rex is the best landlord I've had. He was direct with any paperwork issues, but was reasonable with deadlines, even when we were late with forms. Expectations/policies were clear and always given in writing - upon signing the lease, he also personally introduced all of us to the neighborhood HOA. He personally came to take care of any repairs and responded promptly to any request/concern. The exit cleaning instructions were very specific and thorough, to the point that I wouldn't say that we completed them properly, but he used a minimal part of the security deposit for cleaning and returned the rest.
