If I could leave a lower rating, I would. Patriot Properties is the worst landlord/property management company I have ever rented from. My partner and I rented from them for a year, and it was a terrible experience.

They don’t respond to emails with concerns in a timely matter- we were lucky if we got an email back at all. Good luck!

They don’t fix work orders in a timely manner.
-When we moved in we had a 20+ year old fridge that left sitting water in our fridge and it would ruin our groceries.
-When a work order was put in, all they did was come and turn the temperature knob down. The problem persisted and they came out again to do the EXACT same thing and it still persisted.
-It took them 2-3 months to finally replace the fridge.

-Our unit had an electronic key pad to get into the unit and it constantly broke because the door latch hole was rotted and improperly installed.
-They had someone come out on 3-4 different occasions to change the batteries before finally deciding they should just replace the rotted wood and properly allowing the door to lock and close completely. This took them 2-3 MONTHS to fix.

When my partner and I moved into the unit, it was not clean.
-We spent 3 days scrubbing the kitchen cabinets because they were caked with disgusting grime (will leave photos below)
-When my partner and I moved out, they charged us for repairing the “landlord specials” they had done in the unit. They charged us for the cabinets (that were disgusting when we moved in as stated above) and they charged us for a few other “normal wear and tear” things.

They are also terrible about holding people accountable for their actions (our direct neighbors).
-These neighbors left garbage/junk/toys/etc EVERYWHERE. They knew who it was from because the only people with kids, were our direct neighbors. Instead of telling them personally, they threatened to charge my partner and I to have someone come and remove the messes even though they were not ours.
-These same neighbors were constantly smoking marijuana both inside their unit and directly outside of ours and due to the poor insulation of the units, we were constantly smelling marijuana in our unit and it was very strong. They never did anything about it, they just ignored us.

I could go on and on about how terrible and unprofessional Patriot Properties is. I would NEVER recommend renting from them.

My daughter and I moved into a Patriot Property just over two years ago as I relocated for work.

We’re very happy at our townhome ~

I've had maintenance out two times since moving and he was out the same day that I made the service request.

We love our patio area (since converted into a tiki bar) and view..

Looking forward to the Summer and patio weather once again. ☀️ 🍹

Do NOT rent from Patriot Properties!!

They bought the building I was living in, and when I brought issues to them, crickets... I had previously sent in maintenance requests to the last owners about the wall in my apartment collapsing due to the fact that there are animals in the wall and I can assume they are building a nest, which is causing structural damage to the wall, not to mention they scratch and screech all night long.
Nothing was done about this, and the wall continues to get worse and the animals are still inside.

My upstairs neighbor dumps dog urine and feces all over my porch REGULARLY, I caught it on video, and had many photos as evidence. Brought this issue to them, and they didn't respond until I followed up with more photos, and even then their response was to ask which unit was above me, and then radio silence past that. A mass email was sent out about properly taking care of animal waste, but no contact was ever made directly with the neighbors, as they continued to dump past that mass email, and left a fresh pile of it on my porch the day I was moving out.

They entered my apartment with no notice, while I was asleep. There was a letter sent out regarding new parking passes being issued, which I expected to receive in my mailbox, taped to my door, etc.. I went to sleep, nothing sitting on my tv stand, and when I woke up and went to leave the next day I saw it sitting on my tv stand. There was absolutely no notice, nor did they have ANY reason to enter to issue that parking pass.

After all of this continued to not be dealt with, I sent them MULTIPLE notices of lease termination due to hazardous living conditions and illegal violations of my tenant rights, and have still, 17 days later, yet to get any response or communication back from them.

These people are unprofessional, and their actions, or lack there of, are unacceptable. Do not rent from them.

Their only saving grace will be if I get my security deposit back appropriately... I'd give 0 stars if I could, absolutely horrid experience

I’ve had a fantastic experience with Patriot Properties! The office staff have always been incredibly friendly, professional and informative. Anytime I’ve had a question or needed assistance, they’ve been quick to respond and genuinely helpful.

The maintenance team is always prompt, efficient and accommodating. Any issues I’ve had were addressed quickly and with care. As a tenant - It’s clear that they truly value us and take pride in maintaining a great living environment.

I highly recommend Patriot Properties to anyone looking for a well managed and stress-free place to live!

I’ve been renting with Patriot Properties for a while now, and I have to say, they’re awesome! The team is super friendly and always quick to respond whenever I need something. Different account out of fear of retaliation.
My complex is infested with bugs, covered in trash, everything stinks, nothing is ever done when brought up with management. A neighbor said they haven't had a functioning washer since they moved in, another said something about no hot water for weeks, another said something about a broken dishwasher for months.
Do not rent here. Rent should be $500 a month for how trashy and unresponsive the company is and ignore whatever lie of a response they give here too. I can't wait until my lease is up in a few months.

I’ve had a really great experience with this property management company. The office team is super efficient and gets things done quickly. Whenever I’ve had a question or needed something, they’ve handled it without any hassle. Everything’s been smooth so far, and I’m really happy with how things are going. The apartment has been a great fit so far. Definitely recommend!
