One Hundred Grand Apartments is a great place to live, and the management and maintenance teams are very nice and helpful. Tori and Jocelyn are always friendly and understanding, and they respond to emails and questions in a timely manner. A special shout-out to Nico who leads the maintenance team, and with Steven together they keep the place in a good shape. Recently I had an issue with the washing machine, and Nico was able to identify the problem quickly. He and Steven then came and fixed it with efficiency.
Overall, my experience with the apartment and staff has been really pleasant.

Shout out to Tori our apartment manager here. We have lived here for a few years now and she has always been a pleasure to work with. Any concerns we have she is quick to reply and to take care of us. Her and Jocelyn have wonderful customer service. They always make us feel at home when we see them around the property with their bubbly personalities and wonderful smiles.

I am extremely disappointed with my experience at 100Grand Apartments, particularly with the leasing team and their handling of a disputed carpet replacement charge.

1. Unjustified Carpet Charges:

At move-in, the carpet in my unit was in suboptimal condition, with stains already present. I documented this with video evidence in my pre move-in video.

Despite my repeated requests, the leasing team has failed to provide any photographic proof to support their claim that new stains appeared during my tenancy.

Furthermore, the move-in inspection form does not have my signature, as I have stated multiple times.

The $850 carpet replacement charge is excessive (normally $200-300), lacks transparency, and is not supported by any detailed breakdown of costs.

2. Lack of Transparency and Accountability:

Communication with the leasing team has been inconsistent and unhelpful. My repeated attempts to seek evidence or a fair resolution have been ignored.

The lack of transparency and professionalism has caused significant stress and financial burden.

I urge Greystar Property Management to address these issues and improve their practices. Tenants deserve fair treatment, transparent communication, and evidence-based charges. My experience has been deeply frustrating, and I hope this review serves as a warning to potential renters.

TL;DR: Was charged for $1700 for replacing carpet for them loool. No response since giving out the bill, all they want is your money.

Don't get me wrong: It's a good community. The maintance team Steven and Nicolas are both nice and kind guy, and helped me a lot. Package never get lost. Garage is safe. Neighbors are kind.

What annoys me is that the gabage valet is a scam as these lazy guy can not hold your "tooo heavy" bags and unsealed bags. I can't believe I'm paying $30 each month for this.

Anyway, BE PREPARED TO SAY GOODBYE WITH YOUR DEPOSIT

I've been an active Tenant for 4 years now, & I have nothing but great things to say about this location. From the top down, they've been nothing but great to my roommate & I. Leasing Management team & especially the maintenance team, they've all been fantastic. Open to any questions I may have, & ensure any apartment needs/repairs are done in a timely manner.

Over 3+ amazing years of living at One Hundred Grand, we recently moved out and couldn't be happier around our experience here! From initially signing with Tori years back she was always supportive and helpful of all of our needs. Professional and patient every step of the way. We were lucky to land our street facing unit and we enjoyed our townhome and all the memories it gave us. Nico and the maintenance team was always there to help with our issues and fixed items promptly. Amazing team. The unit gave us zero to no issues over the 3 years we were here and would highly recommend anyone looking for a safe and secure location to reside. Thank you, Tori! 5 stars.

Something needs to think about before you sign up the lease.
1. When renewing lease, be prepare for 20-25% increase. Meanwhile, all nearby communities stay at similar price range.
No rent control.
2. Any maintenance requests in your unit might take 2 weeks to complete. For public area, the grill takes 18 month. Hallway lights are 4-8 weeks. Out facing door sensor not working, I have no idea since I filed that 6 month ago and no fix before I moved out.
3. When move out, they don't contact you about any deposit left. Leasing office claims you never left forwarding address. Guess what, I took multiple photos that I left forwarding address on the move out notice, move out date notification. Still, they claim they never receive your forwarding address.
4. When leasing office ask you to do something, it's always you need to do that immediately or punishment fees. When asking leasing office to do something, they are always busy dealing with some 'emergency'. They will work on your case when something else completed.
5. They charge you valet trash, but you still need to through your own trash from time-to-time. Too big, too heavy, or something they don't want to deal with. It's on your own. Trash room always locked. So, you need to find out where you can through your trash even though you pay 'valet trash fee'. By the way, sometimes, it's not holiday, they just skip your trash pick up even though you do everything right.
In short, you are paying a good money but, to be honest, their service doesn't reflect the price you pay.

We have lived here for a few years now and although there have been a couple of challenges, the management and maintenance teams have always been responsive, accommodating, and amazing. Nico and Steven, the maintenance dynamic duo, respond and fix issues literally within hours of the request whether it's changing bulbs, replacing the fridge, or fixing the garbage disposal. 🙂
