I know renting in Miami can be nightmare but me nor my realtor have ever seen something like this.

I submitted the offer for an apartment lower than asked price, however they demanded an application to be done before the offer is accepted so I paid $70 application (this should have been the red flag but I ignored it). Then the next day the VS agency (representing the owner) calls me and tell me that the offer is accepted and the application is approved. However the person who I spoke to didn't speak good english so I asked if they can just send me everything in the email with the next steps. At that point they already started ignoring my realtor and not giving him any information but calling me directly few times.

I received an email and to my surprise, the offer I gave was not accepted, they just wrote the original higher price. Then there was a random $700 non-refundable move out fee due before lease signing!!!!!!!!

We reviewed the MLS listing details few times and never was this mentioned. In addition they did not want to show me to review the lease until I pay deposit, first month rent, non refundable move out fee and non refundable administration fee. Also the letter had the deadline of Sept 5th for me to pay all these. Then they called me again (not my agent, directly me) and I asked what is the $700 move out fee for, and she said it is for cleaning and painting after I move out regardless of the condition the apartment is left. I asked to review the lease before I pay anything cause I wanted to see what am I paying for before I sign but she said I have to pay first....!

Then I called my realtor to discuss, but the lady called me again and this time she said the move out fee is for cleaning and lock changes, basically she just said different stuff each time and does not have it anywhere in written.

In an hour or so the same lady sent me a message saying that now she is pushing a deadline on 4th of Sept which was Labor day and the banks don't even work.

Needless to say, I did not proceed with this shady company and they never answered to my realtor. I would recommend to stay away from this property. Not sure how the life would be there but the fact that you will have to deal with this company during the whole lease it is not worth it.

Great first impression. Well designed office, thing got iffy when they brought out the contracts. My thought was "they can't possible mean everything in this contract, this must be for if the have bad tenants." Nope.

I'm a good tenant that takes good care of anywhere i live and have always gotten my entire deposit back so we will start here. Out of $800 they gave me a little more than 200 back because of "fees".

I went 4 days with out water and ended up having to hire my own licensed maintenance.
The maintenance crew hardly ever made it out. had to call for them multiple times for each problem.

They a not tenant oriented or very hospitable. And they manage like its their way its their high way. Very poor management not sure if ownership issue or office is but an issue non the less.

If you are good tenant, i recommended moving on to the next rental if you are not a good tenant then this place operates for you!

This was by far the WORST company we’ve ever had to deal with. They would never answer the phones or emails until DAYS later. Multiple things in our unit would stop functioning correctly including our AC. When we attempted to have it fixed we were FORCED to wait an entire month for someone to even come out to look at it. ALL of our food went bad and we had to buy a fan to be slightly comfortable in the middle of the summer. When we were finally contacted, for THREE DAYS we were told someone was coming so I took days off from work to make sure something was done and no one ever came. When we called to complain One of the ladies working there was VERY rude and didn’t seem to care at all about our situation. At our time to move out they asked what would be the best day to show the unit to which I said the end of the week. Their response was that Tuesday( the very next day) would be best and if we declined to show the unit when they needed we would be charged! On the day to return the keys we had until 10am on a Saturday to drop them off at the office or we’d be charged 500 dollars in late fees. After moving out we’ve waited 3 months. THREE MONTHS to get our deposit back to find out we wouldn’t be getting ANYTHING. DO NOT I REPEAT DO NOT RENT FROM THIS COMPANY. SAVE YOUR MONEY!!!!

VS International Rental Properties LLC is the most disrespectful, unprofessional, lazy, and neglectful property management company in Florida. This is a company that is careless towards its tenants and the property that they claim to manage. I have lived as a tenant of VS International for two years and have never felt more like a prisoner in my own home. Although I have been wronged by VS International countless times, I would like to share a few of my experiences as examples to what you might face as a future tenant:

1) After signing the lease on my future apartment, VS International and I agreed to a specific move in date and time. I had everything packed and ready to move with family taking time off to help me on this day. When it was time, my family drove the moving truck across the state to help me move in but were unable to get a hold of VS International after arriving in Orlando. After countless calls, knocks on the company’s office door, and much pestering, VS International called me to let me know that I was unable to move in on our agreed day because some inspection had not been completed. Not only were they so incompetent that they could not complete a move out inspection before I arrived, but they were so lazy that they did not let me know until AFTER our agreed move in date and time.
2) In my time as a tenant of VS International, the air conditioning in my apartment broke twice. Both times were in Florida’s sweltering summer, and both times VS International allowed DAYS to pass before sending a repairman to fix it. I was not given alternate housing, nor was I compensated for the days my apartment was uninhabitable.
3) VS International rented my past apartment to me knowing that it had an active German cockroach infestation. The terms of my lease agreement allowed me only hours to report a pest problem after moving in. When the infestation was reported, VS International claimed absolutely no responsibility for the issue and denied me any help. It was months later and many phone calls, emails, and complaining before they finally sent an exterminator. The extermination failed, and the German cockroaches continue to infest that apartment to this day.

If you have an ounce of respect for yourself and believe that you deserve to be treated as a valued human being, DO NOT RENT FROM VS INTERNATIONAL! Please look at the five star reviews, they are all from property owners who use this company’s poor management service to receive your paycheck every month without owning up to the responsibility of being a landlord. I highly suggest that anyone looking to rent a property steer clear of VS International Rental Properties LLC.

What more can I say other than perfect! I applied for a home on one day and a few days later I’m signing papers to my very first lease! Worst Experience ever with a property rental company, 1. Property was poorly managed, everytime some thing broke that it was their responsibility to repair it would take them 2weeks to 3weeks to repair, 2. when our lease ended we return our keys to the same office that we pick our keys at the beginning of our contract and charged us $500 for returning our keys to where we picked them up and they made up some excuse to charge $500 from our deposit, and this is how they behave when they even know you personally imagine if they don’t know you
We also had meldew and mold and they never cared to do anything about. UPDATE: YOU GUY ARE CROOKS AND LIARS
