Danger! Stay away from this company! They do not use technology more advanced than a photocopier. They do not want to share information. They give the minimum effort, and groomed our board to do whatever the property manager suggested - leaving us uninsured, with significant property needs.

They also hire their own family members andfriends for side jobs to get maximum price for minimum effort so they all benefit while our property value drops. I wish there were negative stars to give.

If we could give zero stars, that is what they deserve. My wife and I are both 30-year retired Navy Veterans. We own a home in Paradise Hills, in the Hillsborough Meadows HOA managed by The Paul Miller Company. In May, our tenants reported to our property manager that the HOA contracted landscaping company had broken the dining room window while cutting grass.

Our property manager notified (on 10 May ‘24) Paul Miller’s agent, Emma, of the damage and provided pictures of the broken window. Emma confirmed the receipt of the email and photos of the damages. They conversed through a few emails and ultimately, she refused to engage to provide any type of resolution and stated that the window was not their responsibility. Disappointing and unsatisfactory, as our monthly HOA fees ($175 a month) goes directly to pay for this landscaping company services for over 25 years now.

After two months without resolution, as homeowners, my wife and I were forced to engage. I personally went to the Paul Miller Company office and spoke with Susana (new replacement for Emma) to rectify this issue. She seemed annoyed and stated that there had been no reports of any damaged windows at our address. I explained that our property manager had reached out to her predecessor Emma with the details back in May. She asked me to provide any information; I forwarded several emails between Emma and our property manager.

Her reply was that she already those emails (completely contradicting the statement of no reports of damage), and that she had spoken with the landscapers separately personally and they had no reports of any broken windows from Paul Miller. OF COURSE there was no report because Emma refused to engage with the landscaping company in May! As with Emma, Susana stated that they would not look into this matter for resolution

Lastly, my wife called Paul Miller twice and left a message for Susana to call us. We wanted to clarify we were not trying to get Paul Miller to pay to fix the window, but to engage with the landscaping company on our behalf (which is what , we thought that a HOA management company should be doing). She didn’t return any of the calls. My wife was only able to get into contact with Susana after calling a third time and being forwarded by the receptionist. Susana repeated the previously-sent emails refusing to take responsibility over the phone. They exchanged some words and my wife asked for the landscaping company’s phone number. Susana gave it to her and hung up the phone. Again, disappointing and unprofessional!

Ultimately, we contacted the landscaping company directly (6 Sep 24). Within 20 minutes of calling and explaining how Paul Miller gave both us and our property management company the runaround, the landscaping company agreed to replace our damaged window. How hard was that?!!! The Paul Miller Company and all of its staff sucks!!! Not sure what we are paying them for, but it is definitely not to do their jobs. Assuming all 250 homeowners within Hillsborough Meadows are paying $175 a month, this company is getting paid more than to $500,000 a year to do absolutely nothing. Sadly, they manage several other HOA's, are collecting similar fees and they are receiving the same similar complaints from numerous other homeowners!!!

With all of the negative reviews on this website and Paul Miller’s 1.6 stars rating, I echo the question so many other reviewers have: how are these people still managing properties? With this many horror stories of unprofessionalism and complete disregard for homeowners, it’s hard to believe they’re still in business.

Buying or renting is expensive enough. Now, we are being ripped off and exploited by HOA management companies too?! The Paul Miller Company definitely needs to be investigated by BBB and any other legal authorities!!

We are truly having disappointing experience with Paul Miller Company. Their management of the Americana property has been abysmal. It seems they are unable to handle finances properly and maintain the property in any reasonable condition. Neighbors have voiced concerns about the worsening state of the property, and it's clear that things are only getting worse under their care.

When I asked questions about their management practices, they were uncooperative and evasive, only willing to release information once we were already in escrow. This lack of transparency and accountability is incredibly frustrating and unprofessional.

I strongly advise against using Paul Miller Company for property management. They have shown themselves to be unreliable and untrustworthy, and I would not recommend them to any homeowner.

Nicky Has done an outstanding job for me..Every time I called her for any issue she always went above and beyond .Nicky approved my new milgard windows, my patio extension, and a new 20 foot flag pole with led lights.A little painting need to be done on the condo next day she had it completed.

As a home owner 20 years Who unfortunately has Paul Miller company as a HoA they are terrible, licensed to steal money, Jake is joke only cares about taking money from the Hoa he is smug and lies in emails, the officer manager argued with me about the Hoa street being private she told me it was public. They don’t live in there own Hoa housing so don’t came what happens in them, if you are going to buy home or condo Paul Miller is Hoa do not buy ! They lack of managing will cost your home or condo value!!!

Paul Miller has been managing our HOA for over 40 years, and there was a staff member that had worked there for many years. We always had a hard time dealing with him. If we ever asked him to take care of anything, he made a big deal of it. Then we had a few issues recently that needed attention, and I reached out to Paul Miller. I learned that our old contact was gone, and they’d hired someone named Nicky to replace him. I’ve been thoroughly surprised by how fast she addresses issues. She jumps right on whatever problem I’ve brought her. Honestly, Nicky is the best thing to happen to Paul Miller. She’s really a valuable asset to your company. It’s not an easy job to be an HOA manager, so we’ve all got to show some grace when working with them. Personally, I don’t know how Nicky does it, but she’s the best!
