Be ready to lose all of your security deposit and more!

I have lived in multiple apartments for 10+ years now. O&M has caused me to leave a negative review on Google for the first time ever.

To be fair. I generally had a good time while living there. Property manager Ophir was friendly and was quick to help with things whenever we needed him. Even with all of the inconveniences mentioned by others here such as fobs not working, fire pits not working and no one picking up office phone, I was generally okay with it.

However, everything went down in the last month when I moved out.

Firstly, they were trying to charge 4 additional days of rent after they had agreed on a prorated rent previously. After a few long emails and phone calls, they eventually decided to honor the prior agreement.

Secondly, after I had confirmed with the property manager that
no cleaning fee would be taken out of my security deposit as long as "we wiped down everything and took out trash".

They still took out all of my security deposit and charged me $705 for cleaning and touch up for a one-bedroom. The breakdowns are:

1. Carpet clean $150
2. Cleaning $375
3. Touch up $180

I knew after the first exchange they would scrutinize more on my move out. Which is why I was more cautious and made sure I hired cleaning service to clean thoroughly before I moved out. And took pictures and videos of everything.

Here are the picture evidences after the cleaning before we returned the keys. As you can see, we did much more than just "wiping down" everything. They still charged $705 after the apartment was returned in such a great condition.

Furthermore, there are some costs in addition to rent to be aware of each month. E.g. you will be required to pay $25 for valet trash and ~$32 Tenant Trash Chargeback per month.

Besides your normal PGE electricity bill, here is a breakdown of the additional charges. Taking our January 2024 bill as an example:

My husband and I spent just over a year and a half at O&M apartments and absolutely loved living there! We had a first-floor unit that exited both on to the street and into a courtyard, which we really enjoyed for ease of access to outside. The grounds of the complex are really well taken care of. Plus, the Dogpatch is such a great area of the city with clean streets and easy access to the water front. I would go for runs in this neighborhood all of the time and felt incredibly safe.

We cannot talk highly enough about the staff at O&M, who were always so incredibly friendly and responded quickly to all of our questions and requests. If we ever had a maintenance issue, it was often fixed or at least looked at the day we sent the email, which we cannot thank the team enough for.

A few things that did not affect us but we noted as common were that the M building elevator would be down at times or the garage car park system would be broken/not working. The spots in the garage are pretty tight, too. But we never felt worried that our car would be broken into or stollen from the garage. Plus, even though maintenance was needed at times, the team was always super responsive to it and communicated to the community that repairs were on the way.

We will truly miss being at O&M. Thank you Ophir and team for all of the roof top pizza parties, for always over communicating, and for such beautiful grounds (The festive lights during the winter season were always so joyful!).

Really friendly and accommodating staff. Helped with deliveries before move-in and intercepting packages that went to the wrong address. Always easy to reach. Nice apartments if you can get them at a good price. Generally quiet area and good, access-protected amenities. Though lacking a gym or pool.

This is NOT a “luxury” apartment living situation. The supposed Fire pits on the roof that they use as an attraction for new tenants never work. The door to the bedroom came off the tracks multiple times and took weeks to fix. The leasing manager Tana talked down about below market rentals (bmrs) and Mexicans during a community party on the roof. When the fire alarms went off for no reason, the “property manager” Ophir came out in his boxer shorts and it was very unprofessional. Our scared dog who was adopted and under-socialized gifted a 10 day or quit notice to give up the dog or move out. We chose to move.

Package theft problem that’s unresolved. What’s the point of the secure mailing boxes if they’re not going to be used? I have several packages go missing throughout the month, almost instantaneously with when it says they’re delivered. That’s hundreds of dollars lost monthly.

