I sold several homes in different states and was frustrated by the standard real estate commissions charged relative to the small amount of work that prior selling agents performed. In several cases the work was pretty marginal and I was heavily involved to see the sales closed. As I contemplated selling my home in Cheyenne I planned to list myself but one limitation is access to MLS and then professional presentation as well as organization for viewing. Patrick Graham and 323 Real Estate were recommended by a co-worker as a flat-fee "discount" broker. Based on my experience the term "discount" ONLY reflects his flat-fee approach as his advice and service were top-notch and both incredibly knowledgeable and professional.

I contacted Patrick and he met me at my home. He spent more than 2 hours with me at that meeting looking at the home, understanding all upgrades, my own thoughts regarding the housing market, and my time frame for selling. He explained his contracts in detail with all costs, his marketing capability, and his use of a professional photographer. He left that day to research comps and to allow me time to review all contract details. He rescheduled a return appointment within 48 hours to discuss market comps, his recommendation for listing price, and time-frame for his photographer. He also confirmed my thoughts to have the home decorated and "staged" for photos and sale.
His photographer was excellent, spent about 5-6 hours shooting, and then returned the next morning at 5 am for sunrise pictures - the listing photos speak for themselves and were outstanding.

In a tough market with high interest rates and a relatively expensive home, the house was quickly under contract and subsequently closed. Final sale price was well above my original expectation. Through this process I was frequently out of town and Patrick managed all showings. He was also looking out for the house after several storms. Throughout process his communication was excellent and remained that way through closing.

This sale represents the best agent I have ever utilized and the LEAST money I have ever spent on commissions. Really can't recommend highly enough and only wish he would get NC license for the sale of my next home! I will seek a similar flat-rate agent for my next home sales and pray they are as good as Patrick!
