The apartment layout is very spacious and beautiful. The neighborhood is nice and it’s very close to the highway and Emory University. They just underwent a change in management and finally the gate is working again. I have noticed some roaches in my apartment also and apparently we’re being charged for pest control but pest control hasn’t been done in all buildings and we would have had to request it. Soooo if I’m being charged for it monthly, why do I have to request it. Major issue: they have been renovating the apartment above mine and 3 times water has leaked through the floor to my bathrooms. The ceiling was already stained from the last time. This last time was like a waterfall and the people they contracted to do the work, when I went directly to them to show them all they said is, “oh sorry, we already turned the water off.” Yeah thanks, after flooding my apartment with water and risking me getting sick from mold. The maintenance guys are usually pretty timely with coming to repair things but I feel like these folks they have contracted to do the renovations aren’t very good at what they do.

Second Update: Definitely want to give a very grateful kudos to maintenance manager Justin, who came back after already being home and turned off the leak, upstairs and then came to vacuum up the water and put fans in the affected areas. New manager, Cheryl, also reached out to us today to resolve. Much appreciated. I hope that the property owner going forward does a thorough review of any contractors work process before rewarding the bid.

Overall, was a good experience. There were a few things that contributed to us wanting to leave though. There were a good bit of bugs coming in the unit, and the unit just overall needs to be renovated/updated. The paint needs to be totally redone. Also the pool is basically green during the summer, so we were really hesitant to get in. We had charges for "sewer billback" on every bill that was super high every month. But maintenance was pretty good, and I never had any issues with neighbors or any disturbances. I love the area.

I lived in this apartment from March 2022-2024. At the time of move out we were told the final costs would be $540.39. This was paid through WIPS, in cash with a valid receipt as proof of payment.

It was discovered May 2024 that myself, my sister and my mother, who were all on the lease, were sent to collections for the balance of $229.27. We knew we paid it, we submitted proof, disputed the charge and moved on.

December 2024 or January 2025 I discovered a refund check was sent from One K for the amount of $311.12 and issued June 26, 2024.

The debt sent to Collections , which has already been paid was never removed. Due to certain circumstances, I had to pay the debt with my own money meaning that $229.27 would be returned back to One K.

After paying this debt, I reached out to One K and spoke with Avery. Avery let me know that this issue would be better handled by management, and he provided his email along with Cheryl's email to help move along this process.

I have spoken with Cheryl a few times regarding this matter, and she informed me that the balance due at the time of move out was ONLY $229.27. That is why I was sent a refund check for $311.12. I have asked for the refund check of $311.12 to be re-issued or to be refunded for the full amount of $540.39 as again, the $229.27 was the ONLY balance due. If we made a payment of $540.39, received a refund check for $311.12, that would mean $229.27 would cover the balance due at the time of move out. However, that $229.27 was sent to collections... for what? So, my next question is, "Where did the $229.27 go?" Unfortunately, Cheryl did not have an answer for that and begrudgingly said that she would reach out to billing and attempt to re-issue the check of $311.12, disregarding that $229.27 was kept by One K at the time of move out, and will also be received from collections after I made the payment.

I have reached out to Cushman & Wakefield already, and left a voicemail with no callback at this time. I hope to hear from them soon, but I am incredibly frustrated and disappointed with how this process is going, and how there has been minimal attempts to apologize on others behalf, to try and rectify the situation, or even to have a basic understanding of where the issue truly lies.

I would never recommend this apartment to anyone if these are the types of business practices they choose to follow.

Cheryl was so helpful and got us a great deal.
UPDATE: I adore this team! Cheryl, Avery, and Justin are wonderful and work so hard! Moved in and had a few maintenance things come up within the first day that I did not notice on the initial inspection. Justin got my issues handled quickly, even with being backed up right after the Xmas/New Years holiday. Thank you all so much!

My rating so far is for my tour, as I haven't decided if I am going to apply, (although it is currently #1). My tour was with Avery, and he was so extremely helpful. He made me feel welcome and gave me more information than I would have thought to ask, like about community events. Apartment hunting can be stressful, and he made it a breeze!

management is super ghetto and unorganized please save your money you can find better! leaks all the times , maintenance people literally can’t fix a door knob , its always car break ins because they promise you a gate that doesn’t work so anybody can come in the “gated community “ mailbox break ins and the pool is always dirty and only open 1-2 months out the year stay away these are just a few reviews from the ring app from people in the community complaining about the roaches and bugs that keep coming. i hope they hire new management and maintenance that can actually help

Front gates that were advertised as part of the community when moving in and required a pretty hefty non refundable fob deposit have remained non functional nearly the entire time I’ve been living here. They have been saying they are “working on it” for over half a year. Now multiple cars have been broken into and absolutely no steps have been taken to address the issue. There are millions of other problems with this place that I won’t even go into but for your own sake avoid this mess of a place.
