Pacific Shore Property Management has been managing my apartment building for over 10 years. They are responsive to the needs whether it be maintenance or enhancing the interior or exterior of the building, renting a vacancy or attending to a matter that could become a problem. They handle issues fairly and display good communication skills. Everyone on their staff that I have dealt with has been pleasant and responded timely to the request. Most of the tenants have been there for over 10 years. The building is kept clean and well maintained, and the tenants happy.

I am a property owner and I hired them to manage my 10 unit apartment complex in LA. They completely missed a major water leak that ended up costing me almost $40,000 in water bills. They claim they monitor water bills but they completely failed in my case. When I asked them to pitch in for the excessive water bill, they pointed to a clause in their contract that insulates them from liability for their own negligence. Shame on me for missing that clause.

They also do not advocate for owners when their vendors (like plumbers) grossly over charge. I have heard some management companies get kickbacks from vendors.

They also failed to monitor the grounds on my property. I am an absentee owner, so I relied on them to periodically inspect the property. When I travelled to the property to deal with the water leak, I was shocked at how overgrown the landscaping was. A tenant advised me the gardener had not shown up in months, but Pacific Shore was dutifully paying the gardener every month. At first the owners of Pacific Shore insisted they were inspecting the property, but when I sent them photos of the landscaping they conceded they had not. Really bad management company in my opinion.

I don't want to waste more time responding to the misleading statements in Larry's response below. Larry's wife seems very nice in her emails, and the company's monthly reporting was fine. But in my opinion the company was negligent in the management of my property.

If I could give 0/5 stars to this property management company, I would. I'm not just someone who only writes bad reviews. I will sing people's praise if they're deserving. I will also call out things if it's deserving.

This company is only interested in their money and not about trying to serve their tenants. I've noticed that the service requests aren't being fulfilled as much anymore. They deny accountability for a lot of things. When you call and leave messages, no one gets back to you. Absolutely garbage with their customer service.

I tried to get my name off of a lease. Still trying. It's been almost 2 years of this process and they have been negligent. There's a severe lack of accountability. They do not deserve your hard earned money.

Do yourself a favor and stay away from any property that this company manages. They will take your money and leave you in the dust.

We highly recommend PSPMLA. The key to managing rentals is to find qualified clean and responsible tenants. They consistently have brought us great tenants at market rates. On average tenants have remained for 3 years plus minimizing down time and vacancy rate.

My husband and I have been renting a home managed by Allison at Pacific Shore Property Management for the last 4 1/2 years.

From day one, we were super impressed with PSPM’s level of care, incredible communication and ultimate professionalism. The home was freshly painted and immaculate upon move in, landscapers tidy up once a week, yearly maintenance is scheduled like clockwork, payments are easily processed through their website and on the rare occasion something arose, the problem was attended to immediately!!

It is our experience that Pacific Shore has the owners, renters and properties in their best interest at all times!! We highly recommend their services…

The INCOMPETENCE here is staggering.

The complete disregard for tenant well-being is astounding. Issues go unresolved for weeks, and attempts to contact management are met with silence or empty promises.

The "emergency maintenance line" is completely ineffective—they offer no real solutions. It’s clear that the management has no intention of addressing issues in a timely or competent manner.

For the rent being charged, the quality of service and living conditions do not meet expectations. The lack of accountability and professionalism is beyond concerning.

Go up