Just renewed our lease! What I appreciate is that O&M is exactly what we expected, no hidden surprises. So just know what you're signing up for. Here's an update after a year:

Pros:
- Great neighbors in the M building! It makes a big difference. It's very quiet where we are, haven't heard our neighbors through the walls or anything.
- Parking is expensive and the conveyor belt system is difficult to use. No break-ins or any issues for over a year. From what I can tell, the machine has only broken 1x and I saw maintenance repairing it the same day (it was usable by EOD). The neighborhood seems pretty safe, going to try to get street parking next year.
- Packages are secure. Never had a package go missing in over a year. Sometimes they deliver to your door, otherwise it's in the lobby room.
- The most perfect dog park right outside. The most friendly dog neighbors! If you are a dog owner, this is a great spot to be. As a woman, I feel 100% comfortable walking my dog outside at night, which is huge in the city.
- Nice appliances inside. I am in a studio and I appreciate the full sized fridge. Be warned: no oven. But a counter top air fryer works well
- Across from UCSF housing, meaning there's a little more private security around the building.
- Absolutely love the neighborhood. It's cozy unlike Mission Bay, but close to Caltrain. Great weather when the rest of the city is foggy. Easy walk to the water. If you have a car, you can get anywhere really easily. Friendly people.

Cons:
- No oven in studio layouts. 1b+ have a full kitchen though! lol. I love to cook and somehow we've made it work.
- No AC. Not a big deal but some summer heatwaves are unbearable! Luckily there's a cute little "beach" a 5m walk away, gets you out of the house to cool off.
- Firepits are always broken. But the grills are good and we use them often.
- I wish there were more amenities. But the lack of explains why O&M is slightly cheaper than nearby apartment complexes. I almost left to upgrade, but ended up staying haha.
- Wish they had more studio or 1b options.

Original review when I moved in 1y ago: Just moved in January. Had a few hiccups with move-in but Ophir was amazingly quick to help us with all of our needs.

The apartment is clean and maintenance requests were super quick and easy. I submitted a bunch of requests from replacing the cabinets to helping with the drain and they were all handled within a few days. Haven’t had any issues with packages or trash either. We were also able to secure a parking spot which was a must for our needs. We both WFH and when you close the windows, you can’t hear anything from the nearby highway or street.

This is our 4th time renting so we’ve had experiences with a wide variety of management companies and don’t understand why O&M doesn’t have a higher rating! I believe there is new management so hopefully our experience only gets better with time.

The apartment complex itself is clean, the Dogpatch neighborhood is lovely, and our neighbors are also friendly.

I want to complain abut their leasing service. During the call for scheduling a tour, the employer recorded my requirements and preference and explicitly told me which apartment I would be shown. In the end, we scheduled a self-guided tour for today (Jan 16th).

Yesterday, during office hour I called again and got confirmation for the schedule. In addition, 2 hours prior to the scheduled time I received their email reminding me of the visit.

So I took the train to the community (the trip took me 2hours). Upon my arrival, the manager told me the units were not available anymore and my visit was cancelled.

What else can you ask for? We have a dog park across the street, a great coffee place by the door and this pocket still feels safe. We have a trash valet, packages are delivered to our door every day and the management (Corey and Nick) is always making sure that we are comfortable and that everything in our apartment is running properly. If you have a dog this is the perfect place. Plus you're 15 minutes away from everywhere.

Moved in just a little over two weeks ago. (On 02/01/18) Absolutely fantastic transition! Everyone in management was extremely helpful and friendly. Very responsive to any questions or concerns I had. I wasn’t in city before I moved in so they took videos of the apartments I was interested in which was really nice of them. Also, they were cool enough to let me store some of my bags in the apartment a day early so I didn’t have to carry them around.

Pretty well insulated building. I haven’t heard a single sound from the highway behind the building and the temporary and not as quiet construction across the street is reasonably muted.

I should note there are two separate buildings in this complex that are not connected other than by the ground. Apartments O### are in the green building and M### are in the reddish brown building. I’m in M.

For those who are curious since the complex is pretty new some apartments don’t have internet setup, so you’ll likely need someone from the internet provider to connect some cables outside your apartment that you don’t have access to.
