At one time this was a 5 star place to rent from. As time has gone on, the place is really bad now.

Some things that have happened:
1. Lots of cockroaches and bugs. We had to have someone come out every month or so and spray in our rooms.
2. Upped our rent to obscene levels
3. Noise was very bad from people partying. And the apartment complex never wanted you to call the police, they wanted you to call their security, which didnt do much. Dont bother with security, go to the police.
4. We got a notice in the mail 6+ months after we left that we owe 300% more than the deposit for cleaning fees. We spent 2 weeks cleaning up the place before they came in. They didnt do a walkout and said its fine. Its not fine!
5. They shut off our water a couple of times in one year. We kept water on hand after the first time, since it was over a day when the water was back on.
6. Power went out in the middle of summer.

This is really unfortunate because of a while, it really was a great place to rent. But now I would say make sure to stay away.

I moved in close to the start of the COVID 19 pandemic and have lived here since (June 2020 to now July 2022). Paying about 1300 for rent for 1 b, 1br and about 25 in utilities every month. (Original rent was 1275 when I moved in).

I haven't used the pool but staff keeps it clean and I do see people using it. Fitness room is a bit small but it has everything you need for a workout and is open 24/7 and kept clean. We also have a mail room and separate parcel lockers next to the pool.

My apartment comes with one covered parking spot (godsend in this Fresno heat) and washer + dryer (so convenient). There's a small grass area if you own a dog too. Other perks are being right next to Campus Pointe and the highway. Campus Pointe is within walking distance and has a lot of delicious restaurants and will have more yummy places coming in.

Maint staff are great and will replace your air filter routinely. The landscaping keeps everything looking great. Mgmt for me has been really good about communicating smoke alarm checks via text and notifying everyone with flyers when they needed to redo the asphalt around the parking lot.

There have been some issues with the water pipes over the past year but mgmt has been good at getting it fixed within a day or two. The apartment complex feels safe for a young woman living there like me. Security patrols around at night.

The few bad things I would say is the Savemart Center traffic can get pretty crazy some nights (grad week is the worst), so plan ahead if you won't be late to work and the walls can be a bit thin. I live on the second floor and I can hear my third floor's neighbor's child running around and I can hear my first floor's neighbor's music when they turn it up loud. You can hear your neighbor's running the laundry or taking a shower but it's easy to block it out with music or headphones. The kitchen might be a downside to some as the stove is an electric burner.

Some people have complained of highway noise but I think it's worse if your apartment is right next to it (I was in building D which is a bit further from the highway) and I wasn't really able to hear it unless I had the windows open.

Overall pretty good place to live in but the rent may be a bit steep for some Fresno incomes. The convenience of living next to the highway, proximity to Fresno State and Campus Pointe, and the other amenities make up for it though.

My first job out of college was in Fresno and I moved from NC. This was back in 2011 and I stayed at the apartment until 2013. I had a great experience and always felt safe! The staff was super friendly and the area was great. Minutes from the mall and restaurants. If your new to the area I recommend this spot!

Worst place to live for students who are new here and looking for accommodation. We were sharing the apartment(4 guys) and stayed for 1.5 months but felt that the rent is a bit on the higher side, considering they don't provide furniture of any kind. It's just an empty house with electrical appliances.

Also, we paid a $1795 ($450 per head equivalent to a month's rent) deposit for the first time and wanted to terminate the lease because the adjacent community, Palazzo, is literally the best place for you to live life as a student. After moving, they just gave us $993 back from our deposit charging us for painting and cleaning expenses!! How worse can an apartment get in just 1.5 months We felt cheated as they should've given us majority of our deposit's money back but they didn't. They also never walked us through the apartment to fill out the move-in/move-out form and see which items were damaged.

This may be good for families, but guys, please beware if you are students. They'll rip you off your money if you forget to take pictures of the apartment when you enter it for the first time.

Just go for the Palazzos. They have basically the same rent with wifi, water, sewage, trash, etc bills included within $450 (shared room between 2 guys). Best part, they have everything you need for furniture, including a study table, bed frame with mattress, a couch, a dining table, and all the appliances.

Just angered and venting out due to the injustice we guys faced. Hope you guys never face what we did.

I have been living here for about 6 months and I am very satisfied with the structure here it is very floral and has lighting at night time. The campus security is very friendly and the maintenance crew is very generous. All the appliances are up to date and we haven't had problems here. The apartments are in a perfect location next to a lot of stores and restaurants. The pool and spa is a very wonderful and relaxing place to hang around by yourself or with your kids. I will be happy to live here a long while.

If you choose to stay at Palmilla Luxury Apartments, you are making one smart and wise decision. The apartment complex are very clean and well maintained. Its a great community for a single as well as a family, you have a computer lab, pool, jacuzzi, fitness room (Very Convenient) . All staff are nice helpful, friendly and quick to answer or respond to any questions or concerns you may have. You can always count on the onsite maintenance to help you or replace anything that may go wrong, (within seconds), you have a secured gated area and security guards on duty making sure that you are and feel safe at all times. The Apartments are very quiet ( most apartments have very thin walls, Not Palmilla).... This Is A Great Place To Live!!!

Whenever I called the Maintenance, Mr.Marty Quononez is very Professional and gets the job right. Ms. Suzanne the Assistant Manager is always on top of everything. The world is not perfect but when anything fails both are top of getting the job done right away. The security Mr. Devin always patrols the area. I really feel safe when I get home late at night...Even the first time I asked for help of the new Manager. .she help me right away..Met Chris the Regional Manager 5 years ago still very warm and friendly..I feel at ease and very safe staying here....

Palmilla at Campus Point is rewarded one of the best luxury residential apartments by current residents, staff, and many alongside each and every individual that have had the opportunity to live on premises. Palmilla is conveniently located across from the Maya Theater and the Savemart Center. They are also surrounded by many restaurant, coffee shops, stores, and more! All within a walking distance.
