Adding to the 1 star security deposit theft reviews. Just moved out of McKenzie Place and they’re trying to steal $400 from my wife and I when we left the place immaculately clean with nothing but three years of normal wear and tear. This is illegal and I’m still dealing with it. You’ve been warned!!! Photos for proof 🙂

Edited 8/13: Review remains 1 star as their theft of half my security deposit is still ongoing. After reaching out and asking when I’ll receive my full refund for wrongfully withholding my deposit, Tara doubled down on thinking the fees for cleaning and wall marks were needed. Pictures really speak for themselves. As you can see, the apartment was perfectly clean with nothing but normal wear and tear. Tara sent me pictures as her proof of taking half my deposit and said they needed to hire professional cleaners to “make the unit livable for the resident” lol. I added Tara’s message and her pictures of some crumbs, mostly behind the fridge, and a few nail marks to the post as her “justification” - you can be the judge and see for yourselves. The pictures after the screenshot message on 8/13 at 6pm were what I was sent as “proof” of them needing half my deposit.

If you do choose to rent from Palisade, take tons of before and after pictures and I guess try not to miss any crumbs behind the fridge. You can see the proof of my clean, orderly exit from McKenzie Place but they think they can still bully their tenants into stealing half their security deposits.

PS - we paid an extra $300 to end our lease early and my wife found the person to sublet our lease. Just adding context to not let Palisade’s reply purposefully deceive anyone!

Edit 11/15: It was a pain figuring out small claims court but I sued them and got my security deposit back and all associated court fees.

I recently moved into my new apartment managed by Palisade, and the experience has been amazing. The apartment was spotless upon arrival, and the common areas are well-maintained and inviting. The staff is always friendly and helpful, ready to answer any questions. I’ve lived at 2 different Palisade Property buildings and had great experiences!! Palisade Apartments and 700 East are both great places to live with friendly staff and extremely responsive maintenance. The buildings were always kept very clean and both in fantastic locations!

Lived with palisade for the last two years - really great time renting with them. I’m someone who much prefers privacy to landlord involvement, and Palisade has never intruded or contacted me unnecessarily. I’ve spoken to people from Palisade twice in my time renting from them, and both times were because I reached out with a question. If you’re looking for a low-maintenance rental situation, highly recommend this group.

It is such a wonderful experience. I have been living here for a year, and the living environment is fantastic. Every time I need some help, they would help me immediately! The apartment is safe, quiet, and people are so nice. Below are the pictures I took when I was in the apartment. The view in my room is so scenic! Plus, every Friday they would provide us with some snacks! If there is any chance I can come back to Madison, I would choose palisade property for sure!

Two properties on Henry Street in Madison that I walk by every day on my way to work, are so poorly kept it's an embarrassment to our Street. There has been ZERO yard work all year. Last year I sent them pictures and they sent someone out who did a half-baked attempt to clean up the "yards". There is garbage, old trash cans, weeds over six feet tall, and basically the "yards" are nothing but giant weeds, with little grass anymore. If they do such a poor job of maintaining the grounds where people can see them, I can only imagine what the insides of the apartments look like!

Using a burner cause I'm a current resident, avoid living at a Palisade property if possible. When we entered our apartment, the place was absolutely disgusting, cobwebs everywhere, black ceiling fans, wasp nest in a window, actual marijuana buds sitting in a line of dust on the side of the room. Took days for them to have someone clean it. Need to call them for any reason? Don't bother, they've had the phone muted for at least a month. Office isn't even always open during their business hours, just tried stopping in at 3:45, which was the last straw that prompted this review. Get your crap together

I've been apartment hunting and the management was very pushy for me to get an apartment with them, realizing I was uncomfortable and apologizing. It felt unprofessional and as they talked to me, they put their feet on the desk casually, like they didn't care. Should call them to verify their pricing before you see the apartments. Didn't realize that the plus on their website meant x2 aka per person. I thought it was for extra utilities, etc. I did not appreciate the rudeness after I said was not interested no more due to the location and business downtown ; just wanted to gage how it would be and it wasn't for me as well as the apartment-which looked rundown a bit in the middle of construction to rebuild things. It was an apartment with just mainly college students; tbh felt like a dorm apartment for college students only. Always remember to clarify prices before seeing so you don't waste time to tour on both ends.
