Avoid Persea Apartments – Not Worth It

I lived at Persea Apartments for 15 months, and it was one of the worst living experiences I’ve ever had. Here’s why:
1. Crime & Safety Concerns: I witnessed five separate domestic violence incidents and frequently saw sheriffs serving warrants (photo attached). Police helicopters hovered over the complex at all hours. The neighborhood and the people this complex attracts feel unsafe.
2. Noise Issues: The lack of noise barriers is shocking. I was told my walking disturbed my downstairs neighbor. The traffic on North Santa Fe Ave made it feel like cars were driving through my apartment. And the garbage truck shaking the entire complex multiple times a day was unbearable.
3. Poor Construction: These are supposedly new units, but they’re terribly built. Water was shut off at least five times during my stay due to construction issues. Bottom-level units regularly required sandbags during heavy rains to avoid flooding.
4. Unpleasant Environment: Furniture was constantly piled up at the dumpsters, making the property look trashy. Harassing leasing agents made dealing with management stressful.
5. Unwelcoming Area: Directly across from the main entrance is a sex shop. Enough said.

The common areas might look nice, but don’t let that fool you. The apartments are garbage, the neighbors are sketchy, and there are far better places to live for less money in better towns. I moved from the East Coast and didn’t know better, but you’ve been warned. Keep looking—this place is not worth it.

Friendly and helpful staff! Beautiful and well maintained amenities. Fast repairs and service. Nice community events. The apartments are comfortable. The only items that are challenging is there are not a lot of places to walk to, the rent is high, and the hot water takes a while to get hot.

My family and I have been at Persea since 2021. The entire Persea staff is amazing, professional, and caring. The leasing staff is very friendly and caring. Lauren (leasing assistant manager) is amazing; she is a very caring and helpful person. She has helped us out in the past with concerns that we had. Persea is very lucky to have her as well as Carol (leasing manager). They are very understanding and have great customer service with everyone that I have seen. The maintenance team has a fast response to work orders that I have requested in the past. The cleaning crew always does an amazing job of keeping the property clean at all times. The amenities are great; we love that they have a 24-hour, two-story gym. We enjoy the different events that they host throughout each month. I was surprised that they have garages (only for certain apartments); it's not common to see new apartments with garages. Persea is also next to Stater Bros., some restaurants, a pharmacy, and four schools.

I've lived here for almost two years, it really was a nice place at the beginning. I would've given it four stars if it stayed the way it was. Overtime this place slowly became undesirable for any renters out there. I'm moving out of this place soon and I want to leave this final review for anyone looking at Persea in the future. Please be careful when considering renting at Persea.

The constant noise disturbance and trembles in my unit has forced me to find places to sleep outside of my own apartment. Its an ongoing issue for over three months that hasn't been resolved by leasing office. If you want more details I have previous review below.

I have friends living in Persea in different buildings. They had to call the police for witnessing domestic violence just recently. I've also seen police on site several times. The safety of this place is really starting to fall. On top of that, there's been many incidents of peoples' packages being stolen.

We used to have a strict no smoking rule, I'm not sure what happened but whenever I step outside of my apartment at night I immediately smell weed half of the time. I've even seen people smoking outside in public space in broad daylight just one block down from the leasing office.

This is a pet friendly community, its very unfortunate and gross that people stopped cleaning up after their pets. The smell used to be only concentrated in the park and certain buildings, now they're pretty much everywhere. People have their dogs urinate on the staircase. Our stairwell is very small, so the smell lingers for a long time.

I recommend checking through recent reviews of Persea if you're considering this place. Please renters, be careful with this place.

Since my last review, the noise had not subsided. The unit causing noise disturbance at moved out only for another unit to start blasting their subwoofers in middle of the night. On top of that, my unit has a constant low hum rumble that goes on for 24 hours everyday that I've reported 2 months ago and it still hasn't been resolved. They still don't know where its coming from. I've attached a video in this review with a recording of the tremble from the bass with a sound meter. It goes up to 60 decibels in the bedroom. (That's similar to the vibration of the engine of your car. Imagine sleeping on top of it.)

I used to live near noisy neighbor in my previous places, and this place is the worst out of them all. This place is not habitable. Do not rent here. I haven't slept well for over a year, and the noise problem only seems to get worse.

There's a rule here for quiet hours and disturbance during at hour of the day, it is not being reinforced at all so everyone just do whatever they want. Even if you contact management or courtesy patrol nothing happens.

In short, this place is very noisy, and if you happen to live next to a neighbor that blast their subwoofers during quiet hours your only option is to move or wait for them to move. At this point I'm exploring legal actions. Save yourself the headache, look elsewhere for residency.

