Kelly, our incredible on-site building manager, is the glue that holds everything together. From handling packages to organizing community events, she's always there with a smile and a solution. Need help with anything? Kelly's your go-to person. But it's not just about managing tasks. Kelly genuinely cares. She takes the time to get to know each one of us. She remembers birthdays, listens to our concerns, and makes sure our voices are heard. It's like having a friend and a manager rolled into one amazing person.
And then there's Juan, our maintenance wizard! Got a leaky faucet or a light that won't turn on? Juan's on it in no time. His dedication to keeping the building in tip-top shape is unmatched. He's always ready to fix things with a big smile and a can-do attitude. Juan doesn't just fix problems, he prevents them. Thanks to his keen eye and proactive approach, we enjoy a hassle-free living experience. Plus, he's always up for a friendly chat, making our building feel even more like a community.
Together, Kelly and Juan make an unbeatable team. They go above and beyond to ensure ORA Apartments is not just a place to live, but a place to thrive. Their hard work and dedication create a warm, welcoming environment that truly feels like home. Kelly is leaving to take care other building, I thank her for all her hard work, and we are going to miss her. I hope Juan will stay, we don’t know yet (keeping finger crossed).

Kelly, the building manager, is truly exceptional! Always responsive, professional, and kind, she ensures the building runs smoothly and makes residents feel at home. Her dedication and positive energy are unmatched. Thank you, Kelly, for everything you do!

The building has new management that does not include Kelly (who is referenced in multiple old reviews) and has been going downhill.

There are unaddressed security concerns within the building, so packages are often stolen, there are confirmed squatters, paid storage units and the bike room have been broken into and pillaged, the garage door is frequently left open or broken, and there are occasionally disruptive non-tenants in the lobby.

To make matters worse, common spaces are unable to be used due to malfunctioning alarms and pet waste.

I just finalized a lease at the Ora and I was very pleased with the entire process. The building manager Kelly in particular really helped me pick the right apartment for my family’s needs. She was also warm, professional, and attentive through it all. The location of the building is spectacular and I’m excited to move in!

Ignore any reviews before December 2024 as new ownership has taken over since.

BLVD residential took over and have failed to address multiple issues of safety and security that are standard to living in any apartment complex (let alone in Oakland). Squatters, trespassers, and lack of ANY security are just a few of the issues that ownership drag their feet to address, as much as they tell us they are "working on it." Some of these fixes are INCREDIBLY SIMPLE and residents themselves have proposed solutions but to no avail.

Employees of BLVD management are rude, standoffish, and have displayed little to no sympathy regarding ongoing issues and only exist to sign new tenants.

If issues are addressed and BLVD residential change their tune then I'm happy to update my review, but with the amount of other equally or better priced options in this area, don't even bother touring here as they will NOT mention any of this to you.

Oh and one more thing: an individual was recently caught on video brandishing a GUN with a HI-CAP MAGAZINE on the floor where the squatters live. As of this review they are still here.

I recently toured the apartment I will be moving into soon and Kelly was my contact. From calling to emailing, Kelly was very attentive and helped me get my questions answered efficiently. Kelly was open to allow me to tour the space, and I immediately fell in love with the apartment! The complex in general is well kept, it feels comfortable, and I am really glad that Kelly reached out to me. She is intentive with building a community space which is what I want in my experience and I am excited to move in! Thank you Kelly!

I and my husband have been apartment hunting for past few weeks and finally we found the place we like!! Kelly, the property manager is so helpful and she made sure we can comfortably move in this place. She treats this property like her baby and the place is very clean. So happy to finally move in!

I have been living at Ora for over 2 years now. I must say that I love the location. It is within walking distance of a lot of great places. This part of the town is quiet. The grounds are well kept. The common areas are always clean and decorated.
I love the attention that the staff always give to the residents. They are always pleasant and carry large smiles. I must shout out Juan and Kelly. They both take their time to get to know each resident. Kelly is a great property manager by dealing with all the issues that occur on the property and the residents within. She is kind, friendly, and goes out of her way to resolve any issues that anyone may have. Juan is an exceptional maintenance person. I have had a few minor issues with my apartment, and he resolves them within a day or two. He always communicates with me on any issue and I am never left in the dark. Highly recommend this place to others.
