After not repairing a toilet for 3 months as well as disregard for basic house upkeep, I decided to move out of my rental. After my move out they took $900 for a cleaning fee for a home that was *never* cleaned to begin with. I moved into a dirty home - we took pictures noted it in inspection during my initial walk through. After I moved out I spent HOURS cleaning. It was in better shape than when I found it. When I moved out they charged me, a $900 cleaning fee just so the former landlord, and friend of the owner of the company OnTop, could move back in. This is why the term slumlords was invented.

Moved in in 2020 when our lease was under the private landlord he then switched to them last year and they came and did and inspection but are refusing to accept the move in video with the landlord as well as all the items that were documented. Over the last two week I have called multiple times and left messages and emails and no response which is really frustrating consider they are trying to take out whole deposit even though 90% of the issues were there when we moved it. They are charging us for replacing batteries in the smoke detectors even though new ones were put up in December by them🙄. We were charged a 400 almost 500 dollar cleaning deposit when I asked them multiple times if they wanted me to hire a cleaning crew, I left the unit in better condition then when we moved in and when asking them what the cleaning fee was for they again refuse to answer. The lack of communication and follow through is gross and disrespectful. On top of that I am 9 months pregnant so for them not answer is really frustrating me. They think becuase we were college kids they can just take advantage and we don't know tennet rights.

I am writing as a rental property owner who moved my properties to On-Top Realty one year ago, and I could not be more pleased with this company. They are very tenant-responsive, which keeps my tenants happy. They really care about maintenance, as I do, and my properties are in much better condition than under the previous management company. Rental units that used to take several months to rent are now rented in days, and my overall cash-flow has literally doubled due to their efforts. My only regret is that I can not give them six stars, because they deserve it!

We made the switch to On Top Property Management from another well known management company for our rental and we’re so glad we did. Sheri and the team are so responsive, care about both the tenants and the landlord (so you actually feel like you’re being properly helped and represented as the landlord), and have made it very easy for us to not stress about owning a rental property. The monthly statements are clear and you’ll always get a response whenever you have a question about anything or just want to check in on your property. Keep up the great work, we’re happy we found you guys!

Pretty glad we don't rent from them. My wife and I paid their 90 dollar app fee on a townhouse to go do a showing. The property manager couldn't answer even the most basic questions about the unit. Like where is the ethernet port located for internet, what is the sq ft of the unit, is lawn care included in the rent or do we take care of it? If this is how incompetent they are at showing properties, I can only imagine how bad they are at managing them.

Renting from On Top realty is pretty easy. Fill out app, pay deposit, rent. Easy. I enjoyed the home that I rented. There were a few issues with getting the HVAC repaired, washing machine repaired, landscapers to deal with the sprinklers. All a hassle to deal with. I don’t recommend you using any of the appliances if you don’t want to have to have major inconvenience to have things fixed. The timing of getting repair people out to the house, questioning the validity of the repair and even insinuating that I may be responsible for the repairs (what?). The landscaping portion of renting? The receptionist at their landscaper (they also own that company, talk about a scam) is super rude. Try not to EVER deal with them. So basicaly, don’t use the cheap appliances, or expect that sprinkler Maintenece will happen appropriately. The problems come when you give notice. Getting a walk through scheduled, more than difficult. I ended up paying for multiple things that were illegal for them to charge me for, lightbulbs (?), paint touch-ups, a once over cleaning. I tried to communicate to the “property manger“ the inconsistencies of what they charged me for and what Washington state law states they can charge for, no solution. Off to small claims we go, I waited 14 days past when they are legally required to gave my deposit. Condensed version: giving them money super easy, getting your money back from them? Super hard. Not recommended.