It looked nice when I was apartment shopping so I chose to rent here. However, the complex is poorly maintained. The over reliance on apps is also annoying.

The materials used to construct the apartment buildings are cheap and noise between neighbors and floors are a constant issue. I can hear my upstairs and next-door neighbors closing cabinets, walking around, and watching TV at all hours of the day.

The app used to open the driveway gates regularly stop working in the evenings, so you'll get stuck waiting for someone to leave so you can slip in.

Many of the pedestrian gates don't actually lock, so the complex is "gated" in name only. I've encountered various homeless sneaking into the complex and drug dealers hanging around waiting for their customers.

The amenities and common areas are often trashed, with residents not being held accountable. Folks moving out will leave bulk trash in the dumpsters on a regular basis, blocking access to the dumpsters, and the additional bulk pickup gets billed to the remaining residents.

Guest parking is always full because some residents treat it as free parking instead of paying for an additional spot, and the apartment management doesn't fine or tow.

At the end of your first lease, the management will try to raise your monthly rent by $300-500 a month and cite "market conditions." There are plenty of other apartments in the area that have availability and at a competitive price, so this is obviously the management hoping people will renew out of convenience to make more money off of us.

North Santa Fe Ave is also highly trafficked, so noise is constantly an issue. People race their muffler-less cars and rev their engines down this street throughout the night.

Find somewhere else to rent. This "luxury" apartment is a scam.

The management obviously doesn't care about actually managing the complex or taking care of its residents. Just look at how many of their responses to reviews start with "Dear valued resident."

I have mixed feelings here but I want to focus on the cons because a lot of these reviews are leaving them out. I will say: the units themselves and the amenities are great. The staff is some of the best I’ve ever worked with.
But, I would be incredibly hesitant to live in this area again especially as a young woman with a small dog.
-This area is questionable at best. They told us when we moved that it’s up and coming, probably so they could charge us $3600 to live here. It is not - we live next to a sketchy dive bar and watch bar fights from our living room and have watched drunk drivers leave the parking lot and total cars that are parked on our street (a lot of these cars are residents, as parking in the complex is limited and expensive.) I would never ever leave the gates of the complex after dark. You will not spend a single day here that you don’t hear sirens going by, a helicopter announcing a loose suspect, or mysterious explosions that sometimes get close enough to shake the apartment. We watched a man get arrested at gunpoint right beneath our bedroom window as we were tucking into bed. I literally used to live in downtown Seattle, and I felt more at risk here than I ever did there.

-Package theft is a huge issue, if your package even makes it to the correct unit. Our neighbors had a sign taped to their door begging for deliveries to not be left at their door - which no one listened to. The gates are nice, but obviously not effective. We have also seen homeless people hiding out underneath the stairs that led to our floor. Parking here is apparently a big waitlist, and it is expensive ($40-80/month). I would be so cautious about leaving my car on the street, due to the drunk drivers/likelihood of a break in.

-For my dog owners, there are a lot of reactive animals that live here. I have a small dog and was constantly worried about the large, aggressive dogs that walked around the complex. A lot of the owners are quite responsible about it, but wrong place wrong time and things could have easily been scary for my pup. Some owners are less good about it. Be cautious.

The units are beautiful, but for such a high price point I would much rather live in an area where I feel comfortable. We moved to a place 2 miles from the beach, same square footage, and are saving close to a grand.
The one thing that really truly deserves a shout out is the staff. Wonderful gals, so helpful, and for 99% of our experience they absolutely exceeded every expectation. The move out process really disappointed me though.

**Outstanding Review for Persea Resident Apartments**

I recently moved into Persea Resident Apartments on 8/16, and I couldn’t be happier with my decision! The amenities here are absolutely fantastic and truly elevate the living experience. The pool area is beautifully maintained, perfect for relaxation or a quick swim after work. The weight room and yoga studio are well-equipped, clean, and spacious, offering great options for staying active and healthy right at home.

The conference rooms are a huge plus, providing a quiet and professional space to work or host meetings. The mail room is also very clean and well-organized, making it easy to retrieve packages without any hassle.

Overall, Persea Resident Apartments have exceeded my expectations with their thoughtful amenities and high standards of maintenance. It’s a wonderful place to call home! Highly recommended to anyone looking for a modern, comfortable, and convenient living space.

We've lived at Persea almost a year and while the amenities are amazing, our favorite part of living at Persea is the Apartment Life. The couple who manages "Apartment Life" hosts fun and welcoming community events several times each month. We've made new friends and had great times. All of the staff is so friendly. The office staff makes you feel welcome, the maintenance staff makes you feel important, and the cleaning staff is relentless in keeping our community beautiful. We're so happy to call Persea home.
