I WOULD NOT ATTEMPT TO RENT FROM THIS COMPANY EVER AGAIN. I recently put in an application and was denied due to my having some late rental payments with my current company. Let me say that when covid hit my family, it hit us hard. Yes we were late on rent and trying to play catch up was a very hard task, but let me tell you I have never missed not one payment in 5 years. Yup, I've been in my unit for almost 5 years and each year they invite me to stay and sign a new lease. This is obviously because I am a great tenant. I have no evictions, no negative reviews, no owing of any property's. Renting over 20 years and have a great rental history of being clean, respectful, and not missing a payment. They sent me a report saying my denial was due to my rent history? Crazy right And also my credit score, which my credit score is above the 600 they require. Running a funny business they are! Really had my hopes up for the place since it was right down the street from my baby girls school. Praying for anyone who is involved with this company, as based on some of these reviews, they are no good. I would have run if I'd taken the time to read the reviews first. Be careful people!

Valarie and Parkwood Property management are the best. She's very knowledgeable about maintaining your rental properties while in compliance with every legal technicality. She knows everything there is to know about managing rentals. We've been very happy with her service and would trust her with any property that we have. I highly recommend Valerie for all your rental property needs

Run far away from any rental that is managed by Valarie, owner of Parkwood property management. She has a business model that includes pocketing your deposit. She did it with the previous tenants that lived in the rental before we did and she did it to us. We left the house spotless and in significantly improved condition compared to when we moved in. She proceeded to keep a portion of our deposit, stating the house was "just not move in ready" with nondescript cleaning costs. We spoke with the owner of the house that was unaware of this conflict and reported that the house was in the best condition he's ever seen it in. Additionally, we had the carpets professionally cleaned, which was very obvious. When Valarie couldn't find the receipt for the cleaning, she reportedly had the carpets cleaned again, and took it out of our deposit. She didn't have the decency to contact us about the carpet cleaning to clarify any questions. Again, the carpet had obviously been cleaned.

She is very sneaky with rental contracts as well. We agreed to take over the remainder of the previous tenant's lease which was 4 months. We paid for the application fee as well as background checks just to have Valarie switch things up and offer us a 1 year lease. We ended up settling on 10 months, but not after she was dishonest about the actual lease take over and arguing with her over emails. She also will roll your last month's rent in to the deposit, so be careful! You have to write her before the rental agreement is up to have that portion of your deposit applied to the last months rent.

Valarie is unprofessional and I do not believe she acts in the best interest of the property owners or the tenants. She tries to intimidate people. She jerks people around with leases and pockets deposits.

Parkwood Property Management manage my investment property from Oct 2015-Dec 2021 I highly recommend them. Valerie is by far the absolute best, very professional, very responsive and very timely. Hiring Parkwood Property Management to manage my investment property was one of the best decisions that I made, while living in Illinois they did all the heavy lifting, if something needed to be taken care of I could count on it getting done. I had the pleasure of working with Valarie for a period of about 4 months on a transaction for a mutual client of ours. From an agent's perspective, I can confidently say Valarie was among the most organized, professional and prompt property managers I have worked with in my career. She and her firm were instrumental in facilitating a smooth transaction despite numerous challenges with the increasingly restrictive local legislation.

Operationally, Valarie and her firm were very consistent in their improvement of property performance over the several years they were managing it for our mutual client. She maintained the property to a high standard of quality while balancing rapid rent growth with very little vacancy.

As a landlord, finding property management in our local market that has the qualities of consistency, professionalism and predictability has become increasingly difficult. For landlords looking for personable, credible and effective management, it would be challenging to find a better balance of services than Valarie and her firm have to offer.

I am actually really surprised at some of the reviews being left here... Honestly, from a management standpoint, I couldn't have hoped for a better experience. Katie at Parkwood has been my person for two years and has seen me through two-year leases for my house in Tacoma. I found her to be extremely wonderful, hardworking, and extremely responsive whenever I had questions. She found me reliable and consistent tenants, and although you can never predict these situations, I never felt stressed at all. My disbursements were always deposited at consistent intervals, and whenever there were issues (which there was just one with a tenant), it was taken care of quickly, professionally, and efficiently. Unfortunately, I now plan to sell my house and will have to end my relationship with Parkwood. When I received the keys back to my house, I was extremely relieved and happy to see that the condition of the house was just as it was when I had moved out two years ago. It had been cleaned and serviced... really, I wouldn't have believed that it had been occupied this entire time! Parkwood truly took care of things in such a reliable and professional way. I would give ten stars if I could, and will be leaving this review wherever I can. I highly recommend them!

Parkwood Management and Valarie do an exceptional job at managing my properties in Tacoma. The monthly reports are accurate and the rents are direct-deposited in my account. They work with all sorts of fixers to deal with minor problems that may arise all while keeping me in the loop. A perfect experience thus far especially when compared to previous property managers I have used in the area. Valerie has been great in acquiring tenants that take care of the property and pay on-time. The year-end statements help give a nice retrospective on how the properties are doing. As a result, I am very happy with the service of Parkwood Management.

We lived in a property managed by Parkwood for two years. The house was quickly made ready for a rental prior to us moving in and things broke all the time. Even Mario, the (amazing) handyman said it was poorly remodeled. We paid our rent always on time. Never had one complaint against us, yet when we moved out, we were charged $375 to clean even after we had cleaned. I’ve attached the “proof” Valarie sent me and sure, it could have been a little better....but $375! They also charged $400 for a crack in the kitchen window that we had nothing to do with. It might not have been there when we moved in, but we certainly didn’t cause it. I have never in my life not received my full deposit back. Truly disappointed with Parkwood.
