Unprofessional Management and Unresolved Maintenance Issues – Look Elsewhere

I moved into this apartment complex managed by pacific crest in early September, and from day one, it’s been an absolute disaster. On move-in day, we didn’t hear from the leasing office at all. We showed up at the office to find Denise, who was shocked to see us and admitted she had “no clue we were supposed to move in today.” Despite the fact that our lease was signed and all move-in fees were paid, they needed to make a few calls to check if the unit was ready.

This was just the beginning. A few days after moving in, I received a text from the office saying I owed an additional $400 in move-in fees that had already been paid. After a lot of back-and-forth, they finally acknowledged the mistake, and a leasing agent assured me that the overcharge would be credited to my next month’s rent. Still, the lack of professionalism and poor communication was infuriating. Denise apologized, claiming this wasn’t typical of the company, but that hasn’t improved anything.

During the move-in walk-through with the lead maintenance guy, we noted several issues with the unit: broken kitchen trimmings, a fridge light clip that was hanging loose,A screw missing from the dryer (when we moved in, we had laundry to do so my boyfriend immediately ran down and ask the maintenance man to throw a screw in it real quick , he said he’d “be up in a few minutes to take a look” and then never came back😂🤦🏽‍♀️),a missing piece of carpet in the master bedroom, and a HOLE in the wall under the sink, stuffed with a black trash bag—which they had the audacity to paint over. It’s clear that they were trying to hide the problem rather than fix it.

Now, it's April, and none of the maintenance issues have been resolved, despite me reaching out multiple times. Last week, the maintenance team was supposed to come in and address everything on the work order, but when they arrived, he only “fixed” (I say “fixed” because it fell out right after he “fixed” it🤣)the fridge bulb and unclogged the garbage disposal. The rest of the issues? Completely ignored. Each time maintenance is supposed to come, nothing is done, and the office insists everything has been completed. It’s baffling that after proving repeatedly that the work orders aren't being fulfilled, there's still no change. Besides those issues, our neighbors across from us have about 15 people living in one unit, leave their shoes all over our walkway and door step and the office is persistent on the reason they do this is because of a “language barrier” even though the lead maintenance man is very fluent in Spanish😂. I’ve had 4 or 5 occasions where off leash dogs run up to mine to bark and bite but when we speak to the office, they can’t even find the dogs we’re having issues with and tell me that “if I can figure out where the dog is living they can give the owner a notice”. Now, my question is if maintenance orders are not being completed EVER, why doesn’t Maintenance have time to go figure out where the dog lives?😂 each time I look Out my window, my work orders are still not complete and the maintenance man’s golf kart is sitting in front of his house Like he’s done some kind of work and deserves a break😂🤦🏽‍♀️.
The parking situation is atrocious, People parked In the fire lane every night, and when someone parks blocking us from pulling out, the office doesn’t seem to have any urgency to address
The issue with the car owner. Same thing with off leash dogs, absolutely NO urgency to enforce the leash laws resulting in my reactive dog being uneasy going potty outside her OWN HOME. I’m paying $2600 a month with utilities for this apartment, and I can’t wait to leave. It’s incredibly frustrating to feel like I’m paying for a place that isn’t up to par, with management that clearly doesn’t care. I’ve taken photos at move-in to ensure I’m not charged for any of these issues, but at this point, the lack of action and accountability speaks volumes. If you’re considering renting here, do yourself a favor and look elsewhere.

This company took over from Weidner on our property. I don't love Weidner either, but Pacific Crest has attempted to double charge us and give us late fees incorrectly and served us an eviction notice for not updating our renters insurance after sneaking the change into our new lease. While they have not technically done anything illegal, I would not recommend anyone live in one of their properties given the choice.

I wish time travel were real so I could go back and warn my younger self not to sign a lease with Pacific Crest. From the beginning, the Ederling leasing agent failed to disclose pet rent or a deposit, and when I sent my ESA letter, she immediately called to berate me, questioning its authenticity. After that, she ignored my emails for over a year, forcing me to have my roommate handle all communications.

The apartment itself was fine, but the building was disgusting. There was a constant rat infestation in the dumpsters, and unfortunately, my apartment was on the floor where everyone took out their trash. The carpet in the hallway, likely last cleaned when it was installed in the 1950s, allowed for fleas to flourish in the building. My cat, along with three other indoor-only cats on the floor, got fleas. When I reported it, the property manager blamed my cat, despite the fact she hadn’t been outside for months and was regularly pre-treated for fleas. She refused to treat the building unless I took responsibility and paid for it. I refused, and she completely ignored me after that. I continued to treat my cat and clean the apartment, but the flea problem persisted long after my cat passed away from unrelated health issues, likely worsened by the fleas.

This issue persisted because the property manager failed to address the rat infestation and treat the building for fleas as per Washington State RCW 59.18.060, which requires landlords to control infestations due to poor maintenance. This pattern of neglect extended to other issues, like the communal washer/dryers, which were often out of order for months; as like the carpets, they too likely date back to the 50s. When reported, the property manager would accuse tenants of breaking the machines.

Beyond violating tenant laws, the property manager seemed determined to make every interaction as difficult as possible. During our move-out, she informed us that two prospective tenants would be viewing our apartment. No complaints there, but when we were in the middle of moving out, she showed up with 12 potential renters, crowding our small two-bedroom apartment. It was a minor frustration, but part of a larger pattern of disrespect for our time, space, and dignity.

