We’ve partnered with One Way as our HOA management team for a while now and I would highly recommend using them. As an HOA Board member it’s nice to have a team that’s easy to contact and talk to-to handle the needs and concerns for our community. I’m typically in contact with Cory for any and most concerns, but if he’s not available there’s always another team member there to help us out. Anyways, I would recommend them to anyone.

I initially wrote a review about OneWay Properties regarding their practice in liaising with the landlord and tenant. We had an offline discussion to address my grievances, and in good faith, I took down the review, hoping they would improve.

However, I am still experiencing the same issues, with no follow-up responses to my inquiries—currently, it has been 2 weeks with no response, and more than 30 days prior for another inquiry. For this reason, I am inclined to share my review again.

I would not recommend working with this property management company due to their extremely poor customer service. The owner mentioned they are a mom-and-pop shop that has substantially grown, yet they haven't taken measures to evolve their operations so tenants like myself can get timely responses.

While they don't believe they are a discriminatory company, I can't help but question why another tenant, who has the same landlord, receives different treatment. For example, outdoor furniture is allowed in the front entryway near the driveway for the other tenant because they aren’t in the HOA (though the landlord is), so they don’t have to move it. When I inquired about a screen door for the front (which the other tenant has but I don’t), OneWay continues to say it’s up to the landlord and they are not obligated to provide one. I can't help but wonder why I’m treated differently. There seems to be a blind spot, and they should consider the lopsided situation.

One Way took over the house we were renting in the middle of our year long lease (was not informed by either property mgmt company) so I have no insight on maintenance requests or the company as a whole.
But my main complaint is the deposit refund. We received an itemized list of deductions from the deposit within 30 days of leaving, which is IAW the RCW covering deposits. However we were charged for ~$1,000 in damages that were noted on the initial move-in report (that was sent to One Way from the old property mgmt company), and we were not provided receipts/estimates of the repairs, which is not IAW the RCW. I sent them an email listing and explaining the charges that were inherited when we signed the lease, to which they responded with "we will look over the move in report and get back to you ASAP."

>90 days passed with no response. I sent about five follow up emails on the subject with absolutely no response. I finally decided I had to take a day off work and confront One Way with the RCW printed out and everything. Once I got there, armed with the law, I was greeted kindly and the issue was resolved then and there. All the charges I disputed were added back to the deposit refund and I got my new check about a week later (had to pick it up from the office because I think they forgot to print/mail it).

All in all I think they have a good team there. But for any tenants looking into using this company, I have a sneaking suspicion that they left me on read in hopes that I would give up and take the first check. I could be wrong, and I'm trying to be fair, but if you want your own money back, be ready to fight for it.

Maria and Cory have been managing two of our rental homes. They have been extremely easy to work with and have found and vetted tenants quickly. When there are issues with anything, I just send the information their way and they take care of it ASAP. They have extremely competitive pricing as well.

Man! I am speechless with how One way property works with me. Cory (owner) is very understanding, committed to customer service and very knowledgeable. If you are questioning if they put random people in your property and walk a way! That’s not how they work… their process of screening tenants is fabulous and very detailed. I highly recommend Cory and One Way Property management if you are in need of a property management company.

We have been through 5 different management companies with our HOA in the past 5 years & Cory and his wife at One Way have been by far the best. Very hard working, quick to respond and they go out of their way to solve any issues. I would highly recommend their business!
