Lived in one of his Whittier properties for 1 year and 7 months. We signed a 12 month lease which ended in February. There wasn't an new contract created or any verbal agreements past the termination of the contract. We continued to pay rent until we notified Patrick of our move out date at the end of October. Landlord is now keeping our deposit and charging additional $500 for re-painting the apartment. Also charging us for leaving before the "3 year life span of paint". He stated we left early because they needed to paint due to wear and tear. Our contract ended in February, therefore we even stayed longer than agreed. He's charging an additional $2,400 for painting a 2 bedroom apartment. Within the contract it says he's not allowed to charge us for normal wear and tear yet he is currently withholding our deposit. This landlord is evasive and sneaky, praying on young families and their money. Do not trust this company. Save your money and live elsewhere.

Horrible experience, lived in one of his apartments complexes for over 2 years. Left the place in good condition. I didn't break the contract at any point of me living there and now they are trying to charge me $500 on top of my deposit for leaving. Our contract ended 2/15/23 and no other exsiting contract was put in place. Technically speaking, i did not have any obligation to stay as we left 10/31/2023, after the contract expired. So this company is stealing $2600 from me because they feel like they can. Truly disappointed. Patrick hart is a crook and everyone should know, this man will take your deposit and act like nothing happened. He doesn't care about you or your family. All he wants is money. Sick world we live in. Enjoy your comfortable life while your tenants and ex tenants struggle.