A month before move-out, we scheduled a move-out inspection, confirming the time four times via email. On the day of the inspection, we waited for over an hour, and when we called to ask where she was, she berated us for calling her personal phone, which she has listed in her business emails. She eventually gaslit us about why she hadn’t shown up, then sent a self-guided checklist. I believe we got most of our security deposit back because we documented everything with notes, photos, and videos when we moved in and out. Despite cleaning the apartment and addressing marks we had noted on move-in, the property manager tried to charge us $95 for wall cleaning, citing "soot" from smoke. We never smoked or used candles, as per the lease, and explained it was likely regular wear and tear from cooking, which landlords cannot charge for.

When we finally received our security deposit, we noticed two charges for cleaning. Additionally, a month before moving out, we discovered she had double-charged us for our last month’s rent. It took multiple emails to get her to respond about the refund, and even after move-out, we emailed weekly for over two months with no resolution. Finally, I called and spoke to a higher-up manager, who refunded us.

I’ve dealt with slumlords, but this company takes the cake. Their lack of accountability is apparent in their generic, apathetic responses to negative reviews. They target low-income, elderly, and immigrant tenants who often lack access to tenant legal resources, knowing they face little risk of legal action. I would not wish working with this leasing company, especially the Ederling property manager, on my worst enemy. While I’m not religious, this experience made me wonder if Christians got the description of the Devil wrong—he doesn’t run Hell; he runs Pacific Crest Real Estate.

I want to acknowledge the great customer service with my landlord at the Malden Apartments. The landlord is always kind and respectful, does everything she can to try and address my concerns promptly and follows up with me when there are things that require us to work together to get solved. She tries hard to make herself readily available and is great with her customer service. I have been very happy with my ongoing stay at this apartment community and want to say thank you for everything up to now. I hope we can continue to have a great ongoing tenant/landlord relationship. Keep up the amazing work and thank you for all you do.

Management failed to give me and the entire apartment building at Stream 403 in Capitol HIll a heads-up for yearly maintenance in my apartment and I walked in on 3 strangers with their shoes on walking all over my carpet floor and didn't even acknowledge me when I was visibly upset.

Gross negligence or maybe just incompetence. Me and my fiance moved out because Pacific Crest Real Estate does not respect your rights especially when they're the violators who will just leverage their position against you as a tenant to avoid accountability. Do not live anywhere that is managed by these people. They don't care about you, just your money.

(0 STARS) BEWARE. I rarely write negative reviews, but I am genuinely shocked by the unprofessionalism, lack of transparency, and dishonesty displayed by property manager Andrew Ginder at Pacific Crest's Queen Anne/Uptown Constance Manor Building. It is clear that I am not the first in recent months to address this issue.

After vacating the unit, we were ignored for months regarding our security deposit, despite providing all necessary information. We received no updates or communication from Andrew, leaving us completely in the dark. Had we not followed up persistently and even visited the property agency office in person, we likely would not have received our deposit at all. Ultimately, the check was returned by the agency itself, with no direct response from the property manager.

During our entire lease, we were responsible, courteous tenants who maintained the property diligently, despite the building’s previous issues with residents. This experience left us feeling blindsided and disappointed.

I SINCERELY URGE Pacific Crest to review their property management practices TO PROTECT THE INTERESTS OF THEIR CURRENT AND FUTURE RESIDENTS. For the sake of this agency, a more professional and transparent approach is imperative.

I moved out from Queen Anne Court approximately a month ago. Last week, I received a bill for something that is outside of my lease agreement. Not only a big chunk of my security deposit hasn't been returned, I have to pay extra on top of that. I've been trying to reach the property manager (Andrew Ginder) however he has been unreachable for over a week. They might put a nice face when you're moving in, but they would totally stab you in the back once you move out. Very unprofessional and disappointed with how this property manager works.

For future tenants, I would think carefully of renting in Queen Anne Court. My unit is pretty good for its size, but the laundry room is a disaster. Parking is often tricky, however the area seems safe enough to prevent break-ins. Water shut-off occurs very often and the property manager often unreachable.

The Grandview Apartments, 'managed' by Pacific Crest Real Estate are terrible. There is a mouse infestation, there has been a mouse infestation at the Grandview apartments for years, and it has not been properly dealt with for years. The Grandview does not keep up with extermination schedule. There is a mouse infestation due to the unlocked dumpsters. The garbage is strewn across the parking lot every few days. There is a mold problem in the bathrooms and laundry room. The main door did not lock or properly close for months. Packages are stolen constantly. The mailboxes do not lock. The hallways and common areas are filthy and not taken care of. The laundry machines are almost always broken, due to disrepair and being 100 years old. Maintenance requests are responded to slowly, and will be repaired as cheaply as possible. Instead of replacing things that desperately need to be replaced, the Grandview Management finds free/cheap 'fixes'. There is almost always standing water in the basement due to the washing machines flooding. There is a lot of turnover in management and maintenance. The current manager is physically absent, as well as unprofessional and hostile. She is unpleasant to speak or deal with. She sends a litany of texts and phone calls and nags about the smallest details. Management tries to make up new rules that are not in the lease and will try to enforce them with vague threats and harassing texts. All of this would be fine if the Grandview was honest about what the condition of the building really is (poor, dirty, broken) or what the neighborhood really is (dangerous, loud, dirty and inconvenient) and the low level of tenant care really. However, the Grandview continues to raise the rent hundreds of dollars at once, the Grandview continues to charge excessive fees for garbage and communal lights and make unnecessary demands on tenants. The Grandview will withhold deposits as if the Grandview was not infested with mice and mold, was actually clean, quiet, and properly maintained with functioning laundry and doors.
