If you read nothing else after these words, heed them: STAY AWAY. Reposting a Yelp review I wrote years ago. Look there, I have seriously never seen so many 1-star reviews, all hitting the same points.
Seek housing elsewhere. Seek rental management elsewhere. It took months (literally 142 days) to get clear of this god-awful company. If I could award zero stars and a penalty, I would.
I feel like a dentist, because dealing with Park52 is like pulling teeth. It took MONTHS and a complaint to the BBB to get a final estimate for the costs to repair damages to the house when we cleared. Every single interaction took over a week. On at least one occasion, over a month. On a my favorite call, I had to listen to some rude fool in accounting talk over me when I demanded the return of an extra $2000 I accidentally overpaid for the next month's rent after we moved out (auto-pay not shut off in time). They run down the clock and grind people down, because they have the money and the lawyers. It's clear, some of the delays were from spite. Others were because one person went on vacation and no one else would step in. Still others were probably simple incompetence--some repairs weren't even ordered until 60+ days after moving out. Unacceptable.
We asked for courtesy inspections so we could make easy corrections (mostly young kid-damage and a scratched up section of the high traffic area of the hardwood floor). Shelena would call and say she was ready to come to the house--in a couple of hours. I'm at work, and my wife has plans. No, you can't come over without us because the dogs are there, and that defeats the purpose anyway. This happened at least twice. She was also rude to my wife (who happens to speak three languages--of which English is the third) when she finally got to the house. In 14 years, I've never once seen my wife pick a fight or get worked up. If anything, I've urged her to get more firm in her dealings with people. That right there says a lot about you, Shelena. You basically talked over her and blew off her requests to explain what you were talking about or why you were going to charge us for repairs on specific items/areas because she's not a pro in the English language. Scumbag.
A "legally sufficient" "preliminary deposit report" was literally some round numbers scrawled on an invoice which somehow added up to the security deposit plus an extra month of rent I accidentally paid. Oh look, what a coincidence. Thieves.
142 days later, after whittling away all the wear and tear and BS (carpets wear out, and they weren't great to begin with 3+ years ago, which we noted; the paint was bad when we arrived, and we noted it upon move in) and the bogus charges (I didn't make the hardwood flooring shift, the appliance refurbs were bogus, the yardwork was put in to round out the estimate) and the math errors, I finally received an invoice for less than half of the original invoice and less than 1/5 of the preliminary estimate.
TL/DR: Worst experience with any company, ever. Outright thieves and I would avoid them as an owner as well. Never saw them for periodic inspections in 3 years.
