I own a unit here and am very familiar with the property. other reviews have mentioned the HOA, and its because of one lady on the board. she hands out almost all of the violations. the water shut off is annoying. with all that being said. I love my unit and the neighbors are just normal people. there have been incidents but i would think, far less than other places. i often take my trash out around midnight. i dont have a problem here.

Absolutely love it here. Yes, every condo complex has its own quirks- the once in a blue moon unleashed dog walking about with its owner, people who crowd the pools, the cute gate jamming that gets fixed in a few days or less, occasional cats nesting under the car port… all that said- the lawn service does an awesome job maintaining the property rain or shine, the tree out front gets trimmed, and repairs get done. Good communication is sent in advance by email or letter for any upcoming water fixes and that is greatly appreciated. This is a gem of a find in Houston. But honestly and for the most part- it is peaceful and quiet (at least in my corner section) here! Have been living here for two years and still counting. Truly hope the other homeowners are having a good experience as well.

A quiet condo community with beautiful landscapes, trees, and two swimming pools. It was builted in 1979 but maintained well. Good location, many shops nearby.

It’s a nice tucked away property and great value. The HOA lies and if they don’t like you, they will harass you. The plumbing is years old. Always problems
Hopefully if you rent, you get a hands on landlord. If you buy, have extra money to spend.
It is well maintained otherwise, and I like living here.

Save your time and money and find a different place. The condos may look nice on the outside, but after living here for 2 years, I’ve definitely made the worst decision.
1) The “HOA” is a joke. They’re quick to tell you that you can’t do something and will fine you over the stupidest things, and even quicker at pointing the finger at other people or companies to fix your problems
2) Every other month, the water is shut off all day. They claim that you can use the water after 3pm, but realistically, you can’t use it until after 5pm.
3) Nobody will tell you this before moving in, but if you were to lose electricity for whatever reason, you can’t use the water either. Major thing when you have power outages that last multiple days
4) Multiple break ins have happened since moving in. The HOA will do nothing but tell you to call the police. There’s a security guard shack at the entrance, but nobody to occupy it.

Please steer clear of this place. It’s the worst rental I’ve ever signed a lease on. My lease is up at the end of January and I can’t wait for that day to come.

Great place... However HOA wannabees who have nothing better to do than lie and misrepresent the property. Some of those people are nuts, especially the skinny old lady who is very nosy and bullies renters and owners. She better be very careful because if she is not weird things could happen. Lots of people do not want anything to do with her.

I have lived there and owned investment properties there and for the price and the location, you just can’t beat it being just a couple miles west of the galleria and conveniently located to most major Houston freeways and toll roads. There are always ups and downs in any gated community, in my opinion, but I enjoyed the eight years that I lived there!

I Love it , I been here over 20 yrs. I feel safe and secure here yes there have been problems, it’s everywhere now days . It’s always clean and neat .
