Be careful their drivers are impertinent, nearly crashed due to one of their employees driving reckless in the rain then proceeds to cus me out. If that’s people you would like to do business with by all means. People who can’t take accountability are not good people for any type of business transactions or interactions.

Rachel was impossible to work with. She dragged the application process out for several days without regard for our timeline. She knew from day 1 we had dogs and we made it clear we never had any intention of bringing the dogs with us (they are staying on a family member's farm 45-minutes away). She asked for the breeds, communicated with the property owner, and told us there was no problem. Being assured this wasn't a problem we paid to have our applications processed and waited several more days. Eventually we were informed our application was denied bc we owned dogs. Waste of time. Waste of money. And when we tried to call Rachel back refused to take our calls. I was able to finally reach her by using a google voice number she didn't recognize haha! She was rude, aggressive and took no responsibility. We asked to be reimbursed for the fees since we were denied on information the property owner already had. She said she would attempt to reimburse us and would call us back. I'm sure you can guess whether that ever happened. Luckily we found a much nicer home in a nicer part of town for half the price. We got lucky, but just want to warn people who may have to deal with Rachel in the future.

My mother rented a house from this management company, at 3256 strevel way in Sacramento, I don’t even know where to start, from the beginning she had issues with Rachel. The application process was horrible Rachel was so rude she has the worst attitude I’ve ever seen in a person before. When my mother moved out she asked Rachel to schedule a final walk through. Rachel text her back and said ‘why would you want to be there ? So you can explain all the damages your daughter and grandchildren made to the property? It’s concerning you’d want to be there to do the walkthrough and I don’t want you there distracting me.”
When in fact there’s no damages at all!
But now my mother can’t have a final walkthrough of the property with the management company. It’s crazy the amount of disrespect this thing Rachel is putting my mother through. The deposit was $2050 of course she would want to do a walkthrough!!

This is absolutely the worst renting experience anyone could ever imagine beware!!

I used to view property management companies as being interchangeable, price being the primary consideration. Now, after having now owned residential rental property for several years, I realize I was mistaken. Like with most things in life, you get what you pay for and I have learned that not all property management companies are the same. PCH has been great. I have found them to be professional, responsive, and proactive when it comes to managing my property. Since I started with them, I have received all statements and tax documents in a timely manner. PCH has always informed me promptly when a repair was necessary, or if some other matter needs my attention. On the two or three occasions I have had to meet someone from PCH at the property, the staff has been on time, even though my property is a fair distance from their office. When the tenants moved out, PCH found quality new tenants very quickly, and much sooner than I had expected. Even though I have come to learn they managed a number of different properties, I have never felt as if I was treated any different as an owner of a single property, as opposed to a large commercial building. Finally, everyone I’ve worked with at PCH has been pleasant to deal with. And, for my money, all things being equal, I prefer to do business with people I like. Absolutely no complaints.

PCH Property Management has been my management company for a few years now and as an 'out of area' property owner, they have relieved me of common landlord problems like emergency repair calls in the middle of the night and things like that. They have always been very responsive to my tenants needs & requests while putting my mind at ease in respect to getting any repairs done in a timely manner.
THIS year has been quite different for me, as I decided it was time to sell my properties. I wasn't sure who to hire that I could trust, then Sondra at PCH said that I should speak with James, one of the partners at PCH. It made perfect sense to have James in charge of the sales since he knew the properties already and he has a vast knowledge of the area and the current real estate market. That was the best decision ever! James took care of everything, making sure each unit was in good, salable condition & having some things repaired or replaced. He was my eyes for this project, updating me along the way with pictures & phone calls. I trusted James completely and he didn't disappoint. Each unit got multiple offers just after a week on the market.
THANK YOU James for your hard work! You made this daunting project seem effortless for me and I truly appreciate everything!

PCH is a great property management company. After driving in our moving truck across the country, we arrived in Folsom one day ahead of schedule. PCH was able to contact the property owner and get us into the rental home one day early. They made us and our dog feel welcome. During the rental period, PCH addressed some minor property management issues promptly. They ensured that a broken irrigation head was repaired quickly and they helped to coordinate the replacement of a faulty water heater. They also helped us to set up and administer our automatic rental payments. Thank you PCH!! Best regards, Ben

PCH is the worst management company, don’t rent from them if you don’t want to be constantly ignored when issues arise with the property. As a tenant I have been asked to repair a mold issue with the bathroom, when this is not my home! The appliances the property came with, have all malfunctioned and PCH expects for me to pay for an appliance that is not mine. My home came with gardening services per the contract, the fence fell in JANUARY, and PCH is finally acting on this 4 months later. For the fence workers to come in and be able to complete the job, some bushes that are not my property have to be trimmed, and PCH has told me that if I don’t want to be fined $500 I need to hire a gardener out of my pocket!!!! PCH lacks customer service skills, and the management is aware and they still do nothing.

I am tickled with your reply, and will forward you the numerous emails that have gone unanswered. And the text your lovely Sandra telling me she will fine me $500 for the damn bushes. Mildew on the walls and paint bubbling up is not a cleaning issue. Good day ma’am 😊
